    I got a tiny portfolio, just 2 rental homes. Got HELOC on the primary and got 100k to invest, but now cant get a mortgage. What am I doing wrong?

      I'm not a mortgage broker. From experience, mortgage qualification is a function of income vs. the debt carried.
      The more income you report on your personal income tax return, the higher the amount of mortgage loan you can get

    I think I've met with 4-5 mortgage brokers and can't even get financing on my first investment property...how do ppl get 5 ?? Income to debt ratio too high with my current job and mortgage

      The basic premise of getting financing in Canada is to have income reported on your personal T1. If you have sufficient income reported, you can get as many properties under your name as you want.
      Not necessarily good news, but that's how it works here.
