    Seems a new build is almost out of the question if you want to live east, closer to the ocean at least in So FL because there's no land anywhere to be had east of Federal unless you get real lucky. You covered this well in #3 but it seems most new communities are out west. When I bought my house in Charlotte it was brand new and still had that new house smell which was great lol. Awesome points you make here Tanner thanks for sharing!

      If you want to live out east in a new build, You'll probably have to settle for a condo or a townhome. However, if you have millions of dollars to spend, you can buy a lot and have a custom home built. But that's not not very practical for most people.
