at about 8:30 we discuss an example where theres a 240k balance 9% interest note, the investor wants to buy it at a discount for 200,000. if the investor buys for 200k, and the note stays paying 2400/mo, isnt that 14.4%? 2400*12 = 28,800. 28,800/200k = 14.4% not 12%. however, 28,800/240k = 12%, but the investor didnt pay 240k right? Am I misunderstanding or did he misspeak?
Question is whether there are extra federal and state securities registration or can it be just a regular LLC ior c corp? It is very important to know what new person need to do. Thank you!

@@garyengelman7867No. in a land contract the seller holds the deed until the final payment is made. This is different from a deed and mortgage transaction where the buyer gets the deed and makes payments to the seller.
You just showed me how unattractive promissory notes are as an investor. Thank you! It's a very big risk and if you have to enforce the note, your only options are to take a 20-50% loss... that's insane! Much better to invest in a high yield account instead. Btw: this is also a bit of click bait. You said 12-15% returns and then your example is for 6%. Tbh, the only chances of getting 12-15% would be with strangers and that's even more of a risk!!!😂😂😂
