Pretty fair and informative throughout. Only thing I'd say is that experts like Rightmove and other businesses within the market are very unlikely to ever provide a negative outlook on the market in the build up to a crash or a correction. You are right to point out the differences to '08 despite some of the surface level similarities.

Good point. I guess the official data on completed sales is a better source. The only problem with the housing market is that all the data is delayed so you're usually a month or so behind. It's hard to get information in real time unless you work directly in the industry.

Hey, sorry to go off topic. Just curious, what's your take on the recent developments on SPI Energy? The Edison Future pick up truck looks pretty cool 😎

Sorry for the delay, I hadn't been paying too much attention to SPI energy recently but I've just checked out the updates with Edison Future. The truck looks pretty good. I would be interested to see how much interest they attract once they start accepting reservations. After all that's all lucid motors had when they were valued at around $50 billion (a bunch of pre orders). Market cap is currently $125 million on SPI. I still have a position and would consider adding more at these prices.

Property market cannot go on increasing in value for ever. Expert’s keep talking about supply and demand. But demand depends on price also. So experts tell us please when is it going to end?

I agree, It can't continue at this rate and it's a system that has always operated on a boom/bust cycle. I would day were closer to the bust stage than another boom but I still think it's a couple of years off at least. Affordability is a big factor though and wages are not inflating as quickly as property prices.

What about all the people with second houses as holiday retreats? That's why people can be a home less !

Yes, second homes are a factor. I actually saw that some councils are restricting new build properties so that they can never be sold as a second home. I guess if that's successful it could be rolled out elsewhere in the country.

All the houses in my area are sold within days.....4 days for the one round the corner about three weeks ago.

It was the same here in Devon. I have enquired about a few more properties this month and it does seem to have cooled off a little but but whether that will be enough to see some downward movement I don't know.

The lending market is very different now from 2008, Rightmove says. But human greed remains the same and U.K. regulators have a spectacular track record in failing to spot the obvious in Britain's opaque financial industry.

Yes and greed will always get the better of us. It's just a question of when.

So strange it plays back fine at this end. Can you make it out? or it's impossible? I'll make some more tweaks

The s&p500 had NOT been flat , and has outperformed propert prices

Agreed but something like the FTSE100 hasn't performed as well even though its bounced a little since I recorded this. Plus the gains in the property market are magnified because of the leverage used. Someone putting a 5% deposit down is leveraging their investment 20x.
