You have so much space and a full basement for holiday decor so the larger nook in your attic can be a cute fort or reading nook for your kids. That is if it can be climate controlled. The second one can have pull out shelves/ drawers to hold toys and books.

For the larger cubby space, build bookcases on the sides, flush mount lights above, paint it to look like the inside of a tent or tree house and have a cozy, secret reading nook filled with kids books. We had a space like that under some stairs when I was little and it was my favorite space! Beanbag chairs and some blankets--easy to pull out and use in the main space too. Later, you could make it permanent storage for decor, but let the boys have a special little space while they are young!

I agree, a little fixed window looking over the void, a mini door, window, and mail slot. You could go hobbit hole theme, jungle hut, Mexican theme or cutsie cottage.
There will always be kids/ nephews/ grandkids etc. to delight in such a space.
Maybe give Roman and Juston permission to be creative and surprise y’all.

If you have extra space in the addition make a closet that you can roll a Christmas tree into, if you want you can leave the decorations on, just put a Christmas tree bag over it to keep the dust down. Others have suggested holiday decoration storage in the attic, that would be great, but one of the best things would be secret play rooms for the kids. My sister in-laws folks dedicated a crawlspace to be a big sandbox for grandkids to play with Tonka toys . I think you might have a spot in your basement that could be a similar thing. If not sand maybe a ball pit, or a sand table for " farming "

The problem you have with your roof is that the rafter is putting all of its downward force onto your pony wall, causing the point where the rafter meets the wall to want to spread out and collapse the highest point of the roof downward. Normally, this is counteracted with the ceiling joists between the second floor and the attic serving as collar ties, preventing the outer walls from being able to spread outward. But because you have a pony wall, the point at which the roof meets the wall is several feet from the nearest joist, creating a lever. Adding the diagonal bracing was a good idea, but now the outward pressure on the wall is only being restricted by some structural screws and the new pony wall over a non-load bearing section of the structure. You need to add another diagonal going in the opposite direction to keep the load over the outside wall and ensure that the little diagonal you have isn't trying to support the roof from splaying out by transferring the load onto a ceiling joist that is several feet from the outside, load-bearing wall. You then need to add perlins to the underside of your rafters to deal with the snow and wind loads, and then you need to add collar ties near the peak off the roof to also help avoid the roof splaying and to help distribute the load evenly across the whole roof.

Cole, if you do a board&batten finish on all your newly built knee walls you can hide doors seams. That would let you add a hidden cabinet doors, so you could use all the space behind the wall for hidden storage bins. Those bins would keep holiday decor easily accessible but out of sight.
ALSO, one of the larger cubbies is beside the loft. You could make that a kids hidden cubbie with a bookshelf secret door, and make them a peep hole to look down from the loft. OR if youre really adventurous make a platform to a fire pole. Your kids could crawl into their secret hideout behind a bookshelf, then turn right to the platform over the second floor landing to take the fire pole down a floor.

I remember clay pipes. Tree roots love them. I had a 1920 Craftsman style home in SW, IA. After several clogs and sewer backed up in the basement, I had to bite the bullet and replace the original clay pipes in 2004. The worst part was that the very functional retaining wall had to be breached and that part of the land was never level again.
I am sure, although adding zeros to your remodel budget, all the fixes and addition of new sewer and footers, will give you so much peace of mind, especially in the future.
As for all wonderful storage in the attic, I am confident that with 2 boys and Nave loving to decorate, especially for Christmas, you will have no problem finding creative and functional uses for those spaces.
I bet your ancestors are looking upon you with great admiration.

For the support, use a glulam beam with a sandwich of metal plate. Just find a spot to transfer the load down to and you are good to go. Hide things in wall cavities and faux beams. think of glulam beams wrapped in cedar across the ceiling to span. You can get rid of a lot of braces this way.

The reason your view out the windows is so great is because of all your hard work cleaning all the crap up on the property! Good job, Cole! Under the half moon windows you could still do those triangular supports, enclose them making a window seat. That also could maybe turned into storage if the supports didn't interfere. You would have to take into consideration whether it may put the windows too close to little kids and thus be a hazard to them.

  • @amywright2243

In those knee wall spaces, I would build big rolling cabinets that fit in and look like cabinetry but you can pull them out, turn them around and they could have padded tops so you get extra seating and storage you can reach instead of a cramped room with limited access. Think like cabs under stairs.

As far the attic voids, you may consider building some large wood pull out drawers and store whatever you need in them. I would also ponder using 1x6 lap boards for the pony walls. Those add to structural strength and will not be fighting constant cracks in drywall. Plus they look much better in my opinion, not to mention it is not that much area to cover being they’re only 3’ to 4’ tall. Doing that would also make the wooden drawers or doors in various storage areas more seamless.
May also consider having garage “detached” and connected by enclosed breezeway. Would minimize the tie in issues to the house I would think, plus having a wide enough breezeway could serve as a mud room area being you will have muddy boys coming and going real soon.

Omg about the concrete footer! That totally gives me massive anxiety! Our home is 68 years old and we bought i in June and first week of January we both got the flu and found out all the sewer lines had collapsed in the kitchen and laundry room. This was before the tunneling and replacing pipe under a concrete foundation started being a thing. We had to move back out and live in the back of the house with plastic floor to ceiling everwhere. We were so sick as they were jackhammering up the concrete. It took a clean up company a week to clean up that concrete dust in the front of the house. Had the heating and all ducts professional wrapped but then cleaned anyway after it was over. Then had the patio dug up as the line ran right under it. Repoured it in spring. Massive disaster. High fever, chills, cough and blazing headaches and jackhammer noise! A total nightmare. Add to that we had 2 Rottweilers to walk and potty through it all. That was 25 years ago now. Thank God it’s over!

What will you use the attic room for? How often do you expect to use it? There are lots of plans for pull out drawers in which you can store things like kids toys, or blankets and pillows. You could also put in built in book shelves, that actually pull out and you can store items behind like bins like Christmas decor. We have a small (much smaller than yours!) cabin and storage space is at a premium. We have book shelves that pull out and we can pull them out and keep bins of seasonal decor, sleeping bags and infrequently used items in there.
