Its a legitimate issue.
For some reason, some phones dont play the audio. Its actually perfect but I have to watch it on my PC
I haven’t had that issue on my iPhone
How can some of the people having issues consume content if there is a legitimate sound issue. I use an S9. It has been like this the last week or so, no one is mad at all, we are still attempting to watch and learn.
I don't think it criticizing, I can't hear a single word, it's that bad. Thankfully I can read what they are saying.

I have been real estate investing on and off since the early 2000s and probably have done about 30+ deals. Hell, my 1st deal was in my home I live in ZERO MONEY DOWN! Getting back 800.00 at closing. This tech has come along way and is a game-changer from the old way of doing marketing. I'm getting chills from excitement with these systems created that keep it simple. So if you are thinking of strating R.E wholesaling or fix and flip use these systems and tools. And stop making excuses and TAKE ACTION NOW- JUST DO IT. Also, I like the not edited or scripted live AM meeting of his team with the direction for them to follow.

Im way late to the issue,
but the reason some people cant hear it without headphones is because whatever phone thats being used is only able to be in mono sound, at the time of recording this whatever camera or sound equipment used was or might have been in stereo or seperated by stereo . (left and right ears) so if your phone only has one speaker or both speakers but your phone plays mono, you will hear the middle of the seperated stereo in which it was recording in ( which is basically nothing , reasoning for the ghosty sound).
Basically , if you unplug your headphone jack halfway while listening to music, the sound would switch to mono but you would hear like, the inside of the beat...
ah screw it. I engineer music so its kind of hard to explain it simple lol hope this somewhat helps. ( use headphones if you cant hear anything the sound is fine )

Working on 2 houses Same owner son in law is doing the negotiating we agreed on a price but they wanted me to just give them 5k for both places with no contracts on either property smh people lol

Is there a check list. A-Z for people starting out? Inventory, contracts, gettinf buyers list, etc?
If you need a list I recommend considering Nasar and My course.

Hi Max, newer to wholesaling and don’t know if this a silly question but when meeting with a motivated seller and signing a contract/agreement;) do I need to bring x2 agreements and have seller sign x2 and leave him x1 or do I just have seller sign x1 and take it with me? Max- you are on point and it is true about driving for dollars!!! Tell Brice, I used his techniques from WeLive18 and it was very helpful. Driving for Dollars is a great way to get started but "consistency" is Key!

Can you break down the numbers in a deal like this? Doesn't seem like much profit. Buy for $93k and pay 10% to investor ($9,300) = $102,300. Then sell for $120K and pay 6% commission ($7200) plus closing costs? Just trying to figure out the profit on a deal like this.
A lot of valuable nuggets here. How long does it take you to turn a house on the MLS? Asking in terms of paying off the private lender at 8 to 10%.
@MJR...yes...Max said he purchases a house and puts in on the MLS to advertise for sell. So I'm asking him what is his usual turnaround time to sell the house after he's made the purchase using private funds.
