I think that a lot of the financial advice can be simplified to: Don't "invest" money in Thailand that you can't afford to lose, whether it's in a business or a house in your wife's village. Even if you marry your childhood sweetheart, your marriage can go south after 20 years. And, with respect to building a house in a village, even if your wife has immense love for you, if you need to sell that house to pay for medical care or nursing home care, you won't be able to, because there is no market for used homes in rural Thailand. I'm not saying don't build a house or start a business, just that, if you do, you should work from the assumption that you will never see that money again.
Going by your other channel the biggest mistake of them all is falling for a bar girl.

Can't say I am an expat. Since 2008 though I travel amd teach all over Asia. Did build a beachfront house in Vietnam. But knew my wife for 10 years before marry and 3 more before building. Built in Vietnam. So good advice.
My other advice no long term girlfriend for 1st year. Explore the new country, cities and such. Dont fall for the first lady who gives you attention.
Many expats dont do the hard yards before deciding to move to Thailand. Things like owning a home, savings, assets, investments. If you have these things, budgeting is not needed. I plan to live in Thailand as a permanent tourist. The ones who say you cannot live there like a tourist usually have none of the above like this fella.

Hi Jon. I am going to moving from the uk to Chiang Mai in the next couple of weeks. I was wondering if you knew what the jobs are like out there? I have applied for lots of remote jobs that are based in Thailand but if that doesn’t work do you know places that would take foreigners on board?
So true I was careful to assess what life would be like and did alot of research before moving to Thailand, I was just jumping around trying to find somewhere I wanted live. I totally avoided the party scene. Oh you can so easily spend like crazy as when you first arrive you are still thinking in western dollars when you first get here. But once you get a feel for the average cost of things you slowly learn to create a budget. I am so glad I had a 12 month travel insurance policy when I first arrived as I ended up in emergency surgery in Bangkok and that was an over 600000 Bhat exercise. Though hospital care was great. Depending on where you live and how you live it can be costly. I recommend having some hobbies and interests just to manage your mental health. Oh business investment in Thailand is risky. Yes there is both Thai scammers and western expat scammers, you have to be very careful, though I am lucky I have never been scammed here since I have been living here but one dodgy taxi driver that my Thai wife got stuck into and after involving police he had to let us out without getting any money. I suggest rent in a few different areas for extended periods and then gradually you might find your peace. I like Chiang Mai as I love being surrounded by Nature.

EXACTLY! I experienced the same thing and it took about three or four months to figure out the REALITY of NON tourist prices and shopping.
@@beverlyweber4122 Yes you adjust over time and eventually get into a way of living that suits you I think.
Avoid prostitutes, soi dogs, driving and wai ing first unless very old or monk. Biggest mistake is over staying, just dont.
