However I still have some concerns, how much is the annual tax (cukai pintu, or any other tax. Note that I'm a Penangite and I did some not very in depth google research, seems like the tax assessment is slightly different in Selangor/ KL) and how does it add to the cost. Also what is the estimated wear and tear/ maintenance cost every year, and how do we allocate the buffer to calculate the cost at X amount for in between tenants when they move out. I find it better to help me make an informed decision if things are completely transparent with how much is the amount we have to allocate per month into property investment. I've watched probably close to 100 videos of that mainstream popular real estate/ property youtuber but never find it 100% transparent when he says, "you just need the rental to cover 85% of your rental" and that is also exclusive of the % we have to pay if agents are managing the property. Seems like there are much more hidden costs behind which never prompt me to make the first move into property investment.
