For every £1 spent on refurb, how much do you expect increase the value by? Here a 30 grand refurb is increasing the value by 20K. Is tha a good return?
@@73jayzee hey mate, if you have a house that costs £100k, and you spend £30k on a refurb, and now the house is worth £120k, that is not a good return, that''s a negative ROI. You want to add value ontop of the refurb, so a better (and much more normal scenario) is £100k property, you spend £30k on refurb, house is now worth £150k, so you've made £20k profit (in simple terms). If you refinance at 75% (75% of £150) - you can pull out £112.50k, meaning you have £7.5k left in.
@JustinWilkins, I thought so. The only reason I would ever buy an electric jag/tesla is for the low BIK. Is it still the case that the low BIK only applies for new electric cars?
@@wh880 BiK value applies to all electric cars, it's going up each year though, so if you're thinking about it I would recommend starting a 3 year lease.

The value has increased by 50k, 20k is the equity, so if he gets a 75%LTV then he’s leaving in 12,500 ish.
