The broker needs to adjust her professionalism to reflect that. She should never show something that isn't rent ready. So that's her reputation, and why she didn't use the company name. She knows that she's sleazy and just out to make a buck, regardless of whether the product is of good quality.

I don't understand why you need a broker or real estate agent to get you an apartment I'm in SC and we don't do that here. Fill out the app pay the $25-$100 application fee pay the deposit and first month and move in thats it.

As an owner or landlord, it is your job to wade through the huge number of applicants including any credit or background checks. Also the landlords were elderly so it was easier to hire a middleman. Some properties will only rent through a broker for many reasons.

bad verdict ! who the hell is gonna pay for a rental that still needs repairs and is not fully ready yet ? this judge was biased because she too is a landlord and she is out of touch with those who have alot less money than she does . in my neck of the woods landlords do not demand payment when necessary repairs have not been done . and the realtor should not had been allowed to keep the fee because she did not find a place that was fully ready for a new tenant .
Noo, the place was supposed to be move-in ready and wasn't. The couple went ahead with moving in, showing good faith. They were ready to pay when the friggin sink was functional. Broker fail, landlord fail, judge fail.
Where the couple went wrong was moving in which means they accepted it, so they've gotta pay the rent. You can't move in knowing what you know then say " nah, I'll pay you when this gets taken care of."
