    I have hosted travel medical professionals, mostly nurses for years in our inlaw apartment through furnished finder. They have all been wonderful guests. Make sure you request reviews when they leave. Travelers do look at reviews!

    This is a great video! Thanks for sharing. I am long-time host but in the last few years started using Furnished Finder and hosting medical travelers with great success. We love our Schlage keypads and wifi keypad and the batteries last forever. However, we did put a key box up as backup in case the wifi goes out! : ) Happy hosting.

    Ty for the video! Instead of having a physical key as back up (which can get replicated) try adding another digital lock to a second entry door. One that can have multiple codes and notifies you when battery is low.

      although it sounds lucrative, most travelers do not want to share a house. I totally skip those types. I want a quiet clean space and working different shifts totally messes that up. BUT, when I rented out a room in my house, I put those digital locks on each bedroom door. BUT I do NOT recommend it!!!

    I had a traveling nurse rent my home and she left it absolutely disgusting and stole from me, and left a bunch of stuff behind She ruined a couch pillow by putting sticky diamonds on it. Wasn’t even a good design.
    She never cleaned the bedroom ONCE. There were cobwebs in the bedroom. She smoked so much weed there was a sticky film everywhere. Absolute disgrace.
    Not all nurses are going to be good tenants

      I’m sorry to hear you had a bad experience! Yes not all people or nurses are going to be respectful of your home or responsible, we do our best to run background checks and talk with tenants prior to their move in. I also have a no smoking rule and keep the refundable deposit if it’s clear the rules have been ignored. At the end of the day you are trusting a stranger to live in your home and be respectful of your space which is a risk. I hope you’ve had or have other good experiences renting in the future!

      @@sarettaramos1891 I haven't run into that issue yet, but I will let you know what happens when/if I do get a bad review.
      I do try to be very upfront about anything I think someone could get upset about (1950's home comes with some "1950's charm) and I layout all those things in detail such as low water pressure, small closets, etc. that way if those are concerns for the potential renter they can look elsewhere and I've hopefully avoided a bad review, or they are ok with those things and rent the house anyways but are not surprised since I've told them upfront.
      Of course I'm sure there will be people out there who just like to complain about everything and might leave a bad review regardless and that may be unavoidable.

    I would also pick myself apart, but you made a good video. It was informative, not too much unnecessary babble. Some people go on and on about themselves or about other unnecessary unhelpful information. Excellent job, well done. Also, it was nice to get some basic information for people just starting. I've been a long-term rental landlord for many years, we are considering short/mid term rentals. Which is a different bread of rentals, so I even learned a couple of things. Good luck with growing on the platform. I liked and subscribed. Are you able to see who likes and subscribes?

I can see who likes and subscribes in youtube studio! 😊 I’m definitely a natural unnecessary babbler irl so I’m glad you felt I didn’t go on too much in this video! Furnished finder has been so great for me just getting started with my first mid term rental and I was able to find responsible renters for all of 2023! I just switched my minimum stay requirement to 3 months so I’m eager to see how that goes for 2024 and will have to do a comparison video after I learn a little more about longer stays!

    I've been using Schlarge's keypads and these last over a year with the 9 volt batteries. It also, the more you use the sooner the battery last.

    2023/2024 I am a Traveler in Medical used it prior & after during the pandemic. Most medical folks are staying in a RV/ Van/Car now due to lower pay & less job security after renters failed to lower rates especially in big cities. Also, the folks on Furnished Finders renting are often just not right in the head & just wanna take advantage. Like for example it’s none of your business about my Credit score- I’m not moving into the space as an apartment - we already have our own homes at home- we’re just traveling to work. So these are the reasons many in medical that were seasoned travelers ( not just temp because of COVID rates). Plus when you want a break a day or 2 for luxury you can stay in a hotel with spa/pool/etc ( who will also offer long term stays)
    Trust me I know- I’m one of them ( travel Nurse) & Van/RV/Car living is Best decision ever made!

      I’m sorry to hear that furnished finder didn’t work out for you! It does suck when people raise their rent rates too high, I’d be frustrated too. I personally break even and sometimes end up paying for the utilities higher rates in the winter months so I’m definitely not trying to rip anyone off, my husband and I had to move for his job so we just want to have some of the mortgage covered while we are away especially if we ever need to move back to our house.
      I personally would prefer to always see a background check to make sure that whoever is using my home has a history of paying rent on time, and no criminal background. But you’re correct people who would prefer to avoid background checks can always find a hotel or stay in an RV, I’ve seen so many cool van life videos it looks fun! Thanks for the comment! 😊

      Seems like you’re not a property owner that lease, would not pass a credit check, have decent rental history inquiry, or all of the above.
      Seriously, 620 is such a common baseline credit score - it’s literally getting a C in school. Most financial institutions use it. Anything lower - you as a consumer, are in the predatory lending zone. As an owner, it’s the welcome mat to hell, one can’t be shocked they didn’t pay their rent on time or at all.
      Teachers like owners, want to make sure you’re doing the work - it doesn’t have to be stellar (A student, high 700 - 800 credit score) but shows you’re at least trying.
      Even if none of the above applies, your unwillingness to comply to societal leasing norms is absolutely appreciated. No one wants to battle and it’s ok to march to your own beat.

      It is 100% their business to know your credit score to verify if you are reliable at payments. You are renting; to say otherwise is not correct. I've done month-to-month in apartments and they want to know the credit score. There are also plenty of traveling nurses still looking for rooms. I've seen them in online groups that I'm apart of.

      Yes I leave a change of sheets for the two beds with extra blankets and I provide clean towels. I hire house cleaners to come after each stay to do a deep clean before the next guest arrives.

    I'm back. I've been on FF for almost 4 months and have not got many direct booking requests. I got some general matches but hadn't got a response from reaching out.
    Also, I noticed not everyone on the site is a traveling nurse: I had two inquiries from people looking for transitional housing(a pregnant couple waiting to get their own place, and another young person looking to move in with a SO), which I wasn't really interested in. The one serious inquiry I got came on my birthday while celebrating. Tehey wanted to move in that day, which was impossible since I wasn't home and wasn't comfortable moving on so quickly without a meet and greet.
    I'm hoping my subscription pays off before it expires next year. But so far, it's not giving me the ROI I had expected.

      I’m sorry to hear that! I got a direct booking request within about a week of posting, that said since I was new to renting our home out I did price our house a LOT lower than the other homes in the area. My home is located very close to Seattle and the airport so it’s a convenient spot, homes in my neighborhood with similar square footage and fenced yards were going 1-1.5k more than what I was listing our house at and once I was getting bookings and reviews I raised my prices a small amount.
      I need to make a one year update video so I may do that soon! I was recently laid off and decided to rent our home on a longer term one year lease this year so I would feel more comfortable not always searching for tenants while I’m unemployed. I want to make a comparison video on pricing for long vs mid term renting and my experience with that if you think it’d be helpful for you lmk!

      That's WAY to quick of a move-in. Glad you stuck w/your instincts and said no, considering strangers are staying in your home and it's always great to meet them in some capacity and have a background check before considering handing over the keys. It's not worth it to risk for a quick move-in if they end up being a nightmare and costing you more money w/potential damages. I hope you match up w/a good, less pushy person before your subscription is over!

      I’m glad it helped!! Honestly it’s hard for me to weigh in on if it’s lucrative since I’m not really in it as a business and my only goal has been to cover all or most of our mortgage costs, we had to move for my husbands job but didn’t want to sell our home so that’s the main reason we rent our home out. I learned about renting to traveling nurses from a family member who is a nurse and they suggested furnished finder. Personally I’ve found it’s just simpler to rent longer term than trying to find a new tenant every 3-6 months, but if you have a rental near a hospital I’m sure it could be lucrative!
      I will also note that I’ve rented our home to young professionals, students, and people who work from home and enjoy traveling, it seems furnished finder has a wide range of potential tenants!

    Great info!! Can I ask how you word your extension notification in your lease? I had one nurse where she thought she was going to extend so I held off advertising the place. Then last minute she let me know she wasn’t staying on. ☹️

      I just say that they have to tell me 30 days in advance if they are extending their lease or not, if they say they aren’t sure yet I tell them I need to go ahead and advertise availability if they aren’t sure if they want to sign an extension. And in the lease it says “notice of lease extension needs to be communicated 30 days prior to lease end date”

    Which website you use for background check ?

      It’s through a website called keycheck, you add the email addresses of the tenants and they have to pay a fee and then you are alerted when the check is ready for review. Hope that helps!

      Thanks! I have used a variety of payment options, direct deposit, Venmo and Zelle. I usually just use whatever the tenant prefers and I don’t have a preference. Good luck with your rental!

      Thank you!! I include it because with short and mid term stays it makes sense not to ask people to set that up themselves and I include the cost as a basic utility. And all utilities are included in the total rent. It keeps it simple for me and for tenants!
      If I were doing a longer term stays I might consider the renter cover utility costs but I don’t have experience with that yet.

      it should be all inclusive. I traveled and it was the next step up from a hotel. I would never rent a place that I had to figure out all the utilities and internet etc... We are showing up days before going straight to work. there isn't time for all that. I have showed up at midnight the night before having to go straight to work. The internet is very important for work as well with some pre onboarding or emails that need to be taken care of.

    Have you ever gotten a bad review from keeping the deposit? This gal smoked in our house and left it a mess. I have had 2 people comment on the smell of smoke. Anyway she left the worst review when we have had wonderful reviews prior to her. What can I do to get her review taken down?

      Ugh I'm so sorry, smoke is the worst and so hard to get the smell out! I had one renter who smoked and the cleaning service I use had to spend extra time to get the smell out. I kept the amount from the deposit to cover the extra cleaning fee. Luckily they did not end up leaving a bad review and understood why I kept some of the deposit.
      but if they had left a bad review and all my other reviews were good I would leave a reply to their review with more explanation as to why I kept the deposit.
      (example: "I regret the experience you had during your stay. As explicitly outlined in the lease agreement, a strict non-smoking policy was in place, which unfortunately was not upheld. Consequently, a portion of the deposit was allocated for additional cleaning to eliminate the residual smoke odor, as my residence is intended to maintain a smoke-free environment."

      Great question, unfortunately I sort of fell into this and don’t have much experience in that outside of my one rental.
      If it were me I would maybe start by looking on furnished finder near hospitals and see how many rentals are available. And I might also ask chat gpt something like “most traveled to cities for traveling nurses” maybe? Hope this helps a little!

    as a recent traveler, I can say that Furnished Finder is preferred by the traveling healthcare workers because AirB&B has so many fees and stupid rules. Another thing is that PLEASE remember these people are leaving their homes and are given a minimal amount to live on, so GOUGING them on the rent is despicable, much less morally disgusting. The only benefit for them is to make a bit extra by working very long hours. They need a place that is QUIET, SAFE, with a comfortable bed, and has a washer and dryer.

      I’m glad you find furnished finder good to use! I feel it’s so important to price rent at a reasonable rate that is good for both a tenant and the home owner. I personally try to cover the cost of our mortgage as well as the utilities and internet. I’ve also worked with healthcare professionals to adjust my rental rates to meet their needs in some circumstances. Thanks for your comment hope you found the video helpful! 😊

    I purchased a property which is within 2 blocks of a hospital. Is there any way to gauge the need for this kind of property before I invest the money in furnishing this property?

      What a great location to rent your property through furnished finder!
      First this is just an opinion of what I might do but what I would do before converting your space to a mid term furnished rental to gauge the need in your area is look at furnished finder for how many other properties in the same area are posted to furnished finder as well, how often they are booked and what the rates are. Basically just looking at supply and demand in the same area, if there are a lot of properties not being rented out regularly maybe hold off on furnishing your unit and take a more traditional rental route. For me it was all just trial and error and currently I’m actually renting to someone more long term so I’m going to make a year update soon about renting on furnished finder! Hope this helps!

    What type of insurance do you need to rent out your house? do you own your house on an LLC? Do you have a business renting this house out?

      Hi! Tbh I spoke with my insurance company and told them I’d be renting out our house and asked them to change our policy however I really don’t know the details of that I just know it’s specific kind of insurance for if you have an investment property. I also ask tenants to get renters insurance since home insurance doesn’t cover their property.
      As for the LLC yes it’s never a bad idea especially for taxes and an added layer of personal protection however there’s a lot to consider before transferring your rental under an LLC so I can’t give you advice on that since it’s super personal to individual situations. I do know that having your home as an LLC can impact how you can use different loans or borrow from the equity in your house. My advice is to do a lot of research for your own situation before doing anything! Sorry I couldn’t be more helpful!

      I would ask your landlord if that’s something they allow. I don’t allow rooms to be sublet in our house and it says that in the lease agreement. Hope that helps!

      Yes the price I set is based on covering the cost of all utilities and mortgage whether it’s a student or nurse. I’ve rented to non-nurses as well. My point is just that there’s some peace of mind knowing that a nurse has the stipend and it’s specifically for rent so they likely won’t miss a payment.

      It’s a law that is in place in Seattle, I don’t think it applies everywhere: “The First-in-Time ordinance requires landlords to offer a rental agreement to the first qualified applicant who provides a complete application. Seattle's First-in-Time protections require that you: Provide advance notice of minimum screening criteria. List all necessary documentation.”

      There’s a lot of factors that can play into how much you rent your home for but we rent out house for $2690 a month. But location and supply/demand, property type will all play into how much you can charge. (You will make significantly less than you would renting out a property on air bnb/vrbo at a nightly rate)

    I am not impressed by AirBnB's who do the 'superhost' thing. It has become a competitive thing and ruined the whole AirBnB vibe as prices went up, investors came it. Leave them as they were. With your other rental options do the same. I hire a maintenance company in the area that deals with electric, plumbing, HVAC on a monthly, yearly fee. This gives me priority service when I do have an issue, discount on fees, sometimes a free service call and I have it all inspected once a year.

    Should the host keep toilet paper, paper towels, garbage bags stocked?

      I’d say it depends, I think it’s good to have at least 2-3 rolls of toilet paper, a roll of paper towels and a few garbage bags just for their arrival/first few days or weeks but it’s up to them to buy what they need for the duration of their stay since I was only doing 1/3/6 months stays I’d say it’s definitely on them to buy what they need when they are staying longer.
      Things for me have changed a lot this year as I’m testing out long term renting (currently have tenants who are staying for 2 years) I came down on the monthly rent cost a lot but the peace of mind for me to not be looking for tenants constantly has been worth it for me. And for them they are responsible for buying the things they need. I was going to make an updated video soon!

      I don’t share my lease because it’s specific to my location and I wouldn’t want to share legal advice that could be wrong in other locations. But there’s so many websites you can create a lease with and it’s never a bad idea to have a lawyer look it over as well!
