Also, please note: not all counties have permits/inspection information on the same website as property information. Here in Jacksonville, FL, for example, the building department website and the property appraisers website are totally different. The building department is where you need to go to get information on all of the permits ever pulled on that house, and all of the inspections ever done on that house. If a permit or inspection is not on that official building department site, then the upgrade did not officially happen (in the eyes of insurance companies, banks, and potential buyers).
But cash flow comps are Useful for properties under $150,000 ? Is it needed to build a list of quality comps( 2-1, etc) average those and use that average cash flow rent/ month , etc etc? Thank you, im learning.🎉
