    White Sands Villas Subdivision is located in Maribago, Lapu-Lapu City, Mactan, Cebu. It is located across the street from White Sands Resort.
    There are also many nice resorts nearby on the east side of Mactan Island. The Mactan Cebu International airport, malls, schools, and hospitals are also located on Mactan.

    I saw a 4br house for rent in that subdivision for 50k a month fully furnished with the resort membership included. That's a much better deal ! Thanks for the video

      As a Filipino myself private properties such as this (subdivisions), cars and condominiums are a BIG JOKE for a third world country indeed! The nice houses prices here are comparable to the west that's ridiculous. 😂

    $3117.00 per month if rented?? $311,000 asking price. Both seem super high.

      During "normal" times - I would say that 75-80k is well possible. During these lower pandemic times, I would be happy to get 50k. :)

    Thanks for the house tour Rod, that’s a lovely spacious place and nice area. I never realized rents went up that high there now.

    Yes only high end houses you get a real kitchen...most places what they call a kitchen is nothing more then a shelf that sticks out of the wall and a sink dropped in it...and no fan or exhaust fan.

    Nice house, but it's pretty expensive. I'm not sure most people would pay US price for a home in the Philippines.

      I am not sure what the building restrictions are here but all of the housed I drove by were quite nice and high end, not your typical suburban subdivision in the USA. Location very near many top resorts has its perks as well.

    Why the house in Cebu this days are more expensive than the mose houses here in the US? we are living here in Seattle but there are houses is cheaper than the houses there in the Philippines especially there in Mactan..and to be honest the designs are not nice ..it sad because I am from Cebu I would just build house in the province if I finally retire and decide to go back to the Philipoines

      Seattle like all cities have their high priced areas and low priced areas. The expensive areas try to keep the low priced people out by keeping the prices higher in some cases. There are many factors that affect the pricing of property also leonelle.

      It is not for rent but I think that was a bit high also with so many properties sitting vacant now.

      How expensive Ft. Lauderdale is you may find a 4 bed. 2 bath for $3250 a month. CEBU IS WAY TO EXPENSIVE WHERE MINIMUM DAILY WAGE IS LESS THAN P450 A DAY

    Very nice house Rod! How on earth did they managed to fit a big house in such a small block??🤔🤔. I heard that water supply in Mactan can be problematic. It makes me wonder why people there don’t install rain water tanks to catch rain water, since the Philippines is a country that has high rainfall, even in Mactan/Cebu.

      I have seen several newer subdivisions where a rain water catch and store tank is included and this should be mandatory as there are often water issues here, especially during the drought every few years Madame Brunhilda. 2015 and 2019 were the latest droughts.

    Price is inline with living on Mactan. Much cheaper in outer barangays.

      This is a very nice subdivision Rick with all of the houses I saw high end so it should keep its value long term.

    I just started doing videos on my house I built in the Philippines and I don’t have 50k invested. They want 315k for that is way to much in my opinion.

    The membership fee is 300, 000.
    One time only.
    Imposed every time a property changes hands.
    Not unreasonable, considering that you get free use of a very nice pool and small beach.
    Entrance fee per person is 1, 000 for non members, so if 2 people visit only 50 times a year, it pays for itself quickly. in 3 years, you break even. And each owner gets a card and is allowed to bring a guest.
    HOA fees are very reasonable at 3, 000 pesos a month.

    just missed this place....and the resorts itself....alots of memories...worth to keep..........a once supplier of the resort to add up....by the way....

      It is close to many of the top resorts in Mactan also Spurlin. Not sure about the comparison with Iloilo.

    Hi Rod, about $300K selling price, or $3,000/month rent, that's really over the top, but then the owner can price it at any amount. Looking at new houses in Florida for the same price...but it's location, location, location, buyers do your research. Nice video, thanks.

    Nice place but $320,000??!!!! Ill buy the same for less here in the states for the same thing!! Thats just crazy!! My brother bought a new house this year in a nice area on North Carolina with a little over 3,000 sf, half acre, subdivision, give or take $5-8 K He paid around $315,000! And that is with the boom that is going on.

      Foreigners can own a condo or even a house but not the land, so you have to lease the land, 25 years renewable, in most cases, I believe.

    not a good design. the common bath and toilet on the 2nd floor has a bathtub (with shower and there is also a separate shower) which should not be and the in the master's bedroom which is exclusive has non. if the architect just designed it like put a much bigger bathtub with a shower head and did not put that extra shower that would open up the space more and a much bigger bathtub.

      Lots of rich Filipinos. Foreigners can own a house or building but need to lease the land.
