- This was a flip that we ended up renting and then had issues with the city and our yard! I don't think the yard was that bad but the city did not agree. I thought we had fixed everything but....

I think its irresponsible for a municipality to require grass lawns...especially in a place as dry as Greeley. They should encourage low water and low fertilizer alternatives, zeroscape whenever possible
That crossed my mind as well.
The city of Greeley will compensate you a certain amount if you Xeroscape A certain percentage of your lawn/yard. They have a class in the winter you have to take. But Greeley does encourage its citizens to Xeroscape.
@@temperlore6938 He says in the video that at least 50 percent of the lawn must be grass. He was told only 50 percent of the lawn maximum can be xeriscaped. That's a lot of water that the city is demanding residents use for grass, by mandating grass. Was he misinformed by the city?
If I got fined $2k for weeds there would be a flaming bag of dog shit on the enforcers or mayors porch. I'd want to know who complained as well. They'd get a bag too.

As you kind of mentioned....you need to find out if other residents/businesses are going through a similar situation. You also need to speak to your attorney either way because it really seems like Greeley is targeting you and your businesses.
You are obviously being harassed by either a neighbor or by the city. It's time to report all of those yards you showed and demand action. Two can play this game.

Last time a situation like that happened to me we went and took 100 pictures of unkempt properties of the city owned within 4 square mile of our place to the city councel meeting and they dropped all fines and cleaned up their properties

Nothing is worse than the HOA. They can foreclose on your home if you’re behind on your HOA fees.
There is probably some sort of public record request you could submit to the city the number of people being fined for weeds.

I left almost a decade ago to the south for many good reasons. Colorado in general has become severely policed and code enforced..they will nickle and dime you for every single little thing they can. They always make paying things as difficult as possible and everyone you ask for explanation of processes will give you a different answer.

What exactly have you done to be on the city's hit list? Oh wait a minute, I've figured out what upsets the city: when you call them out in your videos for having double standards and giving city properties a pass. I'll bet there is nothing in the city ordinances spelling out how much of the yard must be actual grass by percentage.

My HOA sent me a letter implying that they wanted me to dig out the individual weeds in the lawn. Yeah, Not happening.

I refused to go to.said hearing; sent my lawyer instead... They added fines and told my lawyer I was a disinterested lazy homeowner
Lawyer appeals and I drove around to all the town properties and took pictures. I submitted many many complaints on all if the cities properties over the course of a few months
Guess what?
I got a very curt apology letter and what amounted to a cease and desist letter
Told them I'd happily oblige for no fines and for the town to stop being childish and Karen like over lawns
Plus Having just had my way with the corrupt building inspector and getting him forced into retirement plus half his crew they begrudgingly gave in
No one's been fined since 2021 and I pissed off half of the new residents who think parts of town are trash with weeds in the lawn and now they can't pay folks off to get illegal zoning for Airbnb or being forced into using his shady contractors 😅

If the tenants are renting shouldn’t they be responsible for the yard? We are currently renting while we are waiting for our home to be finished and it clearly states in our lease that the yard is our responsibility and if there are any fines by the city for the yard then we would have to pay them.

The responsibility always falls to the owner for it getting done.

There are always a few people who work in these municipalities that harass only a few tax paying homeowners or rental owners and charge them with unnecessary fines. People need to start writing letters of complaints to the Mayor's office and their City/County manager, plus have a record of evidence and photos. It is just egregious that they are giving you this much hassle when the temperature is very hot and one is not supposed to waste water! Just shameful.
Yep I would make sure my attorney gets a copy of this video or pics of the city properties. Mark as I have said before the city of CO has it out for you for some crazy reason.

I left the big city because the street I grew up on was considered poor every house on the block had kids it was wonderful to be a kid there we blocked off the street during holidays and put tables and chairs in the street big buckets of ice with drinks all the bbq you could eat, now the yards are mostly fenced no kids live there all houses are rentals that once we 200 a month are now 3000 a month.
Completely devoid of life no one even knows the name of the neighbor.
Now the exact same thing is happening in small towns too.
Freedom has vanished completely from America.

When did code enforcement get summons or citation authority? Look up your State code and find out who has enforcement capabilities. It's not code enforcement. Code enforcement only has jurisdiction over commercial property.
I would REALLY like some of what they are mainlining bcuz ir has to be the best stuff on the planet.....

This is the thing I hate most about America now, cities now behave as if they are HOA's.
Small rural town I was told I could not keep a car I was working on in the driveway the city in no way should be able to call anything on owner occupied property blight totally up to the owner of said property, why else own.

Lesson learned, Mark? Now to remedy this; is it possible? A letter to the judge? Or just pay the fine? This code has been approved by the city’s council. THE CITY FROM MY KLNOWLEDGE AND EXPERIENCE DOESNT BOTHER NON RENTALS THE MAJORITY OF THE TIME. RENTALS ARE THE MONEY MAKERS AS FAR AS REGISTERING THE PROPERTY, HAVING CITY INSPECTIONS AND REAPPLYING FOR THE RENTAL LICENSE ANNUALLY. AND YES, FINES.

Very bizarre, hard to believe they care if you have some weeds as long as it's mowed and looks green. And then to fine you $2,000, when you sent pictures even though you couldn't make it. Unbelievable.

Like states be addicted to cigarette taxes cities are behaving like HOA's because they think the higher the price of housing the more tax they can charge never mind the quality of life is now zero.
So they would much rather a ton of herbicides in the ground. Dont want them fining themselves. They will then raise property taxes just to pay themselves. Its all about the revenue.
The city assumes that all landlords are living in different cities so are not local voters. No one cares what happens to a landlord. They would probably never harass a homeowner/voter like they would a landlord.
There can be no doubt that this year will be worse than the last. I lost a lot of money last year as a result of making bad investing decisions that I would not have made if I hadn't been so worried about my portfolio. I think that the landlord needs to mow (and rake) the lawn. I do it for the tenants (I own 27 rentals). Isn't it time that we landlords actually help our tenants?
P.S. If the responses are going to be negative, may I suggest that those of you who don't want to mow the lawns of the houses you own, that you forget becoming a landlord?

You need to force the city to make everybody else get front yards now. Why would they bully you and nobody else. This is the kind of thing that’s gonna happen to me when I get a rental property. they’re going to be hard on me about every little thing when all of the current landlords in the area are going to have all of the same times but they’re gonna get away with it and not have to front yards.
