The Nissan truck transmission is better than the trans in their sedans for sure. CVT trans or ok for newer vehicles in relation to MPG.

For transmission, drain and fill with new fluid, will extend life of transmission, I would NOT flush transmission. If you maintain those nissan transmissions they last longer, ideally drain and fill every 30,000 miles

That farm pond and trap looks like a disaster. Yeah build a house right where you have to worry about monsoon flooding every year. No way.
