    Just got my first Airbnb in the Upper Peninsula of Michigan and having a sauna (everyone pronounces it sow-na here) is pretty much mandatory for the area. I'm already liking this short-term rental business because I never justified the cost of a sauna in my primary residence, but now I get to use it too at the rental property. Nice job perk!

      You can justify the investment personally if you see what the health benefits of saunaing 3-4 times weekly for 20 mins at 170 degrees.

    Solid content. Differentiating between increasing marketability versus increasing ADR.
    Specifically your example about the pool heater was solid. The differentiation argument is key. You spent a couple thousand more but instantly stand out.
    Also the pool cabana argument. No data , but you know people will enjoy shade and everyone in the hotels wants it... So if you offer it, you stand out right away.
