    This was one of the developments that really wowed me when they were sharing the brochures. That road to Singapore can be so badly jammed up that you can be stuck on it for over 3hrs during a Sunday rush. Not sure for those who want to use the edl ..
    Pricing and size wise you may be right, it could be catered for Singaporeans ... This may not be for someone who wants a weekend home though.
    The materials used are really nice though.
    Awesome review again Sean

    Why don't I spend 1million to buy a bigger landed house in JB which is also very convenient to get here and there?

    • @iherng
      @iherng  5 ปีที่แล้ว +4

      It's really up to individual preference actually. Some might not like the compound of a land area when you buy landed, some might be annoyed by the hefty monthly maintenance fees. Some enjoy the view, some really prefer security!! Hahaha.

    You no talk about maintenance fee? Have you been to MK10? Private lobby, external balcony with ceiling to floor glass panelling, 3mil for >3000 sqf.
    JB? No thanks, mont kiara better. Also why the sink so small? (Dry kitchen)

    • @iherng
      @iherng  5 ปีที่แล้ว

      I don't talk about maintenance fees because it can be revised by the management every now and then. I've been to MK 10 but I didn't made an episode on it.
      Thanks for watching Anna=)

    Dear Sean, thanks for the wonderful videos. Of many condos and apartmemts you had shown, I see one indeed common thing in all of them - where do I put my clothes???? ~ gowns, dresses, pants, denims, handbags, my husband's jackets, tux, ties etc.... This unit that you showed doesn't even have enough space to make a walk-in wardrobe. All these developers build bedrooms that don't have space for wadrobes. It is terrible. They expect a mother with teenage sons at home, running into another room in a towel or bathrobe to get clothes from the other room? Shoes!!! I think all these builders wear only 2 pairs of shoes max - that is why they are rich right? Imagine, a mother-in-law, 2 daughters and mother herself, how many shoes there.... The builders never thought of that. They expect only 20pairs of shoes by the entry door for the whole family.
    Anityer thing is, I wonder all those engineers and architects sleep on their job? They build a HOUSE for at least 4 person living inside, some that are partly furnished with kitchen cabinets, the fridge space they still remain space for 2 doors fridge or max 520L capacity. It is rediculous.

    • @iherng
      @iherng  5 ปีที่แล้ว +2

      Hi there! As brutal as you sound, you're absolutely right!
      There's an element of 'livability' missing in new projects. Mostly developers pay attention to 'marketable' items such as longest swimming pool, 100 facilities, and etc instead of focusing on smaller items such as towel holder location, storage room for mops, and the list goes on.
      However, I would not put the blame on the professionals but your concerns should be dedicated to developers. How could they design a proper kitchen when they don't cook at home right?
      Anyway, I really appreciate your sharing. Thank you very much=)

    • @iherng

    Mostly condo around ciq is over priced... But of course Foreigners like HK, Spore will found it reasonable price... So as Msian tend to invest as return rental.. Emm.. Rugi kaw kaw... Just the interest and Maintainance fee for a Rm 1.5mil condo will cost u a 💣.. In another words the person who rent the unit is the winner.. Coz the owner is paying high interest and maintenance fee for u for free

    • @iherng
      @iherng  5 ปีที่แล้ว +2

      Yupe. I do agree on the price which is not exactly for local buyers. At this current context of economy, rental these places seems to be awesome deals=)

    • @ericeric2580
      @ericeric2580 5 ปีที่แล้ว +4

      Totally agree ! Who buy who rugi . Who rent who untung.
      But some agent will say... The property value will going up in future. Can earn a good property value in future . Eg 5 years value go up min 20 percent .
      Haha . If cash so much dun know put whr . Buy cash . Then ok ?

    • @iherng
      @iherng  5 ปีที่แล้ว +1

      Hi Eric. Not necessarily rugi lah. At least it hedge against inflation.
      With the current supply of highrise in JB, appreciation of 20% might be a bit tough. *judging by data
      My rule is to always leverage on 'other people's cash' when it comes to investment=)
      Thanks for sharing your view yea.

    Note to developers - 1) fewer but larger rooms please - modern families are getting smaller, no longer 3 generations in one household, people want luxuries such as walk-in wardrobe etc, not multiple tiny rooms. 2) we do not need FIVE (!) bathrooms - even if you have 5 people in the household they do not shower or shit at the same time, also nobody now have time to clean FIVE bathrooms

    Built: Bad workmanship with lousy finish
    Service: Bad (common lift lobby [i.e. B1/B2/B3] and inside the lift - the aircond is forever off so it's super stuffy)
    Location: Traffic is very bad every weekend, can't go in and out of the condo at all (jam up to the entrance from checkpoint) a one min turn end up at least a half an hour if you are lucky. Not to mention long weekends and public holiday/SG school holiday
    Expect electricity bill to be super high due to aircond h/p is high (5 & 3hp) and the land title falls under Commercial Title (hence electricity rate is 2.5 times higher than residential)

      This project has the highest price tag currently for JB highrise currently lah. So most probably it's a 'showcase' or 'buy for display' kinda property where people buy to display their wealth.
