  • Americans moved around a lot over the past two years, and those destinations also happen to have the highest inflation rates in the U.S. The relationship between migration and inflation has strengthened significantly as more people relocated from expensive coastal cities to more affordable metro areas, according to an analysis released by Redfin. Phoenix, Atlanta and Tampa are among the metro regions seeing both hot inflation and the pandemic’s surge of home buying.       Think of two main goals. Find out when to sell stocks to reduce losses and maximize gains to start defending yourself. Be ready to profit when the market turns around by doing the second thing. A broker or financial consultant should be consulted, in my opinion.

    The market and the Fed consistently underestimate the sticky nature of inflation. The markets are still unsure if the Federal Reserve will continue to its plan to raise interest rates until inflation is under control, despite the fact that bond yields are rising while stock prices are falling. What is the greatest strategy to take advantage of the current bear market while I'm still deciding whether to sell my $401k worth of stocks?

      Even though there will probably be more pain in the future, investors should look for stocks like Royal Philips NV and Alstom SA that have been sufficiently battered down to be a bargain or get a great portfolio manager.

    My next door neighbor in Phoenix sold his house to an investor 3 weeks ago for $515k. It’s now up for sale for $715k. I blame people moving here but the investors are the ones truly ruining our market. Pretty soon states will be taxing real estate investors significantly (25%+) I know Dallas was talking about not allowing investment properties for now.

      I vow I will NEVER sell to a giant investment management company, such as BlackRock. If low average and middle class homes continue to be bought up like stocks and the average Joe and Jane get priced out, we will truly become a renter nation and upward mobility will become a thing of the past. I would feel like a traitor. I will sell to a single home buyer or family. Period.

      Yup, that's what's ruining California, they use the cheapest cabinets, flooring from Home Depot, paint them white with grey exterior, and charge a ton for them, there's no normal way of buying a house now, only investors.

      Yes, there are natural forces and limits in resources that will come into play...perhaps sooner than later. When it does, everyone will act shocked and point the finger everywhere except at themselves. Phoenix has been pushed way beyond it's capacity to provide water in the long-term to it's existing residents, let alone the ones that are flocking there now. The hubris of humanity is just too much.

      Na. It's not Tampa you have to worry about; it's Naples and then going around the ocean front area to the other side. The outer bay is at risk but the inner bay and inland, not really.

    I've lived in Atlanta for 40yrs and I own my car outright. I only buy a tank of gas every 2mos. My property taxes have doubled due to the increased valuation of my house, but I'm not selling it so otherwise I haven't seen higher prices. Food spiked for a few months, but it's settled down due to competition among the Grocery Stores. it is however a totally different story for someone looking for a rental or to buy a house here. I have a friend who has been looking for a year and he hasn't even had the opportunity to make a bid. Corporations and Investors swoop in and pay cash ...end of story. 46% of our Real Estate sells to Investors. IMO it's immoral.

    As a person living in Atlanta and I have been house shopping since the beginning of last year. Lost every bid on probably more than 10 houses and just gave up. In Atlanta we have so many foreigner investors, people moving out of state who have no clue and bidding 80k or 100k over list price in my area. This is insane and unsustainable.

      I live in North Georgia in the country, and it's the same here. But hold on. My sister tried to purchase a home near me and kept being outbid. The banker told her by the end of the year into next year, the housing market would slow and crash due to the higher interest rate.
      I would not be surprised if it were to happen sooner.

    Another way to help is by limiting who can purchase homes in these hotbed cities. Don't let investors come in and monopolize the market. Also, eliminate zoning restrictions.

    It’s not just the housing developer’s faults, it’s the fact that a large demographic of people from coastal cities like San Francisco and NYC where the cost of living is insanely higher than the national average, are moving to areas they perceive to be much cheaper live in. These people are educated, usually come from wealthy families, and have high-paying careers. They’ll put up ridiculously high asking prices for houses that no one else can compete with and that’s why you see housing prices skyrocketing

      Those people are driving up property taxes forcing people who live in the "affordable areas" out of their homes because normal folks simply can't afford it I was forced out of my hometown Arlington (a city in the dfw metroplex in texas) because people from places like California are moving to Texas because it's affordable to them it's devastating that I can't afford to live where I have my entire life something that should have never been an issue

They are killing the markets here to where nobody can afford it...especially now.

My husband makes 200k a year and is an executive at his company. We are forced to live in a 2 bedroom apartment because we can not get a house because of overseas investors. I’m pregnant with our first and at 38 years old we can’t get a house for our daughter. We pay now 4,100 a month for our 1,000 sq ft apartment. The cost of living here has skyrocketed in every single way possible, especially this past year. Our food budget used to be 1,000 per month. Now it’s 1,500 to buy the same amount. Utilities have increased significantly as well. Gas is 6.55 per gallon and increasing daily. Our money doesn’t go far these days and we are feeling it, big time! Our rent used to be 2,505 18 months ago…
      I’m sorry if you feel that educated people don’t deserve the American Dream also. Know this, my husband came from a very poor family in a biracial household. He’s Hispanic and worked his ass off to get into UC Berkeley in ‘87 and got his degree in American History. He is now an Executive Director, Demographer and Financial Consultant for the California School Districts. Oh and he also made Partner at his company which took him 15 years to achieve. So when you discriminate against all of us who live off the coasts thinking that we’re inherently rich snobs; know that a majority of the people have worked their asses off to get where they are in life and absolutely nothing was handed to us. I used to be in nursing till few months before Covid it ironically and decided to retire because I was soooo over it. I worked my ass off also to get where I was in life. Now, I’ll be a Stay at Home Mom for our daughter and couldn’t feel more blessed for it.

    As a native Phoenician, I can confirm that the cost of living here has become exorbitant. Plenty of Phoenicians are being priced out of new homes by people from California (this is more apparent in the west valley). This is especially true after all the CA wildfires. I can also confirm that majority of the non-natives mostly come from California, Minnesota, and Texas. Driving And traffic in the west valley (Avondale, Glendale, Surprise) has become a nightmare due to all the California plates on the road. Good luck, everyone!

    Atlanta was much more affordable until everyone started moving here and now prices are skyrocketing for the people who were already living here … these folks with “work from home” jobs are making big bucks and look at it as “affordable” while the locals have anxiety about rising rent prices.     Its a very funny cycle. You move to an 'affordable' place and this leads to that place becoming less affordable. Will you blame people moving? Since the pandemic, things have been going from bad to worse at an incredibly fast pace and worse is the government pretends like they don't see it. I for one has been hit very hard and at this point, I am more interested in a solution because I don't think an end is near. What is the way forward for the less fortunate ones like me? How do we survive this phase? I am slowly losing my mind.

      Practical approach: First, always vote wisely, Spend only on necessities, Invest in your health. Always invest what you can, but you must ensure you spread your investments (locally and internationally) but of course be well informed about where you want to put your money. Made my first million this way earlier this year (got help though). Can comfortably wait out this

    I live in Midtown Atlanta. My apartment is now listed at $1K more a month than I am paying. Everything has skyrocketed. I am moving out of GA because I can live in less crowded and crime-ridden cities with better views for the price of living here. Family and friends have mostly left the state or plan to buy a home now. Just crazy.

    Just strange that even when an area experiences mass exodus the property price still continues upwards. When New York experiences a 20% population loss shouldn't that mean a massive influx of houses up for sale all at once causing price drops? who's buying all the houses as people sell them to move? Realistically it obstructs the natural cycle, a place becomes to expensive, people move, property crashes, poorer people can move in, work, rebuild the economy and the process starts again. It cant if the houses get bought by land bankers it stops the wheel turning

      Most of those moving seem to be renters. A friend of mine just "abandoned" Austin for rural Tennessee simply because she could not afford the increase in rent and was priced out of buying in Austin. I realize that a single case is just anecdotal, but it does fit the current pattern nationwide.

These offers drive the prices up like crazy also. 500k house was up to 660k in 2 days because of “offers”. Never seen anything like it.

    I live in Phoenix and the most scary thing here is not inflation but running out of water 💧. With lake powell and lake mead and the Colorado lakes drying up and the population growth in Phoenix is the perfect storm for a catastrophe… water will be the number one priority….

    I remember PHOENIX was a small city with two main highways, 10 and 17. I saw people moving in, and more freeways were adding up. I couldn't stand the traffic and outer-state people. So I have decided to move north to Flagstaff (2 HRS) with less traffic and fewer people (back in 2014). Now Flagstaff has grown a lot! So many student's housing and traffic is so similar to Phoenix now.

    Migration to Dallas from coastal cities is causing housing prices to rise substantially here. Not only is there single-family dwelling shortages, but massive apartment and block townhomes are being built, presumably because the demand to “be here” is so great, due to several major corporations moving headquarters to the area. If you sold your home in CA, for example, and moved to the area in the last 4 years, you could probably have purchased another here, and a better one in space and construction, for half of the price of your old home. When lot and housing developers figured this out, their greed caused them to begin inflating prices quickly. Home prices now exclude the younger generations who are indigenous to the area. This year, many indigenous homeowners were hit with much higher assessments for property taxes, because of this supposed housing shortage in Dallas and market demand values. Fixed income homeowners are now threatened with the possibility of not being able to stay in the home they finally paid off, because of escalating property taxes. The expenses that the coastal migrants sought to escape are merely following them to where they are going. It’s unfair to the indigenous folk who lived with lower prices intentionally for years, to see their way of life destroyed by greedy land developers. I understand the desire to move away from corruption and outrageous prices from where you came, but could we keep your destination a secret, and maybe spread out a bit? It’s really not THAT MUCH better now in the Midwest thanks to new greed and scarcity.

      Glad I was able to buy in 2019 before all the outbidding etc and actually low balled my offer that ultimately was accepted. Also refinanced during covid for 3% and locked in. Im sure all around there was room for improvement most definitely but just happy to be 25min from dallas in a great neighborhood that has increased in value by maybe 30% modestly and the continual growth is cool but slightly concerning due to traffic implications and a poor public transportation system outside of Dallas's county. I think some relief could take place if homeowners could provide alternative dwelling borders and rent them out etc though could add insane amounts of growth to neighborhoods that aren't built for infrastructure on that regard but people can adapt. Tough tho how it is and how it is becoming oh my

      @TWK Aquascaping.....for buyers looking to buy in the Tampa region....they should go in the opposite direction. I live in Citrus county (about an hour north of Tampa)
      and the Suncoast Parkway (Highway 589) recently opened here. It is a direct shot (commute) from here to downtown Tampa. We have noticed a lot of interest in
      properties locally from outside investors. The real estate here is still pretty reasonably priced but it is rising rapidly. If you are thinking about buying - I would say,
      don't wait ! With the new high way connection and growing interest - it will soon be expensive here as well.

    So puzzled about why people are flocking to Phoenix. A city in the desert cannot continue to grow at such a fast pace. There will be thousands of more air conditioning units and thousands of more gallons of water being used. The future of Phoenix will undoubtedly be a precarious one when water becomes such a pressing issue no one will be able to ignore it anymore. As per humanity though, many will live in their bubble of willful ignorance until it hits a crisis point.

    florida is super overcrowded due to the pandemic. everyone moved here during it and honestly made florida worse. didn't think that was possible but prices got worse even before inflation and houses cost a lot more if you can even find one.

    Please as someone who's lived in Florida my whole life, if you know anyone or someone trying to move to Florida or south Florida in particularly please tell them don't come. it's crowded as it is we have hurricanes we have Gators we have Florida man and we have mosquitoes all things that could be really detrimental to your health and well-being. if you aren't born here it'll be extremely extremely hard to adjust to that thank you 🙏🏿😬 well mannered Florida man.

Ironically, it's the Republicans that want to hold on to that the most, because they don't support a free market at all. They support segregation by class, which leads to segregation by race as well.     I left Calif for Vegas because it was cheaper then it got expensive so I went to Nashville which got overcrowded and gentrified into oblivion so then I went to FL which is now unaffordable with no rent control... Im going to move to Mexico or Thailand next because the US is a mess

    As an native to the Phoenix metropolitan area, I am appalled by how horrible these prices. My friend who lives in a barely developed part of San Tan can sell her house for double of what she bought for it just 3 years ago. People calling asking if she's selling. It's really ridiculous. Having $300,000 as a downpayment would have bought you a great house 2 years ago. It wont get you sh!t now unless you move in severely rural cities like Maricopa unless you can afford the $2000 mortgage with everything else you pay for. Its completely disheartening to finally have the funds to get a house where youve always wanted then not be able to afford anything because of just how many people are migrating here and buying houses. Like we're being run out of your own city as a native...

    I can attest to this. I live just north of downtown Baltimore. In a 2 bedroom apt I've been paying $1150 for the past 3 yrs. Amazing historic neighborhood with great amenities. Everything walking distance: top rate grocery store, great gyms, great neighborhood parks, monuments, museums, restaurants, and bars all within a 15 minute walk max. I honestly came into the year a little scared. Hearing how landlords were hiking up rents across the country, I thought my landlord would do the same. Nope. There's an ironic blessing to living in a city the entire country perceives to be an urban slum. It feels good to know I don't have to deal with these problems over here. Please keep moving to Phoenix, Tampa, and Dallas so that my rent can stay low.

      Im guessing rents are higher some areas cause home owners cant find homes they want cause too much so start renting so landlords started charging more cause anyone who said they wanted a home had to rent to get a place now days since all homes are got by investors and charging way to much cause wanna get back what paid for place to rent or own anytime. and past renters didnt pay rent instead just moved and so owners try fill gaps so charge higher rent now any. so if rent didnt go up then u lucky cause if ever it might go up later for any reason.

    Cut electric by more than half. Changed all light to LEDs. Turning off anything I am not using.
    If most people cut consumption, prices would drop almost immediately.

    They talk about building more housing and adding other forms of transportation, but that doesn't work so well here in Florida. Other than buses, we have no public transit in areas like Tampa and Orlando. And those buses are stuck in the same traffic as everyone else. There's plenty of construction going on, but there isn't near enough planning for road congestion or density impact on schools and municipal infrastructure. Our roads are already insufficient in a lot of areas and no one can think outside the box of, "Let's add another lane to this area of the interstate." Which takes 3-5 years so at time of completion it's already obsolete. And our government doesn't care so much about teacher shortages as they do about banning math books.

      @@craigjohnston966 I'm actually aware of the Walkable City --and I'm a proponent of many of the ideas there, but the suburban sprawl has already happened in many of these areas. Pedestrian thoroughfares and bike thruways could be developed and facilitated in small towns and even moderately sized cities (with local government support and not just lip service), but it can take an over an hour to drive from one side of Tampa to another (it's massive). Some of the older areas could implement a more walk able culture, but most of them that could do so easily already do, often because they're based on an older city grid (St Augustine for example). Whereas in a place like Tampa, there are CDD housing areas that would take close to 2 hours just to walk thru to get to a grocery store. It would make us healthier, but people don't have the time. Or Orlando, where it's sprawled out so much that nearby towns like Clermont have basically merged into "greater Orlando". And our state won't pay for walk-ability. Every governor for decades has passed on the idea of a rail system 'cause they don't want that cost package on their plate come re-election, they aren't going to spend big bucks on reconfiguration for pedestrians. Much to our detriment. Sorry for the novel, just a frustrated Floridian.

    Supply and Demand
    First thing we learn in econ 101 is "supply and demand".
    If supply shrinks, businesses can charge up to what ever the consumers are willing to pay.
    That's why the varying different prices in different cities.
    Some areas have been conditioned by local businesses to pay more.
    It requires businesses to raise prices in sync to eliminate competition.
    It's illegal, but often happens because it's done without any of the business owners actually get ting together and planning it.
    Ex/ Phoenix is a island city. Less competition.

    Dallas is relatively affordable? Not for me. Sold a beautiful modern home in Connecticut in 2020 to move to DFW just as prices were exploding. Bidding wars, cash offers sight-unseen . I now live in an apartment with rent higher than my mortgage was including taxes and insurance.

      Phoenix had about 100,000 people at the end of the Second World War.
      Today it's the 5th largest city in the nation, I believe. All the people that migrated there over the past 70 years are the ones that made Phoenix and Arizona what it is today.

USA went from an economic shutdown, mass unemployment, extreme fed printing, record inflation and intense migration within the country all in a span of 2 years!     When I leased my northwest NJ apartment at the beginning of 2019, my rent was only 1890 for a 2.5 bath, 2 bedroom. It had a heated garage, indoor garbage disposal and recycle, a gym, and was kept wonderfully. The filthy New Yorkers who FOR YEARS have shat on our state have driven rent up to $2300 for the smallest unit. Which was mine. This wasn’t even including gas/electric and water. I bought a house in south Jersey and my monthly mortgage is half what I paid for rent. Sucks that it’s south Jersey but it’s better than New Yorkers.

    Interesting to see how inflation largely follows migration. The most "overvalued" housing markets are also those where inflation is the highest. Its fundamentally a supply/demand problem. When you have a sudden influx of large amounts of people, there are fewer goods, services, homes, assets, etc. in that area for those people and so the price naturally rises.

      @@jamestucker8088 Freeways are less crowded? Maybe they are, I haven't counted vehicles per lane per hour, but the traffic is worse. In 2000 driving from Glendale to south Irvine took about 1.25 hours during evening rush and the opposite direction was about 45 min. In 2010 you could add about 20 min to both directions. This year is takes over 2 hours to go either direction.
      I drove from OC to Mammoth and almost ½ of my commute time was the crappy 60 miles here in the basin. Too many idiots who think driving is a side activity to engage in while checking Twitter or Facetiming.

    I’m thinking about moving to New Hampshire, the state that nobody says they want to go to. No state tax, low crime, no hurricanes or earthquakes or short on water. I can drive to Boston if I fancy something in the city. Nobody wants to go to NH, so that’s great for me. I like the cold.

    Inflation is typically lower in places where cost of living is already high. it's really just having a bigger denominator in the formula, impact in nominal dollar should be very ranged bound for all places within the same country operating under 1 currency. Inflation tends to hit harder in smaller places because salary in these places weren't high in the first place thus it will feel like it's eating a bigger chuck out of your paycheck. Put it this way, a place where avg living cost in $10K a month vs $5K at another place, the extra $1K due to current energy crisis will hit the people in the latter group harder.
    As far as migration goes, I bet it's also associated with people working remotely permanently. A lot of people getting paid in San Francisco wage while moved to a lower cost city.

      A lot of people moved to pheonix/arizona cities to get away from stupid government policies and high prices. They aren't thinking long term, it's all emotion based. I wanted to move to Az because its a pro gun state and was relatively affordable. It's just not worth it with anymore.

      That's probably the idea; there is obviously a great deal of interest from investment groups, bankers, and real estate owners to allow this to happen. I'm not saying they are causing it directly, but maybe they are.

    The funny thing is, here in San Francisco it's always been expensive, but (for me anyway) I don't see any extreme inflation (except for gas) I just moved from an outrageously expensive room to a much cheaper place.

      I lived in San Francisco many years ago and yes, it's always been more expensive than any other place I lived (except maybe London). But those that I know who left SF didn't do so because of the COL, they did so because of the social issues going on that are accelerating at a break-neck speed. I see pictures of where I used to live/used to go for lunches, hang out with friends, etc and I can't believe how horrible it looks now...some places I didn't recognize. COL is but one reason to move out of an area (though I don't doubt it's #1 for most).

      Places like SF and NYC already had high prices. So raising prices across the board might mean 20% where you are, but only 15% in other places because they started at a higher baseline. That's how they can get away with saying those places "aren't being hit as hard.".

In my opinion, I would say; As a beginner, investing, learning and working with an RIA makes it easy and possible to make a profitable investment without incurring any losses. Yes Most RIAs are too expensive, but there are still cheaper professionals, who are willing to do all the painstaking in the investment world and give you positive results.

      As a Californian, we deserve the blame. Look at which city is the farthest top left on the graph - Los Angeles. Negative migration for both SF and LA and LA is well above the average for inflation. SF probably has more rent control due to land being packed in by the Bay. But it's OK, FAANG is thriving, just look at NASDAQ....never mind.

      He did say “relatively more affordable,” which it is, relative to the bay area and nyc. You’re looking at $1.5-$2 million minimum for a 2000 sq/ft in the bay.

    They didn't really go over the most important factor, probably because of how so many of their colleagues are guilty of it.
    People from more expensive housing markets have a tendency to show up, not bother to observe the local market, and just throw money at the real estate agents, which in turn causes the data to go into machine learning bots that estimate and speculate on market patterns and direction; and then the bots conclude because of the sale the value of things in the area must be adjusted to reflect that, which then screws over everyone.

      @@porcorosso4330 Something I should have brought up before is that a lot of these homes being bought up currently are being done by representatives of Blackrock and Vanguard. So, is it really a free market related result when the companies involved are using their control and power to generally keep it from being a free market? By acquisition of real estate companies they receive the data on the homes available on the market before anyone else and then they bid typically 20 grand or more over the asking price before most people can even know about it.
      Would you consider that really to be a free market?

    yeah it is getting ridiculous in the Denver metro area. In the past 2 years my house has went up approximately $300k in value and as a result my mortgage has gone up $300 per month due to the property taxes increasing

    The economists and the writers of this news article kept referring to "inflation" generally, but it is actually just housing costs that is at work. The inflation rate ex-housing is little different in these sunbelt markets than in the rest of the country. Further, a more complete picture would identify that lower taxes and a less intrusive government is a large part of the relocation decision. For an outfit like CNBC, I know this is an inconvenient truth.

    I'm noticing more and more people moving to SoCal since 2020, they are coming here and working 3 jobs to survive. Lot's of rich technology workers and wealthy retirees too, prices are sky rocketing. I do not understand moving to a City just because the "weather" and struggling so much that you can't enjoy it.

    Phoenix added a rental property tax, but didnt say it had to be paid for by the renter, so listings are listed with price + 2.3% for rental tax paid for by the tenant.

    The housing market in Georgia. My husband and I had to move back into an apartment. We started house shopping October of last year and we were outbid on every property. I wouldn’t have been shocked if I wasn’t coming to the table with 700k in cash. I finally just gave up.
