Okay we just hired a designer for our house and did champagne bronze hardware and LOVE! Not too gold and and not to bronze. Warms up the space in a contemporary way. Also I asked our designer if she feels it won’t be “timeless” or if it’s really just trendy right now and she said no it’ll be in style for decades. We also did a modern style of hardware to keep it modern with the champagne bronze and SOOOO happy we did it. Ugh. Highly recommend.

Think about the potential buyer and not what you like. That house looks great because it's different and does not look like every other house. Sure, it needs some small changes nothing major. The doors are gorgeous.

Your first house is still on my mind 24/7 I love it sm. After seeing your pinterest I think anything you choose will be amazing. I love the one slab marble fireplaces and the other smaller marble ones but I like less contrast in the marble rather than the harsher black/white. When you were showing the house I was thinking a light oak cabinet, but I love the painted ones on your pinterest! I would get a sample of each and put them next to the floors and see what looks best in the space. And maybe do both - like one for the living spaces and then the other for bathrooms. And I'm from TN/NC and I have to have a ceiling fan in my bedroom hahaha and HELLL YESSS to the iron railing/banister! For the bar- I do like glass cabinets but I feel like it might look better if it matches the other side of shelves in the living room. So maybe doing open shelves in both spots?

Personally I think in the family room you should remove all those shelves and mount the TV where it’s at. It’s a big room and it’s nice to have a big tv. Over the fireplace it’ll be too small and you will barely see it from the kitchen. Better to have it bigger and tit can see it from the pool

I renovate homes and work in real estate in orange county so i would suggest a few things. With the flooring you have downstairs i would plaster the downstairs fireplaces and if you want one to be different you can do a lime wash effect to make them unique. I would do white shaker or a painted shaker for the cabinets with a mellow marble style for the counter tops. The bathrooms can have different flooring so its not super expensive like changing all of the flooring in the house but to add variation to the home. I would suggest to to make your upstairs fireplace with the marble/stone. The front doors definitely need to be changed. The bar should have open shelving instead of the glass cabinets. The shelving can be stone or light oak but doing a white stone will compliment the stone floors more. Those are a few things i would suggest! The home has good basics they just need to look cuter. If the house is meant to just be flipped and sold, these are some of my suggestions to increase the value! Also, definitely black hardware if you are doing the black iron railings to help tie the railing in or else they will be a little random.

In regards to your bf's home I think the light oak in the kitchen would be nice given the view of his home, but if you guys are keeping the whatever type of floors that I'm blanking on rn it might feel a little too washed out or may not go. Like it may be a lot of different vibes hodge-podged together y'know? Especially since it's pretty open-concept. So I think the mushroomy color on the cabinets and then removing the steel/silver background would be nice. have you guys considered sanding the wood floors lighter? not bleaching though bc I heard it never stops and they'll eventually turn white, but if you sand then your marble fireplace in the bedroom would look really nice! Debating if I want to write an essay for my recommendations lol I agree the VIEW sells itself BUT…. I think if you change the front door to grand arched doors it would look so modern yet peaceful! Kitchen - tbh has SO much potential especially with the view! First, I’d knock down that sink island, and the wall dividing the kitchen to that bar area and create a HUGE kitchen with a bigger center island. I’d move the refrigerator to be on the same wall as the stove and add the sink, microwave, more storage, and bar stools to the center island. You can also make a mini bar area, and make it like a built in next to the new refrigerator area. I agree, the stove needs a more modern hood, the mental between is too much of an eye sore! Pantry area - I’d honestly knock down that pantry area where the microwave and laundry area is, so when you enter the front door you see the kitchen and is more grand! Living room - I’d get rid of that white paneling between the bar and the tv and make more modern built ins. For the fireplace I agree, peace out mantle… you honestly can put a huge slab of a nice marble or something and change the fireplace to a wide horizontal one with tv over and that would look great! (Reference @taramichelle living room) I’ll have to do a part 2 to my suggestions Lolol sorry I love this though!

For the kitchen, definitely the lighter option for a somewhat more modern option. And for the bathrooms, I love a light marble backsplash with light gray cabinets. The doors definitely need a replacement because they’re a bold statement on the outside. Stick to whites & neutral tones like creams and nudes. So when decorating, you can add black handles & simple decor.
The first fireplace maybe paint the brick black for a statement w the white walls. The kitchen I would do the off white cabinets with black hardware. For the living room I think a huge white L couch would make the most sense for that huge space.

Ceiling fan for bedroom! You can get a ceiling fan with a light, but overhead lighting is sooooo harsh so lamps are the way to go with lighting.

KEEP THE DOORS! I would restain them lighter or paint them a bold color for visual interest. But they give lots of character to the house and make it different from every other SoCal home!
Your first house is still on my mind 24/7 I love it sm. After seeing your pinterest I think anything you choose will be amazing. I love the one slab marble fireplaces and the other smaller marble ones but I like less contrast in the marble rather than the harsher black/white. When you were showing the house I was thinking a light oak cabinet, but I love the painted ones on your pinterest! I would get a sample of each and put them next to the floors and see what looks best in the space. And maybe do both - like one for the living spaces and then the other for bathrooms. And I'm from TN/NC and I have to have a ceiling fan in my bedroom hahaha and HELLL YESSS to the iron railing/banister! For the bar- I do like glass cabinets but I feel like it might look better if it matches the other side of shelves in the living room. So maybe doing open shelves in both spots?

Sierra I think for the dining room you should have a modern look and keep it a white and black theme! A carpet under the dining table (white) and 3 hanging lights (black) would look so good! And also some beige/off white ceiling to floor curtains on either side of the window would look so good too!

Personally I think in the family room you should remove all those shelves and mount the TV where it’s at.
It’s a big room and it’s nice to have a big tv.

I renovate homes and work in real estate in orange county so i would suggest a few things.
With the flooring you have downstairs i would plaster the downstairs fireplaces and if you want one to be different you can do a lime wash effect to make them unique. I would do white shaker or a painted shaker for the cabinets with a mellow marble style for the counter tops. The bathrooms can have different flooring so its not super expensive like changing all of the flooring in the house but to add variation to the home. I would suggest to to make your upstairs fireplace with the marble/stone. The front doors definitely need to be changed. The bar should have open shelving instead of the glass cabinets. The shelving can be stone or light oak but doing a white stone will compliment the stone floors more. Those are a few things i would suggest! The home has good basics they just need to look cuter. If the house is meant to just be flipped and sold, these are some of my suggestions to increase the value!
Also, definitely black hardware if you are doing the black iron railings to help tie the railing in or else they will be a little random.

In regards to your bf's home I think the light oak in the kitchen would be nice given the view of his home, but if you guys are keeping the whatever type of floors that I'm blanking on rn it might feel a little too washed out or may not go. Like it may be a lot of different vibes hodge-podged together y'know? Especially since it's pretty open-concept. So I think the mushroomy color on the cabinets and then removing the steel/silver background would be nice. have you guys considered sanding the wood floors lighter? not bleaching though bc I heard it never stops and they'll eventually turn white, but if you sand then your marble fireplace in the bedroom would look really nice! Or maybe you can incorporate both elements like a plaster FP w/a marble shelfy thing above like how they do wooden planks? I also think maybe you can do something a little fun but not too far off concept in the bathrooms so they feel individual but not too left-field and like they don't belong. I have so many design ideas lol I'm going to school for Architecture!
But in regards to your relationship, I think you should share when you feel you want to share but not too much or what people ask of you. Like set a clear boundary for what you're comfortable with and don't deviate from it. Like I always love seeing how people are with their partners, but don't need like a Q&A or anything too unauthentic to what you guys do together anyways. And in regards to comments, like you said whether you share or don't share on anything people always have something to say, but you can't let it dictate you bc you can delete that comment and block them and you'll never see them in real life, and if you did they wouldn't say anything to your face. This is your life, and if you feel compelled to share something you shouldn't let people hiding behind a screen scare you in to being silent! Bc I'm sure they wouldn't even be able to do what you do in the first place so you're already miles ahead of them!💕

I think if you change the front door to grand arched doors it would look so modern yet peaceful!
Kitchen - tbh has SO much potential especially with the view! First, I’d knock down that sink island, and the wall dividing the kitchen to that bar area and create a HUGE kitchen with a bigger center island. I’d move the refrigerator to be on the same wall as the stove and add the sink, microwave, more storage, and bar stools to the center island. You can also make a mini bar area, and make it like a built in next to the new refrigerator area. I agree, the stove needs a more modern hood, the mental between is too much of an eye sore!
Pantry area - I’d honestly knock down that pantry area where the microwave and laundry area is, so when you enter the front door you see the kitchen and is more grand!
Living room - I’d get rid of that white paneling between the bar and the tv and make more modern built ins. For the fireplace I agree, peace out mantle… you honestly can put a huge slab of a nice marble or something and change the fireplace to a wide horizontal one with tv over and that would look great! (Reference @taramichelle living room)

For the kitchen, definitely the lighter option for a somewhat more modern option. And for the bathrooms, I love a light marble backsplash with light gray cabinets. The doors definitely need a replacement because they’re a bold statement on the outside. Stick to whites & neutral tones like creams and nudes. So when decorating, you can add black handles & simple decor.
The first fireplace maybe paint the brick black for a statement w the white walls. The kitchen I would do the off white cabinets with black hardware. For the living room I think a huge white L couch would make the most sense for that huge space.

If you don’t love the look of fans, you can get light fixtures that are more chandelier like and the fan will come in and out depending if it’s on or not. They’re more appealing to the eye while still being functional!
