If you are in a flood zone then typically your mortgage company is going to require you to have flood insurance. This is separate from homeowners insurance. A massive amount of people whose homes flooded in Katrina didn’t have flood insurance because they weren’t in flood zones, and they said their agents told them they didn’t need it. It was a very bad situation.

I don’t know. My ceiling was leaking due to the neighbor’s balcony leaking. He got it fixed. Then my ceiling was fine for a short time and leaked again but less. This clearly indicated that he didn’t lie when he said he paid a guy to fix it. It’s not out if the realm of possibility that this lady paid to get it fixed and it wasn’t done correctly or fully.

That being said, I don’t think the tenant was due expenses from Texas to Arkansas. If the house was unsuitable, she could have moved to another house in the same city. Same damages but less money.

fixing leaks is a landlord's worst nightmare. took years and multiple roof specialists to fix a leak at my apartment.
