    This owner is very wise, to be offering 3 to 6 months contracts. That makes this property very appealing to first timers/new comers that want a nice home base to work out of.
    A major failing point to a bunch of these properties is they only want one year contracts, which makes them pretty much useless for short timers.

    In addition to the manner in which this rental's interior is equipped and furnished, the topside deck area is an appealing and clever feature. It was also very nice to get a trio of waves and smiles from Janet during the tour. 👍

    Much better than "average". Love the bathroom and kitchen. Rent terms are not unreasonable. It has screens!

    Nice place, thanks for sharing Mike and Janet. Another video topic idea that may be of interest to many expat viewers is the cost to build in the Duma Valencia area. I know for my wife and I, we know we can live a good comfortable life on 100k pesos per month. In saying that, this video is a good example of, if a person were to cash flow and build 4 units like this then you would be set with 100k passive cash flow per month. It seems in other areas the low estimate of a build with engineer is around 30k/sqm. Of course you can skip the engineer, pay an architect for plans and just cross your fingers and hire a foreman only along with laborers for potentially lower all in costs.

    It sounds like its above Valencia. How long does it take to drive a scooter to Duma from the property. 25k seems like a decent price and 3 Months would be a good starting lease to make sure you like the area,

    Really interesting to see. I scratch my head since this is a new construction I wonder 'why is everything so tight? 2 more feet and there could be space between the dining table and the person working in the kitchen so people aren't bumping into each other or squeezing in. Why not ceiling fans so you don't have cheesy wall or floor standing fans? Why not put an outlet on the bottom of the wall so you don't have a cable running up / behind the TV. Little things like this make places so much more comfortable / livable with an upscale feeling at such an incremental cost.

      the pump was being used to water and wash the wall thru the hose outside when we visited the house

    I heard no dogs no roosters, A+. it is a very quiet place overall, A.. nice kitchen with big refrigerator and big freezer and a four burner stove with an oven and decent counter and cabinet space, A.. I am from south Louisiana and I love to cook some good south Louisiana food and freeze the leftovers and that is a decent kitchen.. most places I saw in the Philippines I would have to redo the kitchen with lots of add-ons and add tables to make more counter space.. nice bathroom and nice bedroom with a c, A.. nice big screen TV and couch, A.. I will have my own couch with a fold-out bed and big screen smart tv..I can put my TV and couch in the bedroom because there is plenty of space.. I will also buy solar generator and some solar panels to run my refrigerator and internet and smart TV and a fan because I know there are power outages and sometimes they last all day.. I will also have a gasoline generator for emergencies.. anyway I could hook a generator up to the pump system to have water during a power outage? .not enough good outside area to put my jacuzzi tub and my barbecue pit and my outside burner to cook jambalaya and fry my seafood, C.. do not like that small dirt road and a parking area without a garage, C.. I give it an overall grade of a c+..you showing the place and Janets camera work, A+ & 💯%. it is a very doable place especially with the short-term rent agreement and of course I think every price in the Philippines is negotiable..I wish you would show the approximate location on a map because I am looking for a place in the mountains where it is cool but accessible to dumaguete with a good road.. my fiance and myself will live in the mountains but we will go to dumaguete sometimes and rent a hotel room for a few days.. I will have to talk to some Americans or English or Australian or anybody that can speak fluent English.. I never meet a stranger and I like to shoot the bull..I would rather have a house with a nice kitchen and a carport and an outside patio area.. I know the renter pays for the electric but what about the water? Is it free?.. does it have internet or access to fiber optic internet or any internet?.. I love the rooftop patio and it would be a great place to have a couple of three finger of Jim Beam and water the afternoon.. I would have to navigate that's deep stairway very carefully on my way down especially after a few drinks.. might just put me a cot up there so I can sleep in case of a Jim Beam emergency..hehe.. After I arrive i am thinking about getting starlink internet.. you can take it with you and it works anywhere even in the mountains..I really like this channel and I really like the way you all show the places and give great information👍👍.. hello from south Louisiana🐊🦞🫕🍺🍻🕺💃🎻🥂🫕🫕🦞🦞🐊🐊 and we are having a heat spell with daytime temperature 100 degrees and the heat factor to 114.. see you in a couple of months and I wish I was in the Philippines now so I can cool off..hehe..

    With a better (safer for older bones) staircase and some shade up there. It would be really nice to relax up top.
    During my last trip. I learned the value of a balcony or outside seating area with a view.
    I'm a morning coffee person.

    Place and price looks perfect for me, if and when I retire in a few years. Praying for a company buy-out and then I can live like a king on my company pension and wait till I'm old enough until I can collect SS pension. Don't think I could live there year round though, I'd miss the states. Probably set up a place in Florida I could return to, or bring my new wife too, just in case we're blessed with child. I'd want our baby to be an American by birth.

    Not a bad price if you are only doing a 3 or 6 month rental. Just a little bit out of the way if you are first moving there. Prefer something closer to Duma. Nice video. Makes a better video with Janet filming and you talking as posed to you just walking and talking with the camera

    Two things:
    You have mentioned about the gas tank being outside on several videos, but aren’t they always outside?
    It wouldn’t be safe nor up to code if the tank were inside, would it?
    Second, you have used the term “flush” toilet a few times now, rather than toilet.
    Are no flush toilets a Filipino thing?
    I know holes in the ground and a bowl to scoop water can be found in Thailand, but is that a Filipino thing, too?

      some cheaper rent units you pour a bucket of water into the toilet...homesplaces the gas tank is in the kitchen

      I'm surprised building inspectors would approve a dwelling as "livable" with an indoor gas tank.

      Take your phone and punch Google and write Manilla Dot Property rentals houses and apts..then your journey looking at rentals will begin.. you can actually do that with any town in the Philippines.. I've been doing it for five years but I would really rather watch Mike and Janet show the property because they do such a good job and I plan on living in that area especially in the mountain area.. I will do my solar for the backup and also have a solar generator and a gasoline generator.. thank you Mike and Janet for making the rentals a much more pleasurable experience 👍👍😎🤗🍺🍻🏖️🏝️👌
