As a WA investor I have just started investing in Victoria with exactly the 5-10 year mindset you mention, the Warren Buffet mantra of be fearful when others are greedy and greedy when others are fearful rings true. Here in WA the median house price is above that of Melbourne, the market is crowded and competitive making it hard to find decent properties/returns . In Melbourne the opposite is currently true......don't believe that will be the same in 5 years time so have backed that decision with a couple of purchases........I won't die wondering!

Just asking, but when you say we have a "shortage of investors", are they people who build properties only? Because if that's true what you're saying makes sense. Otherwise....we are not stupid.
Are you aware of what’s happening in the world financial area? Germany has collapse and now America is about to surprises with a massive financial downturn which will affect Australia.
we can only hope so, if only for the sake of those young people who just want to get a roof over their head but don't have rich parents to give them a helping hand
lets face it guys. we've all done well from property-but only because we have stollen from the kids. its not pretty, or fair. I just hope they dont get their revenge when by changing the taxes etc when we all need it most (when we are really old and vulnerable)

We literally bought housing commission homes for next to nothing, helped with tax breaks and now we rent them back to kids (40 year olds) because the government doesn’t provide housing commission homes for them. The truth is ugly. Let's not pretend we live in a 'free market', it's a government supported ponzi, and governments change over time-so buyer beware.

With vacancy rates being at historic lows, rents have skyrocketed. More investors would mean more rental properties and less pressure on rents
Disagreed. An exodus of investors gives a chance to first homebuyers to buy a home. If investors leave, property doesn't disappear in thin air.
