  • A salaried employee who purchased a flat at Lodha Upper Thane - Casa Greenville - talks about the heavy price he has paid for the misjudgement induced by Lodha's sales office, and their refusal to take no for an answer.     They will make you think if you step out of their office without paying the token. You will be missing once in a lifetime opportunity and the price of that flat will skyrocket or will be sold out.
    It happened with me multiple times but the trick is never carry your card or cheque to avoid these things

    Disappointing from lodha builders and HDFC home loan for unnecessarily troubling and exploiting home buyers like Prashant, they are purposely ignoring his grievance and playing hand in gloves.
    Lodha builder and HDFC home loan should be penalised for such shameful act, instead they should compensate him for causing mental torture to him and his family.

    No one will help you Mr. Prashant, ONLY you can help yourselves. Mumbaikars known for the overcoming fighters in every situation. In Mumbai you will be unable to do anything to LODHA. Hence I suggest you put everything on TWITTER every day, where you can TAG everyone Whom you like to, RERA, CM Office, Entire Family of Lodha and Their All-Projects Name. Only way to deal with such Dramatic Developer. you will get the Result in 2 days. And my advice is NOT LISTEN anything from them and DON'T DELETE any post from TWITTER. Try this...

    Really sorry for this person. He is going through unnecessary torture when Lodha can easily manage his case with almost no damage to both parties. He is in financial ruins for no fucking reason. This person is very strong mentally. He is through so much shit and still so calm. I really want this person to win over this situation. Rao Sahab kar do yaar Inka kuch.

      Builders don't want any resale. Otherwise they can't hike the price of their new projects. When selling, they say that you can easily sell your flat with a agood profit in future. But you will never be able sell it because of the system that builders have created.

    Best Thing is manage your finances first and decide a budget in your mind which you are able to manage.
    1. Never Ever Book a flat in first Visit No matter what is the spot offer ( as it will be always there)
    2. There is nothing called limited stock it took builder or marketing company around 5-6 Month to sale 1 flat.
    3. Go for resale or ready to move in property because in case of any financial problem you can sale and clear the dues .
    4. If you have not seen atleast 50 projects in that area do not book anything because you will get idea only after roaming in the market.
    5. Sales Guy from any builder office is there to do his number and earn incentive he have nothing to do with your finances and your problems so if someone say i am there for you dont worry its a clear sign that you should be worry because after one month or two he might not be there he is just an employee.

      totally agree. Forget about the sales guy, even the builder will move on after selling the property. It's better to do months of research, and visits before coming to the final decision.

    Remain strong Brother. Don't loose hope.
    This is your Absolute worst case scenario:
    1. Lodha has taken your money let them have it forget about it and Forget about the flat.
    2. You are still a skilled educated person look for opportunities generate revenue for yourself and your family. Let this bitter lesson in life remain just that a Lesson which you should generously use to educate others about dangers of Loans and Builders.
    3. HDFC had given loan against the property let them recover the amount from the Property. And forget about that too. Send them a legal notice about your inability to pay and give them the freedom to recover from the sale of the flat.
    Change your number and contact Address so that you don't get pestered by these Rats.(no offense to Rats)
    Don't spend your days with burden on your head work bit by bit for a better future even if you have to start from zero. Those things which are out of your control let them be as is.
    You body your mind your time is still under under your control use it to secure your and your families future. Actively generate awareness about what has happened to you to as many people as possible.
    🙏A slight shift in perspective makes a hell of a difference.

    Similar thing happened with one of my friend while during covid and it was with Godrej Property, the RM and the Team on side said that he would have to take a hit of around 3-7L as they will be selling it to someome else. I friend could not take the hit of 3-7L, he emailed the top management like the CEO of Godrej Property, President etc. Within 3 days things got sorted the top management understood the pain and directed it to the Project Head and he just lost of the stampduty, Rest was refunded to him within 1 month

    3.42 - regarding refund, you should immediately consult a lawyer well verses in this builder domain. Seems you have not done

    As For Lodha,.... If you believe in your product why the fear of not refunding the amount as you should be confident that there would be enough customers for your product...

    Loan on under-construction home should be charged at personal loan interest rates so that customers are discouraged to buy it. Only completed property should be financed thru repo rate loans. Let bulider take Working capital loans and do construction and pay interest like every other manufacturing facility

    Let us all boycott Lodha and HDFC completely . HDFC could easily take posession of the Lodha flat or resell it or transfer posession of the flat or even find another buyer who could take over this loan..

    Any purchase requires due diligence. One should not go ahead in closing the deal till then. Its not only property but even when purchasing anything from mall. Those placing of goods on shelves are meant to attract you. That’s law of nature.

    It's sad and disheartening!
    I will suggest you leave off everything and move on.
    Biggest life lessons:
    1. Never ever fall for these kind of Spot offers. Halwa hai kya?
    2. No mistake of that HDFC bank guy. The higher management would have threatened them if they were unable to recover the amount then they will face some horrific consequences. Like Getting fired
    Felt very sad about your situation. Hope in life people never face such situation.
    But if in any given scenario if you could able to repay that loan. Then repay it. Make sure you repay it. Because Immiteadely after repaying you can sell that flat, maybe at 90-100 lacs.

    Dear Sir, I extend my heartfelt sympathies to you for the horrible and unfortunate situation that you have landed into. You as a ordinary citizen will not be able to comprehend or even anticipate the modus operandi of these big people. I am really feeling very sorry for you to an extent which I myself cannot count. My Only advice to you is please do not buy any property from the big names like this one. You have many small builders who come up with small projects which are really good in every respect and you are not bound by any such terms and conditions and they are cheaper. I learnt this from a similar bad experience from Hyderabad. After hearing your and many other people's similar story, I have really decided to not buy anything in Mumbai even though I have ready cash to buy a 3 BHK upfront. Thank you once again to highlight the dirty games played by these notorious brutes.

      @@rajughosh6173 that is what he explained he made a mistake of falling into loda's trap. these salesman are engineered to fool you and he like many other innocent people fell for it. People who don't have a house like him are very eager to buy one and these builders exploit this very thing. but if you go beyond bhayandar Mira road vasai virar you will find ready flats from other people or investors because these projects completed years ago and still unsold. last time I met someone he said you can get a flat in vasai for 4-6k per carpet if you count an average of 5k then you can buy a 3 bhk that is 1000 carpet area flat for 50lakhs. at this price 2bhk will cost you 25lakhs 500 sqft. why are people flocking to thane and beyond? it takes same amount of time to travel to city by train.

    While all Builders are the same and cannot be trusted. We also have to be vigilant and also aware of the risks associated with buying an under-construction property. Some rules you should follow
    1. Always prefer a ready-to-move-in property. What you see is what you get
    2. Buy a property only if you have 12 months of monthly expenses spare. ie. if your monthly exp is 50000. you should have 6 lakh of emergency funds in your accounts post paying the down payment
    3. your monthly EMI payment should not exceed 30% of your salary. if it does it will be a burden
    4. be very very very careful buying a flat if you have only one source of income. Especially if you are salaried, if you are in a comfortable position today, don't think you cannot be fired. We all just get carried away with current comfort ignoring future challenges which might come The risk is real.

    All these big builders and HDFC have Nexus. If you go to HDFC they can approve any loan amounts within checking you capacity and after than you will be in trouble.

    File a case with all facts in Lokadalat. You don't need lawyer. Submit a typed application with all facts. You will get refund.

    Sir ji aisa hai, pehle to aap NAA bolna sikho. Agar apko time chahiye tha to aapne time lekar achhese samjhdari se book karna tha. Uss time pe bande ka dimag kam nahi karta kyon ki hum flat ke bareme soch rahe hote hai, isme koi kuch nahi kar sakta, ek baat samjho, har koi business kar raha hai koi saga nahi hai. Aap better uss flat ko resale karo.

    Down pay atleast 80 percent with your own money. Loan should not exceed 20-25 percent.
