Not sure an appraiser looks at at toll brothers home the same as a KB home. I wouldn’t What will drive values up in that area is more commercial development
We were surprised to find out that there will be no direct access to Lake Dunlap for the Legacy residents. The only homes that will have water access will be the custom "stilted" homes that will be built right on the water. That was a little eye opening, given the name of the development.
Not to my knowledge. Who told you that? the community is largely based on access to the lake, and last i heard the developer is considering doing away with the custom homes and converting that space to pier/beach area, possible boat slips.
The best decision is an informed decision! Great video, Raad... looks like a high-quality development and love the "pickleball courts!" Would be interested to know how the decision by these builders was made to build here? Must be something more to the story as that is a very difficult area for traffic.
Just the fact the only real buildable space left in NB is east of 35 and Perry doing well in seguin and the other builders are comparable so it’s not a stretch especially if you have an NB address. Not many places left you can access water
I live just across from this new development. I've been saying for quite a while that they will need to expand 46 with all these new houses, and now an elementary school. Traffic is only going to get worse along 46. I'm not quite sure how far they can expand it seeing as almost everything built off of 46 is literally right off the highway with little to no runoff.

The soil in that community does present issues for foundations.
