best of luck Shu on the next attempt .... the fact that you went through and took the exam only gives you a better preparation for next time .... keep doing what you are doing as you have thousands of supporters on all you social media platforms ....
I am a French guy who passed the exam a few years ago and it was quite difficult! it is all by heart and the civil code tricky questions are quite annoying... The business you have started is great for Japan and for foreigners who shows interest in this wonderful country. I hope you will get the takken next year. 頑張れ!
Salut, je vis actuellement au japon et je suis interéssé pour acheté un bien immobilier, est ce qu'il ya moyen de discuté en privé ou pas ? ça m'aiderait beaucoup 😁
Just took the exam myself, and did not get the result I wanted. If you don't pass, you don't hear anything. I didn't get a postcard in the mail. But I learned a LOT and I'm not slowing down. Looking forward to more great content from you.
Contrary to the others, I think you are better off not being a licensee. Assuming Japanese civil law is similar to the US, a licensee faces fiduciary and conflict of interest risks that your current consultancy does not. If you plan to work for a real estate brokerage company, they probably would require you either to give up your "side" business or to bring the business into the company. Also, if Japan requires licensees to have professional liability or E&O insurance, quite likely you will be declined as the insurance companies won't like your consultancy business risks. Anyway, I enjoy your videos and best of luck.
At least you took it so see what it was like. Maybe next year you can take it again and put in more effort so that you can pass! Something is better than nothing! Can't wait to see more houses in 2025 as a silent viewer!
btw, did you put down your name on the answer paper as you said you didn’t receive any notifications?! 😄 i guess there’s no way to understand those questions even with google translate 😅 adding a licence is a bonus but without it doesn’t lose your business. so no big deal, just enjoy the study and exam experience. best of luck next time if going ahead 🍀
How many questions did you need to get right to pass? Or is just the top 16-17% get licensed? With only 50 questions are you even allowed to get a wrong answer?
Hi Shu, Best year 2025, you can study a little harder & retake the exam. Next year I shall be visiting Japan as I am hoping to buy an akiya. Mrs GH Capovilla.

Super interesting. Thank you for posting!
Glad you enjoyed it!
@@shumatsuopost 50 questions. In order to pass, how many do you have to get it right?

Thanks for the update. My sister in Cleveland is ready to buy, I'm going to steer here your way. 😉😉😉
Love to hear that!
All good!!! Still my guy when I buy in Japan!!!😊
Sorry that the exam didn't work out. Are you ever going to consider expanding past the greater tokyo area? Kyoto/Osaka/Nagoya?
I’m planning to move out to Saitama next year! So excited😊
Have fun!
It went windy!😂
It feels good after, the wait must be stressful.
And “we” did
Best of luck bro all the 👍💯best.

Atleast it not the national university exam where you only have 1 chance, and no other way to retake. Good Luck

Mrs GH Capovilla.
You can do it!
You had me so fooled. I thought for sure you were going to say you passed. Oh well, maybe next time.
lol well, good luck next time
Great. Hard I think 80% fail.
anyway - your videos are super-inspiring! You are not working in Kansai, Nara..... but looking there with help of an agent
You cater to foreigners, I don’t see a need. Save yourself the headache!
