    Good video which is well balanced in covering the downsides and inconvenience of living in landed properties. Also one of the rare agents preaching prudence in property purchase

    With Lentor transformation, people suggest buying into Lentor Landed especially terrace houses. In your professional ground experience, is this good idea and whats the entry price and exit price strategy? Would you be able to do a video on Lentor landed video? 😊

    Covered most of the bad points of landed. Most landed properties are located far away from amenities and public transport nodes. So sometimes a car is really useful especially during raining days

      It’s quite common to see a car or two in a landed house. However those who prefer not to drive can find units closer to bus stop or mrt, there are quite decent options within 10 mins walk.

    Hi Marcus, would you advise stretching budget 4.5mil to buy single landed or splitting to buy one 4 bedrm and another smaller 2-3 bedrm condo to invest? Thks thks

      Hi that’s a good plan but remember to have a reasonable amount of buffer to tide through 18 months of rainy days. With that applied it’ll be a very safe move.

      For the landed it depends on whether you will enjoy staying in and maintaining such a big space/mortgage.
      Certainly having two means you’ll be paying installment for the one you stay in and use rental to cover the installment of the investment unit.

    These people working for someone else and wondering why they can’t afford landed real estate. There’s a reason why people who own such homes in almost all cases run their own businesses. The power of compounding and leverage is what sets someone financially free.

      $3.5m is a very good pricing but beware of falling into price trap. Must see the psf of the land and also how much Reno is required.

    For investment, is it wise to buy a landed property instead of a condo as the maintenance cost of a landed is much higher than a condo. Also landed needs a much longer horizon b4 one can flip .. perhaps even as long as 10 years.

      Most of the time we won’t aim to flip a landed in 3 years as the cost of fixing up the house etc is quite substantial. So it really depends on your needs and goals, not saying cannot cos i sold my landed home in three years too. If you can share more details of the landed house you’re looking at I might be able to give my thoughts

    Damm happy we stretched and upgraded our landed 11 years ago at $3.5m.
    Thing is if it's always upward trend (as long as Singapore does well)...then always a decent good bet to buy landed if possible.

      Errr No idea. It’s a corner terrace with land 2950 sqft and build up 5310 sqft. I reckon around $5m.
      But your points are right. We have many family members so needed the 5+1 rooms

      Hi thanks a lot for the encouragement. It’ll be around $2xxx psf, cos need to know condition built up top date then can provide a better gauge but it’s around low to high two thousands. Dm me if need any help

    Actually what are your thoughts on FH cluster ah? I am in between both options, and a greater inclination towards cluster (cause I hate dealing with tedious things like maintainence and insets). But the sad thing is the appreciation is kinda meh.

      Sure you’ve done your research on the profitability on each asset, but at the same time you should consider the affordability and the potential of using the possible savings on other investment vehicles too.

      My personal take is surely if you can get a freehold landed that’s in similar condition as the cluster, that’s most ideal. However most often the freehold landed will cost more. So if the pricing makes sense comparing within the same district and development the risk is well managed.

    If one can afford buy semi or detach,others r just like sardines,packed in a row then u better buy a private condos without the hassle of maintenance.
    Also,u better b a handyman to fix toilet or sewerage blockage,b a painter to save cost n mow your own lawn. 😂😂
    But seriously, if u can afford buy it preferably freehold n semi or detach…n it will appreciates in value due to land scarcity

      Actually there are inter terraces that are quite spacious too. And yes agree that freehold is better for landed but depends on entry price too.

    I think inter terraces have appreciated more due to upgrades. Many terrace rebuilding cost alone is not far off from the land value. Bigger properties do not have such a large disparity so the appreciation might be more limited on % terms.

      Depends on how much you need to spend on the Reno to make it liveable for your family. The horizon usually is longer than a new launch as new launch is purchased during construction and entry price is similar across.

      No la it’s the fact, but 2028 which is 4 years later people will repeat what you said. Cos in 2019 people also said 2015 was a better time to buy cos cheaper. So it really depends on your life stage not the cycle cos what is gone is gone we focus on what’s ahead iykwim.
