Any agent that tells you otherwise is misleading you, confirm this by trying to apply for a loan/ going to court on land dispute matters/ conducting a valuation. You will realise that all these may be done without the RIM but the Title MUST be provided.
Every ground location has cordinates too. Have them handy. The gadgets to get them are plenty.

The title deed is a code for scrap metal.🎉 A year ago things went south for this company in Ruiru Membley as they were discovered to have many dubious deals 🤝💯

This guy is very ignorant. Process of selling land is not regulated by LSK. LSK is just a a professional body for Advocates. Selling land is regulated by an Act of Parliament.
You do not need a lawyer to buy and sell land. Experienced Valuers are better at land transactions. Inexperienced advocates know very little about land transactions.
You do not need to have the mutation form. That is the work for surveyors. There is no Department of Survey. These are all kept by Lands. You only need to have a title
