    Hey man! You gave an excellent presentation. Funny, I was just looking at these stats but for Canada, since I live there. However I always go over US data as well.
    If the market tanks it's a good thing. Buy on the pull back 🙄🙄🙄

    I'm glad your talking about this I sent you a email on what's going on the with the down turn is coming it's going to be cataclysmic this time around I've paid off all bills

      Miss Smith.... Good for you! We did the same thing. We owe zero on everything. Naturally we pay taxes and homeowners insurance, maintenence, utilities and incidentals like a lawn service. But that's it.

      Thats a great position to be in but 76% of Americans have less then a $1,000.00 in a bank account. Not everybody is fortunate that they can pay off all their bills.

    Great info! My sister have a house in Vegas, near the strip, and I've been there a few times throughout the years and is finally going to make the big move from Hawaii to Vegas next year.
    Hawaii is just too expensive to live comfortably. I could afford a condo (don't want to owe the banksters), not a house, but we gotta start somewhere right. Lmao😂🤣😆
    You definitely stand out from the rest of Vegas realtor. Kudos to you!!

    30 year T notes are also a big indicator of the direction of market rates for housing.

    As soon as you said Well Fargo I shut down. They are so corrupt? I see them in the paper all the time doing something wrong and getting their hand slapped. Just saying. Having said that I'm a big fan of yours. You are very thorough and professional. I'm very impressed. You don't find that in a lot of young people today.

    Las Vegas is making a move into sports with addition of the knights and raiders. Vegas almost had an electric car manufacturer move in ( Fisker I believe). Anything to help diversify the local economy will help with dips in housing sales.

    Any update on the housing market for July?(Henderson) Would you move to las vegas lake? Is the lake clean or dirty? Better area? Thanks for the videos...

      Housing stats is on the to do list! I would move to Lake Vegas Lake. To me Lake Las Vegas is laid back and is about 20-25 min drive to the airport.

    It sounds like a huge correction is coming. Buying a home with 3% down is dangerous for the market. It makes it easier to walk away from your home since you don't have much to lose besides your credit rating. You can walk away and rent/lease a house down the street from where your house was because renters have nothing to lose unless the house they're renting is sold. It's like it's all happening again. You'd think a lesson was learned from 2007 and several years beyond that and that's to not write loans for people who will struggle to make their payments. So we'll wait now and see what happens. I think it's going to be uglier than before. We are cash buyers, but, why buy at this moment only to see prices drop like a rock? That is our biggest fear, buying at the top of a market. I don't think prices can go much higher in Vegas. We'll have to wait and see. It's too bad, there's 2 houses you've shown that we love and could buy right now but I don't think it's a good idea. If I'm wrong, oh well. But if I'm right we'll see prices back in the $60 to $70 a sqft again. You could get a nice house for $50 a sqft in 2007-2010 and maybe a couple of years past that too. Don't even get me started on Pahrump and the $30-$40 a sqft houses there. Nice almost new 3 bedroom, 3 car garage houses that no one wanted. It was a disaster.

      A huge correction is coming, and soon. We are at the end of the business cycle. This happens every 7 to 10 years. It's unavoidable. I would wait to buy. Read "Zero Hedge". Good luck!

      I agree with you a correction is forecasted in the near future. The million dollar question is when??? I've been waiting for a crash since 3 years ago and now I'm kicking myself in the a$$ for not buying...

      Try loading up on shares of TVIX, UVXY, and VXX. You can still make your dreams come true.

      Chakits Krulsawat I understand totally. We've been kicking our asses too, over and over. Even if we bought and used it a few times a year we'd have been happy. We should have bought 5 years ago, we almost did but we weren't as financially able then. We could have done it but we would have been house poor, if that makes sense. My husband just retired so we paid off the house to get rid of any payments to make it possible for him to retire. The smartest people turned out to be my son and DIL, they bought a house together with their college money (they got scholarships so no student debt) in 2009 so they could take advantage of the $9000 housing rebate Bush was offering which put a new roof on the house. They were only 23 when they got married in 2010. They both had 2 degrees each by the time they were 21. They got a 2700 sqft colonial for $107,000 in a really good area, Farmington Hills, Mi. We worried at the time they're taken on too much debt, but nope, they're doing great and I think they'll pay the house off in less than 5 more years. They're total gogetters. I'm continually amazed by those 2.

    I'm not confident in investment properties anymore. You can make it work if you're getting a mortgage on the house, but 100% cash investors are barely getting 5% in today's market after all their costs are calculated. Why deal with a headache and something that also faces market risk like a stock/index/mutual fund when you can just park the cash in a t-bond or a CD and get 3% and you don't have to worry about the hassles or dealing with tenants.

      Sup my man! I've been busy this month. 4 vacancies and one of them was an eviction. One I decided to sell, since it's in a rougher part of Vegas where finding a good tenant is difficult. I'm wondering where to park the cash once the sale goes through and I am still questioning whether to put it back into a less stressful property or to let that be the 1st piece in my slow exit.

    people,the housing 'boom' is deflating.Interest rates are going up,prices also.Meanwhile,those who bought in 2009 at the bottom,may be ok with a FIXED interest rates.Those who bought in the last 2-3 yrs? Your in trouble,cause when rates go up (which they will), the values will drop.Where I live,those who bought in the last 2 yrs ,are at a dis-advantage unless they stay put for the next 10plus yrs.In other words,the flipper days been over,and we are in for a BUST,due to the idiot we have in the White House,screwing up all the Obama had going from the last GOP mismanagement.Typical,the Dems get the budgets balanced,while the GOP spends and borrows on our kids future.Kinda dumb,if u ask me
