Some HKers now think having trees anywhere in vicinity is the worst thing ever. Trees are valuable and pleasing on the streets and U.K. residents appreciate them very much. If you don’t like trees, then stay in concrete jungle in HK. Now the facts; roof tile - 1. Slates, 2 concrete tiles, 3 clay tiles. Slate are the supreme material for roof tiles. Most expensive & durable only found on older houses, 100-150 yrs Victorian, Georgian type. You won’t find moss or lichen grow on them because of solid structure and they last a lifetime as old as the house. Concrete & clay tiles are latter years materials. These are porous material where moss spreads via spores. Spores are airborne. Therefore, they land & grow anywhere especially in favourable condition. Damp, less sunlight ( north facing or if constantly shaded by trees). By appointing a professional cleaner to clean the roof & gutters once in 2 years is fine. No big deal. But you can prevent moss growth by laying copper or zinc strip on roof ridge for severe cases. Even so, concrete or clay tile has warranty for 50yrs. They will not crumble to pieces. And the houses you’ve shown so far either concrete or clay tiles. As for tree leaves, they get blown all over the place whether there are trees or not. Unless you live in a desert. So the tree in this video is well away from the house planted by the council to give curb appeal. Embrace it.

60年屋，預左以後有好多野要整。此屋看來賣前都翻新左一下，特別係窗門都換成雙層玻璃以保溫。但係所有的牆內60 年前的都係使用好簡單的材料保溫，如果現在加裝保溫棉又非常複雜耗費金錢，所以一般的舊屋都唔會去整，如果當地的地價貴，就乾脆推倒重建。冬天時摸牆感覺凍冰冰，這種牆好容易走暖氣，冬天的暖氣費用成倍增加。另外呢間屋的屋頂好似係使用木瓦，無論使用木瓦還是使用缸瓦，叫人清潔千祈唔好用高壓水槍清洗。因為高壓水槍清洗的木瓦容易飛脫損壞，而瓦片也會容易引起損傷，表面上的一層鈾質被高壓水射落後，以後的青苔就會越生越多。其實青苔根部好少，一舊舊生長在瓦面上，好容易就會脫落，叫工人使用掃把或其他的硬物清潔即可。這裡要特別提醒大家，請人去屋頂做嘢，如果用水清洗，屋頂會滑到飛起，碌落黎啲工傷事故時有發生，一定要問清楚工人有無買工傷燕梳。因為萬一跌一個人落黎，你賣左間屋都唔夠賠。

這間屋車房， 似雜物房多個車房，而且要經過長行才可以泊車入内， 又沒有電閘門 ，這自然會選擇泊 outside。 但在冬天， 如果落雪車泊露天， 開車是否麻煩， 要搞一輪才開到車。

你好呀，多謝你的分享，想問下如果買二手屋有extension 的，屋主有冇法律責任要提供做extension 前申請的所有approval嗎？律師會將呢啲approval的文件和屋契交給新買家嗎？如果做home survey的structural survey，surveyor 會檢視所有extension 附唔附合申請做extension的approval 嗎？

个屋不錯但是冲涼房地下不应該用hardwood因为以防水氣和万一水浸。
通常 浴室地板可以採用膠質仿木地板， 似木之餘 亦可防水。
