    There was some litigation issue with the road around this project .. my uncle had booked and then cancelled here … just check that point as well once..

    Beware of mosquito problem due to river. This is a everyday problem we are facing in ganga liviano, which is quite far from the river. Now imagine your situation that too costing 2 crore.

    Whatever price you pay for your property it should not hamper your future..... There is so much else to invest in..... Don't know how much life is left to enjoy beautiful nature.

    If you planning for more than 10 year then definately go for it, aage sab mehenga hi hona hai aur chote flat hi milenge. Rent of investment or resale will be difficult, if you ever plan to move abroad in near future. Also, if Kharadi will be your work location or you will limit yourself to this location then also it is fine.

    Take a break of few days and then think is it worth to go for that cost?
    The reason why most builders give you AC, or modular kitchen is they somewhere wanted to deviate your attention from real agenda. In another project of goel ganga ppl were promised 2 covered parking but they are still struggling to get even after 1-2 years of possession.
    I won’t talk about “river” as ppl have spoken enough for that.

    Love your videos, Since you are considering VTP as an option, please be very careful. I had a very bad experience and will not suggest to anyone who have hard earned money.

    Ganga Serio is better than this if we compared following points:
    1. Better road connectivity with EOIN, Magarpatta, Kalyani Nagar, Koregaon park etc.
    2. Right size flats which are budget friendly compared to platinum.
    3. Big project so better space and amenities.
    4.Early possession.
    of course its more luxurious than Serio but its depend on the budget.

    Hey all those who are commenting here please suggest if it is worth to buy a resale flat in magarpatta city which is already established location. I am very confused whether to buy a flat in magarpatta or look for new constructions in kharadi location..

      In Magarpatta, many buildings flats are too old now..I was staying there around 6 years in rented apartment 3 years back.There is lot of problem with old flats like water leakage, fungal on wall, floor tiles were cracking.It depends on how much old property you are going to buy in magarpatta.But they have everything like best school inside magarpatta,DC for buying vegetables. cleanliness, no issue with monthly maintenance as owner has to pay maintenance when they buy flat only once.

    Ek baar skyi songbirds check kar leejiye.....unka flat bhi bohot bada hai aur iske comparison mein bohot cheap hai .. around 1.03 crore...hall bohot bada hai aur hall mein he bohot badi window di hai jo window kam balcony zyada lagti hai

    If you have liked the property, go for a 3.5bhk. It is really worth . Since it is a luxury property. Just ignore the negative comments. The property is the best in kharadi so far and the area is posh. When panchasheel was 1st launched, it was in same price range. And look at the panchasheel prices now. So this one will be the same after 5 to 10 yrs.

      Builder had already factored-in all the points you said in current price. I don't see much appreciation ahead. No one is going to buy 3.5 bhk at 3 Cr on later dates, this is not Mumbai.

    Good Videos and presentation, we are also planning to buy property and it was very difficult for us to chose but after watching your all videos it is giving more idea about where to buy, one question why these sales person always say there is limited inventory ? I think inventory is not available is a scam. ;)

      This is to understand buyer psychology for their project. It will help them to forecast the demand, if people are crazy then they can sell property even in 150% profit. Problem is that IT buyer dont genuinly buy they are considering house as investment perspective. It will help builder to fix the prices as per demand & revise it every month and floor wise. It's like

Also one more thing i want to highlight here that RERA delivery is DEC-2025 but builder are delivering in DEC-2024 i.e. 1 year ahead to bring customer in bottle so i think we should also take care of such thing.
