This video addresses what I see as a key step in a move to Bangkok - specifically,, where to stay, after a few days at an arrival hotel, while taking your time to find the right location for the long-term rental.
Good video. I would like to add some information from my 3 years of renting. First two years I used AirBnB exclusively as I was moving about Thailand every 3-5 months. Double check locations of AirBnB places. Sometimes the site offsets the location for security reasons. Just find out the name of the property to verify the location. Read the listing carefully, including "House Rules" and "About this place." This is where the owner will add anything about having to pay a deposit or pay for utilities. Utilities are not always included and the owner sometimes will charge more than the government rate. Also read the site reviews for the unit and the owner. If you don't need a lot of space, some hotels will offer monthly rates too. I got a good rate at a couple of hotels for 3 month rentals.
Also be wary of claims that the BTS is “close”, “conveniently located”, “a short walk”, and similar claims. Go check it out yourself, otherwise, like it happened to me, you may be much further from the station than you thought !!
I've booked an AirBnB for 10 days in BKK for a trip to explore longer term living options. Reviews seem great but now concerned after finding out this is against the rules in Thailand for short stays. Is this ever actually enforced?
@ Well, when you live here you quickly realize that in Thailand there are rules and laws but often they are not enforced. I have seen buildings where signs warn that short term rentals are not permitted, but yet short term rentals do go on. I have yet to read about someone thrown out of an apartment during their stay because short term rentals are not permitted. Just be discreet about it and there should be no problem (normally…)

Subletting can be a bit tricky. Many leases will contain a no subletting clause, and this has likely increased due to the prevalence of Airbnb. I’d recommend mentioning it and see if you can include it in the lease.

Thanks for the kind words. Most expats are waiting to see how the tax system changes will play out. The Thai government has a tendency to make big announcements before they ever even start to figure out how to implement a policy. I pay taxes in Thailand already, but for many prospective expats it will just lead to spending less than 180 days here per year to avoid tax residency.
I would add the following.. If you are using an agent... use a large agency and visit them at their office BEFORE you go out looking for condos.. Look around.... is the office a going concern.. Ask to meet the broker. Look for recommendations from expats. Do not meet an agent for the first time at the property you are interested in
Definitely. For short term rentals you normally shouldn't use an agent at all, as the commission structure doesn't make sense (and often it's a scam then). I cover agents quite a lot in my previous video about long-term rentals. Thanks for sharing!
the answer is quite simple, stay in a hotel or an Airbnb for the first month while you look for a place longterm.... you can often get a better deal with hotels for longer stays for 1-3months anyway...
Normally bank transfer or cash for rent. If paying utilities directly to city authority then credit card works fine; if it's to an apartment, usually bank transfer or cash. Cheers!
Great Video. I was in Pattaya last summer for 2 months. I stayed in CHEAP hotels but still averaged 11,000 tbh per month. I have been seeing many apartments and condos for much cheaper or the same price but much nicer then those "cheap hotels" . So if I go as a tourist and stay for 5 months on a dtv visa, do I need to do the tm30 or something like it ?
Yes, if you're using a DTV you'll need the TM30. If you're planning 5 months, you can also get a condo for 6 months, as it could be the cheapest overall option even giving up a month. I did that when first moved here while traveling. Cheers!
The amount of bait-and-switch units on Airbnb in Bangkok is crazy! Based on the profiles, most seem to be Chinese nationals likely making serious yields on these 'lipstick-on-a-pig' luxury apartments, as they can still acquire them fairly cheaply but rent them out at first-world rates. Further upside is achieved by using pics of the high-end apartments in the building, but then renting out the inferior units on lower floors, with less space, different layouts, and worse views (i.e., bait-and-switch). I'd guess they don't even own the high-end apartments. When the bad reviews pile up, they likely just recycle the listings among themselves. I'd imagine there are some losses involved in that practice, but the margin must still be positive. It'd be very interesting to see the operating margins for these ops :)
You can use Google Translate or have a friend check it. If it’s an expensive place you could get a lawyer to check it. Doing some due diligence with the reviews should help avoid bad buildings tho!

Airbnb can be a bit more risky in Thailand as it’s technically illegal to rent for under 30 days in a condo building and many condos have strict anti airbnb policies, but owners leave these up on the site.

Definitely a long time! You can take a van or bus there, you can take the train.. or even fly with a low cost airline. Plenty of options!
