A major component of buying real estate investments is lining up the financing for it. It's pretty easy financing your first 4-10 rental properties with a traditional loan, but what do you do after that?

for first time investors do you suggest this direction.... this was something I wanted to start with
Unfortunately, this program isn't for first time home buyers. You need experience to qualify (owned at least 1 property in the past 2 years). This loan product is actually best for experienced investors who already have a lot of properties and can't qualify for more loans.

You can get a hard money loan for fix and flip the property, then refinance with a long term rental loan!
What are your thoughts on using a hard money lender for the down payment on a rental property?
Why not just DSCR your initial portfolio out of the conventional financing, and then reset your 10 count?
