Foundation cracks: insurance companies are ruining home inspections

  • Should you hire an engineer to evaluate every foundation crack, regardless of size? That sounds like terrible advice to me. Yet, that's the advice given in a recent article in a trade journal for home inspectors, written by an insurance company. Home inspector insurance companies have a lot of influence in the home inspection profession, and they're making home inspectors paranoid. They're making home inspectors afraid to do their jobs; at least meaningfully. I think that if insurance companies had their way, home inspectors would call for further inspection of every single component in the home.

    Thank you so much for making this video. I ran into a devastating home inspection yesterday at a dream house after 6 months of searching and multiple lost bidding wars. 2 bowing walls with a fine horizontal crack

    I totally agree with you. I've quit hiring inspectors because all they do is repeat the issues I already know back to me and give me zero advice on them because they are "not qualified." If they truly aren't qualified they should not be inspecting homes in the first place. I've seen enough and learned enough I do my own inspections now. Or I directly hire an engineer for their time, its still cheaper than an inspection.

    Home inspection report shows Minor Foundation Cracks and the inspector didn't refer us to Structural Engineer. Should we request the seller to have Structural Engineer inspect and repair?

      The cost for a structural engineer to come out and look at your foundation is likely lower than the cost for a high-quality home inspection. The best of both worlds is to make sure your home inspector is a licensed structural engineer.

      No concrete does three things: drys, shrinks, and cracks. I would only be concerned if you see additional movement.

    It's an old video, but thanks for keeping it up. Insurance companies and basement renovation companies (and general contractors) see us homeowners as milking cows. They make us think we should repair hairline cracks that don't appear deficient and charge us thousands of dollars for it

    Vertical cracks are not as big of a deal as horizontal cracks. Horizontal cracks show movement. - Josh, Site Tech Home Inspections, WA State.

    I used to help make them concrete walls and you can make em without cracking and strong as anything. When the concrete is poured you use like a big massive vibrating tool that takes all the air out.

    QUESTION: If the inspector did not include the crack of the foundation in his/her report, are they liable for the repairs to the foundation?

    Im a flooring contractor, I get called out for water damage.
    Look at outside i find holes roots and cracks.
    The hoa has a pat answer, you did not seal slab.
    I could seal slab with epoxy and water would roll across slab and damage the finished floor.

    As they say there are 2 types of concrete. One that is cracked and one that is waiting to crack

    Should I stay away from House with small Horizontal Crack about 2miters length and I see underground water stream going through the lot but not under the house ?

    At this point finger blame game society, this is out of the scope of my sop's and I am not an expert,
    Just enough knowledge to be dangerous with this level of knowledge and certification, I am feeding another in the food chain, this is your basement crack and you know the history of this crack.
    During my 2 1/2 - 3 hour stay if the crack changes then I am out of there, see ya, Ethier way engineer gets a referral,
    No time for Judges, and Attorney's society pays as it turned on itself. No more Mr Nice Guy.
