    Good video. I am a real estate agent and what I have told one of my investors in the past - go get your license. Yes it will cost some money but not only will you have access to MLS, you will get to pocket the buyers commission on the buying side and sellers commission the selling side. As an investor, I am sure most of you have a relationship with an agent and they will probably cut you a deal. But as a serious investor (more than one property a year) go get your license and save some money.
    But be careful! Having an experienced agent can not only save you some money, they can potentially save you from a lawsuit if you mess up. Errors and omission insurance only goes so far :-)

    Thanks for the interesting video. It's too bad there are so many mean and hateful comments by Realtors on here. I was a Realtor for 5 years and I understand the concept and I understand how this would work and would have made perfect sense for my investors who could constantly be MY assistant in their constant search for their perfect properties. I see the great benefit for both. I just wish I had thought of it back then. I retired my license several years ago and am now buying investment properties for rental. I have finally just found an agent who will email FULL MLS listings and courthouse records to me, when I find a property I like, to get all the information I need to make an informed offer on a home. Anyway, with the rude comments and even name calling from Realtors on here, I doubt I would find a Realtor with sense enough to understand this concept for me to use. It's a great concept though. Thanks for making the video and let me apologize to you for the "professionals" ignorance.

    What the hell? These comments are ridiculous! He is not suggesting you "suck up to your real estate agent" to get MLS access (it's unethical, obviously to share MLS access!) He is saying that "if possible, built a strong relationship with your agent and become his unlicensed assistant".

      Strictly for research. It lets you see all of the available properties but more importantly all of the solds which you need for accurate comps. Technology has changed and now there are other options but MLS has always been the best.

    I am a Realtor but I am starting to work in a city where I do not have access yet to that board because I am waiting to move to that city in another month before shopping around for a new broker. What I do to get as much information as possible on a property is
    a. I pull it up on Realist Tax so i can see current tax information because Realist Tax, I can view information anywhere in Texas.
    b. I use Realist Tax to also find SOLD comps through Tax Records (which are more accurate b/c the information has been recorded) and I can filter through the last 90 ,or 180 days (just like my full MLS access)
    c. Then I go over to the "public" MLS through that board's website and pull my "current / active" listings.
    That's how I get my information for properties to get a full Comp Report on a property I am interested in and to get an idea of what homes are going for around that subject property. and it works. It will work until I move to that new city and get a listing, then i will be forced to swap boards so I can list it on the MLS.
    Other than that, i do not "need" another Realtor OR to get signed up with that board at the moment and its been working for me just fine. :)

    I was skeptical at first. My real estate agent partner is a former marine with high security clearance in the DC area. I feed him deals all of the time so he lets me pay for an unlicensed seat so i can do the job even more effectively.

    WOW! Some of the comments here are way off base! Not only do I think its a great disadvantage for the prospective buyer to be denied access to pertinent information regarding homes they are looking for, but a great disadvantage to the S/A (selling agent), as well. Not to mention, a huge time saver for both the agent and their buyer!You would think that by now MLS would have had time to crawl out of the stone-age (especially, in this most difficult market) to help out the agent by creating a workable win-win program to be able to handle this issue, not this nonsense with extreme limited information!

      +LifeX2Find No one is denied access. I educate my clients, and show them how to use the county and state websites that are there. They have 100% information. Past sales, septic, water, assessor info, tax info. Its all there, except personal information that belongs to a client.

    Ask your realtor for a "portal"... Basically, the MLS that you can log into on your own. Amazes me how no one has told anybody this LOL.

    Where I live an agent can lose their access if they just give out their login info to the MLS. That's aside from it being incredibly bad and risky thing to do basically allowing someone to impersonate you in the MLS system

    So the average Joe who is not an investor but just looking to make an informed decisions for the biggest purchase of his life can not view full listings of properties without having to trust the realtor who's only incentive is a bigger sale. No wonder we get housing bubbles.

    You what I think? I think it's 2017 and it's time to make a law that makes it illegal to not give free and open access to this data. historical purchase prices should be free to the public. This will make the markets real estate markets far more transparent and therefore far more efficient.

      Who will do the giving? You need some kind of agency or company doing that. It has costs. If it is government run, costs will go up (though there will not be a profit margin to cover). So how do you fund that?

      I am not opposed to that. But if you want it to be accurate, you will need to force people to input information if nobody is doing it for them. Otherwise the system will be useless compared to the commercial versions.

    I'm a realtor and using someone else's MRIS isn't the best idea for accessing MLS. I will tell you from my experience that using someone else's MRIS credentials causes agents to pay a $500 fine. When I first affiliated with the board, I couldn't afford to purchase MRIS. I quickly found out MRS tracks the IP addresses for each login and automatically stamps those logins. If you're consistently logging in on someone else's MRIS and if they happen to be using it, then there's another flag to MRIS that something's not right. Also, I worked for a broker and there was an assistant who shared an office with the realtor she worked for. They would be using MRIS daily, same office, same wi-fi access, same MRIS login and MRIS made them the realtor pay big bucks for sharing her login credentials. You can definitely attempt to wiggle around it, but just know you're placing the realtor at risk of losing access to MRIS which is ultimately what they threaten and no realtor wants that. Be careful guys!

    You can see houses listed on any MLS in the US on Realtor.com provided by the National Association of Realtors.

    I am a realtor, and the only thing that concerns me about this is sensitive information the public is not supposed to see. Some listings have gate codes to gain access to private neighborhoods, and some listings have contractor boxes to gain access to listings. When I have this situation, I instruct the buyers agent to contact me for the info, but many agents provide this info in agent remarks. That is why there is an agent detail, and a client detail. I am all for clients having access to all of the info they need, but there are some things that are for licensees only. One thing I do to help my clients, is to show them how to use the County assessors website. It gives past sales info, tax info, geo data, comparable sales etc. etc. I do agree, a client deserves to be informed, but we also need to protect our sellers and possibly their neighbors. Also, I would not hire anyone to be my unlicensed assistant just so they can have access to the MLS. Does not seem honest.

      +Fay Ryuujin You think private gate codes to communities, and lock box codes for contractor boxes are not private information? These gain access to peoples homes and neighborhoods. Sometimes there are codes set up just for licensed agents to gain access to homes and neighborhoods.
      From the way you react and the language you use, I would not want you to be able to access mine, or any of my clients neighborhoods.
      I also know that all of the info on any property is on Geo data, assessors web sites, ecology website, and online rme. It is public. But accessing a home is not, and should not be.

      Its not actually a job (i guess it can be). You would find it by offering an agent your listing leads in exchange for them letting you become an unlicensed assistant.

    If we catch our agents doing this, it is immediate suspension and instant lawsuit. But the real answer is to buy properties before the investors can get them and make sure that you have a list of investors whos numbers that you have blocked.

    I don't know about any other states but here is California's take on it. Enjoy..
    Clerical Users are individuals (whether licensed or unlicensed) employed by an MLS Participant or Subscriber and registered with the MLS who perform only clerical tasks that do not require a real estate license or an appraiser’s certificate or license. Each Participant and/or his/her Subscriber(s) shall provide the MLS with a list of and a registration form for all Clerical Users employed by Participant and/or the Participant’s Subscriber(s) and shall immediately notify the MLS of any changes, additions or deletions from the list.

    So what you're proposing is that the agent violate their MLS agreement, because you're using access for a personal, business gain. In Texas that may even amount to fraud, but would definitely result in a hefty fine for the agent, as well as the 'unlicensed agent' (you would be practicing real estate without a license).

      When they make you an unlicensed assistant the benefit to them is that you would then give them all of your deals that don't work for a buy but that would work well as a listing

      This depends on your local MLS. Our local MLS offers regular classes. If your MLS allows assistants, then it seems like your agent should be able to sign you up for one.

    Nothing wrong with real estate investing, BUT please don't expect to get rich overnight. And please take heed of advice from some of the realtors in this forum. Take it slow and do it "legally". Anytime your gut / feeling "tell" you something wrong. Listen to it. Anytime someone tell you "no money down", pick up your chips and go home. Been there, done that and have the battle scars to show for it. Luckily, I am in a much better place now, and hopefully I have enough properties to help with my retirement. In short, find one or two (or more) realtors that you feel can trust and work with. Be honest with them and you will be amaze how helpful they can be to you. Good luck with your endeavor.

    I've had two dangerous Realtors...Never ever let them put a lock box on your door, or have a key.
    (Had 2 over the yrs, shame on me for the 2nd time, let themselves into my home at night. Scary scary.)
    The Real Estate industry needs to be checked much more closely. Be fewer of them. Their payment should be MUCH lower.
    As far as I am concerned, they don't work very hard for what they are paid. And real estate costs MUCH more than it should because of them. Too much.

      The problem is hard to solve because market demand determines the prices. A zillion people have real estate licenses but the price does not come down. Why? Because people don't know (and can never really know for sure) who is the best agent for them. First, an agent rarely purely represents the buyer. To get that arrangement, you have to pay a LOT of money. That is VERY rare, so that means your agent (even if its a close family relation) is motivated to buy a more expensive home since they get a % of sales cost commission. Also, if you select a home being sold by your agent's agency, now your own agent has conflicting interests! (That happened to me.) Even if you forget ALL of this, you still have little way of ensuring your agent did all of the work (and did it well) in reviewing your needs, what houses are available for your needs, and which of those houses is best. The problem is infinitely complex due to no houses being the same. In the typical residential market, you never know which home will be off the market tomorrow and which new houses are sure to come into the market.
      It is true you can get cheaper commissions with sellers that rapidly go through a system, but that system might be an inefficient system that will put you in a sub-optimal home.

    I noticed all the comments here from the realtors...sweating and squirming like snails on hot asphalt. Accept the fact that your jobs are becoming obsolete, like the jobs of travel agent or typewriter repairman. This day and age we can sell and buy without leaches like you. What exactly do you do to demand 6% commission? Banks, lawyers and the title companies do all the work, you just shuffle the paper. I can look for my dream house online, it's easy. When I find it, I'll contact the seller and make an offer. I don't need an agent to drive me there and expect huge commission for doing it. Go get stuffed!

      As a Real Estate Broker I find deals about once or twice a week. Every day I receive phone calls from my mail outs cold calling door knocking and open houses. People that want to sell now or later. When I see a good 50-60% LTV pass by I put an offer on it myself and flip it 85% LTV. Dont even do a thing. Didn't even change the locks. Three weeks ago I ran into two deals that needed between 10-15k repairs a piece. I am not really into repairs so I gave the owners numbers to my Investor contact. He doesnt call me a snail. He doesnt say my profession is outdated or worthless. Takes me out to dinner or buys the drinks in the club. As a matter of fact I know he has developed relationship with ALOT of brokers and agents in town.

    A Realtor that gives out their login for the MLS can lose their license. If you find a Realtor that would break their agreement and give their login to another person, how do you expect to trust that they will handle their client relationships with honesty while putting the best interests of their client first. For me this is not about money, it is about my integrity, ethical standards, moral beliefs, my long lasting relationship and reputation with both my buyers and sellers.
    Further to that these unethical Realtors are breaking the Privacy and Fair Housing Act. Not only can this result in a loss of a license, it can also result in heavy fines.
    It would not take much to find out which Realtor you have been using. A quick title search with your ID, tracing that back to the Realtor that sold it to you. I will be forwarding this video to the council. I hope you have a great week.

    I can tell you right now that if you have someone else's access code as he suggests here, that person can certainly stand to lose their privileges to the MLS in question, and in some states, lose their license to practice real estate. It violates the National Code of Ethics, and it violates the MLS Rules. If you are stupid enough to let someone like this "save their money" (which by the way costs most REALTORS about $2,000 annually, and yes putting all this together costs money)..... then you probably don't deserve the privilege of the business.... yeah, he saves, but can cost you everything!

      You and in extension the real estate agent can be prosecuted - yes
      Also, there are fair housing laws some with fines around $4,000 - break them and u can land yourself under the prosecution of the Attorney Generaks office 🏬

    For those with licenses, it is important to stay compliant. To all those without licenses, it is easy to say that the realtors are being uptight. If so, are any investors caught ready to pony up the fine that is incurred. We say it is no big deal because no one goes to jail for it. But if someone did their opinion might change. I prefer to have my own license to check all the info myself. This also gives a lot more referral business which means more houses to invest in and sell which is what you want in the first place. Isn't making money what this is all about anyway?

    Agents aren't just going to willy nilly make you an unlicensed assistant. It cost much more than 5 dollars, and Im sure the board would not be cool with it. "Assistant" being a key word here. Not "anyone I want to give access". We pay thousands of dollars for that info, we're not going to give it to you in hopes that you use us. What he should really say is "find a desperate amateur Realtor who will compromise his/her ethics and value". Good luck.

    There is another way to get access to MLS - become an agent! It's easy, legal and not so much money as people try to imply.$2K to become an agent, $1K per year to pay all the dues, just park your license with a small broker - and research properties 24/7. That simple!
    To add assistant with access to MLS cost you $50. But it has to be an assistant, which in case with an investor - he assist you to look for the properties you can sell off the MLS. Big brokerages might decline it but small broker doesn't care - the more you sell, the more you pay to your broker

    Not bad, and I am sure it would work. As an agent, I would have to trust that person pretty well though. For example if they were to call a home seller directly with info from the mls, that would be a misuse of the access, and I am sure they would get in trouble and probably me too as I am pretty sure I am responsible for them and their supervision.
    I might consider hiring someone to do some part time work for me as an assistant, to keep it legit, and as long as they had taken the course or whatever and are clear on the rules and do not violate them, I would say that is probably OK if a gray area. But if I ever did I would make sure it was not a violation of the rules. Our MLS is pretty strict.
    Another way to get access to all the info while not as direct, is have a very good relationship with an agent. I will bend over backwards, and set up a search that I look at every day and only then forward to a client. Secondly, I have a lot of knowledge as to what they want as I also have done investment and flips and construction, and know what it will sell for when done. But most investors are either too unrealistic as to what they can get on the mls (off market are the only ways to really get a bargain these days, and I will keep an eye out for those too) not ready to go and step up with an offer when something good comes along. (Can you do an analysis I can send to my "investors" and maybe 3 days later they might be interested?) (Sorry, that great deal you just found looks perfect but I am not in a position right now.) or otherwise completely unloyal, so my motivation to search everyday, call them when I find a great opportunity, or drop everything to get them more info or show a house is quite low.
    I have had a few loyal solid buyers that I have helped buy and sell with a nice profit. But most investors I do not take so seriously.

    This is not breaking a county or city statute.
    It will a simply cause an agent to pay the fine to their governing body for breaking their agreement. They can also lose their license.
    Yes, you can have an unlicensed assistant search MLS for the primary licensee. However if you do this for the sole intent to give someone access in order to purchase their own real estate, that is also against the agreement that you will sign if you're a licensed Realtor or real estate agent and want to have access to any local Board of Realtors MLS.

      Jay, I am guessing that you are not an investor. The is a program that was designed by the Realtor association exactly for this purpose. They even spoke at my investors club and taught this. It is not used to buy listed houses, it is simply for data so that investors can make an informed decision.

      My local board of realtors will fine, suspend or terminate privileges for such an infraction as giving someone else our MLS- login, yes, they would have to catch you.
      Why would any agent want to give anyone else access to their local MLS? They had to go to school, pass a test and pay an annual fee to.

      Hey Jay, The premise of the video is not to get log in info from a Realtor, It is to become an unlicensed assistant. The reason an agent would do it is because it is a symbiotic relationship. All of the deals that the investor does (traditional deals...Not wholesale) go through the agent and the agent then makes a commission. I guess I cannot speak for everyone but my agent probably makes 100K a year off of my deals. Naturally everyone says the I should just get licensed and keep that money but I am a believer in letting them do what they do and I continue to do what I do and everyone wins. You are advising investors to not get their RE license and instead try to find a way to get MLS access for free? Then you claim that your Realtor makes $100k a year off your deals? Just curious wouldn't it be a little more prudent to get your license and pocket all the commission off your own deals? You as the investor could probably net, what maybe an extra $80k per year instead of making your Realtor rich. Right?................... I fail to see any negative in a RE investor getting their license. Only benefits.

    Staying legal...... That is correct. Can you imagine having someone changing your listing data? Investors dont have licenses - Nothing to lose. However anybody can have access legally by asking an agent to set up a search or to send you a link for Consumers where anyone can search any property, however can not restrict some details as Short Sale or Reo, # of days listed. The tax records are available from most counties in the Public Property appraiser of your county. For broward county Florida is www.bcpa.net You can search any records, comparables and all legal documents that transfered the title. For example in this site for Consumers you can search the Miami MLS, same data as agents.

    There's a quarterly charge for unlicensed personal assistants in my local MLS in TN. Also, the MLS contract gives the assistant permission to "act as a delegate" for the agent. Access is access, so anything an assistant does within the system reflects on the agent and could affect his standing with the MLS. Just giving out a user name and password is something that could cost me my business. Specifically, I could lose my MLS access and be fined big time. Sorry, I'm not going there - there are better ways to do business.
    Just to clarify, there are hundreds of MLS's across the US, each with their own set of rules, membership fees, etc.
    Good points about the online searches. Zillow is fed by MLS and public data, but it's hopelessly out of date and inaccurate. They also don't subscribe to every MLS, so there are big gaps in their data set.
    My own website (www.LovettRealtor.com) has local MLS data updated nearly real-time, but it won't give historical data, tax information, etc., that MLS members have access to.
    I know some investors like using agents because we can take a lot of the hassle off of their backs. Others would rather do all the work themselves. In either case, if the work is done everyone makes money - and if it's not, no one makes money. I respect either business approach, as long as it's ethical and does right by everyone involved.

    There is a fee to have access to the MLS even as an "Un-licensed assistant". There is also a heavy FINE for giving your user ID and password to ANYONE else to use. Real estate agents pay dearly for this information - why do you think they would or even should give that access to someone else for free?

    This guy is smirking as he suggests to use a real estate agent to gain access to MLS. Finesse a "good relationship" to put their license and privileges in jeopardy. I'm an agent in a city that has a tech savvy association. They've taken the steps to track IP address and limit locations to 3 or 4 areas. That's just one aspect and any incongruences can be subject to penalty. If youre closing deals you should have no problem getting your own access.

    This video is not taking into account that this can open up the assistant to massive liability- You and in extension the real estate agent can be prosecuted for breaking Federal Fair Housing laws- This would be a great way for prosecutors to make examples out of you and collect money 💰 from people- it would be easy for people to sue you- you may not know but in every state it only takes one phone call to the Real Estate Board to start an investigation and if you had any financial deals ontop - those would also be investigated and drawn into the light

      My guess is that you are an agent and do not actually know what we use this info for. We do NOT use it to cut deals. We not not view or show listed properties. It is simply used to research solds and listed properties for evaluation on unlisted properties th at we get leads on. All of the info needed is public record, the mls just organizes it. This video was made several years ago, although it still all holds true now there are several other sites that offer all of the data to investors so it has gotten much easier.

      unless there is a mutually beneficial arrangement. Do realtors have assistants to help with listings and comps and paperwork? do some of them have access to the MLS because of their assistant status? yes. I.e. if you as an investor benefit the realtor by sending leads their way then that is mutually agreeable
