There are certain places where they spawn, so if you see one, remember that spot and each time you pass that room check it to see if there is a lever there.
Easier with multiple (unless they just follow u around) as they can help find the levers and numbered doors in hallway rooms. Hallway and stair rooms always are the the one to kill your time
I managed to beat the normal one twice. Once casually then tried to speedrun it. Got a 25:36, putting me in about 385th place for Post Jeff Shop Change category. I got 13 rooms in on Backdoor tho
I think he just has to have Line Of Sight with you, reverse Eyes. Eyes only attacks if he's in your line of sight, Lookman attacks you if you're in his line of sight. To me, from what I've played, it's reverse mechanics, so Rush takes the place of Ambush's mechanics, and I'm guessing vice versa.

@Theo5327. I just found that out. I tried to beat backdoor once and got killed by him. I was able to beat it 2nd try though
