    PMac, This Indiana geologist recognizes a sand spring. Someone placed topsoil on top what looked like... strips of sand. The sand lens is trending upslope somewhere... and when it rains, the water flows through the sand until it pops up through the surface. There is water upslope, pushing the water within the sand upward whenever it gets a chance. If it is just grass out there, don't worry about it but don't even think about building anything down there or digging around there.... And it is likely not a "flood plain" just a water saturated sand lens. Again, don't go digging around down there, you will regret it.

    Pat, as a Stormwater engineer, you might need to consider putting in an underground stone bed or underground basin. It sounds like you might have a groundwater problem whenever it rains; the water table might be really low there.

      Random pond related stories: my grandparents bought a property on the side of a mountain. When they bought it, it was virtually in the middle of nowhere. They had 3 big ponds built on their property. A few years later the government claimed part of their property to build a highway on. One day nutria's ate away at the side of one of the ponds enough for it to collapse and flood out the highelway. Everyone in the area was on the highway claiming their fish. Lol

      Best way to increase property value. My parents had a little place in the country with about 20 acres, mostly wooded with a small creek. We timbered half, leveled and partially started pond walls(lot harder than you think so we had pros come in for that). The cost of machinery rentals and hiring the actual pond builders was less than $60,000 but the property value with the pond and rec area increased more than 5x the cost.

Guaranteed fish, no boat required for salmon fishing, but out on a guided boat you WILL catch 50-200 lb halibut.

    Just poor drainage. You could put in a relatively simple well-point system in if you wanted to build a large structure, or a drywell would dramatically improve the flooding and you could probably put up a small garage or something similar in size.

  • @Helo1able
    @Helo1able 4 ปีที่แล้ว

    AJ is completely correct. The previous owner and/or realtor is legally obligated to divulge the information concerning the flooding of the back yard, prior to the sale. Here's an important protection for homebuyers: When owners sell a property, they’re required to disclose information about its condition that might NEGATIVELY affect its value. If they willfully conceal such information, they could be convicted of fraud in addition to being sued. Selling the property “as is” will not exempt them from these disclosures. I'm thinking your flooding issue in the rear of your property will make it hard for you to re-sale it. Maybe contact an attorney Pat, who knows what your final position on the subject really is, till you do. Good luck.

    Build a pond on it. Stock it up with some fish. In the midwest catfish, maybe some crappie and bass. Have some fresh food anytime you want. Bring a few beers and a hitter while you fish. In the midwest we have a saying. If you're not catching fish. You can atleast catch a buzz.

    You could pay to dig out a drainage field, a large enough one should enable your land to hold a lot more water. They come out and dig a "tub" 8-10 feet down and backfill it with wire mesh and gravel and top it with topsoil so you can regrow grass. It may enable you to build on the land nearby once compacted properly.

    Flood plains are a tough deal. You could always dig canals or trenches away from your property. Good luck with those geysers, sheesh.

    I'd check your gutter downspouts. Good chance they were installed wrong and they've got buried pop ups that are clogged, overgrown with sod or improperly installed. Be an easy fix too with some drain work.

    Al you need to do is put in 4-6 inch tile probably every 100ft or so and a pump and that will keep it dry. More than likely you have a spring or something there and the water table is high.

    Springs like that make it easy to maintain a pond. You could make a killer bass pond down there if you hired the right people to help you get it set up.

    I’m not to that “cloud nine” pat was referring to, but this whole conversation was hilarious 😂 but AJ at the end, that whole fishing to boating story was honestly awesome!! 😂 He was being so damn honest, almost felt bad for him, but only after I was done laughing uncontrollably for a few mins! Being sea sick sucks! Thanks fellas, that was great!

    Pat i have the perfect solition for you. Use tour environment. Make the spot where the water comes up a bulb garden. Plant flowering bulb plants there and as they mature the roots willdig deep and mitigate flooding in that area. Surrond it in some nice stone work and you have a garden that takes care of itself

    Looks like every new housing development in the middle of Florida, I worked as a Off-road Dump Truck driver back in 97 and we would be the first ones on the land and so many now have sinkhole problems because we were building on swamp land and it's only time before sink holes begin popping up. Imagine going to sleep and never waking up because the earth swallowed you and your bed! It actually happened in Tampa, talk about a nightmare!

    Insurance does an assessment and would have know you were in a flood zone and your insurance will be higher. Same as a home in tornado ally or on the coast with hurricanes. Dig a small retaining pond (maybe 30 by 20 about 10 foot deep)on the back side of the property and do some trenches filled with stone and plant sod on top so it’s hidden leading from area you want free of water. Then plant some plants that love water around the retainer pond to hide it. Rent a back hoe like 500, rocks are a couple 100 a ton, really no need for sod cause the grass will encroach on the dirt over the suedo French drain. Boom standing water issue fixed in a afternoon.
