    Check the neighboring lot's deeds and see if there is an easement on those deeds.

      I did and I did not see one on there. I did not go way back into history and find one someone with more time and energy probably will go digging into history and figure it out or talk to the neighbors and make one.

    California WILL give you legal access, but you might need to go to court to get it.

      I'm in a case on a different one now. Even when you get the access you still have to deal with the neighbor you had to take to court in the first place. Much better to haggle it out with the neighbor or sell to the neighbors or buy them out.

    If there is people round all of it with no access. Best thing you can do. is break it up in 4's and sell it to the sounding people. they can have a bigger yard. It would increase their property value with more land

      I think breaking it up with no access may not be ok with the local county. They usually like to see access to all the properties you make because there are so many problems to old ones that have no access they don't want to make any more like that.

      Got some deals in Concrete WA too. All the good names. I had a couple of them in Placerville in the past. Boy those were hard to sell. One had homeless on it and was a big hill surrounded by expensive homes. Other one was pretty good but was just like pulling teeth to sell it at half the local market price. They took about a year to sell. County side ones sell a lot easier.

    How do I find the parcel maps online and deeds etc? I found a property I wanted to do more research on. 5551 Bumper Rd. El Dorado CA

      Look up the county and see if they have a GIS system. That is free and can be easy but you need to learn each county's set up to use them. I pay a half dozen different data providers to cover lots of scenarios in lots of areas.

    Luke you need to get a right away from a surrounding neighbor to use their property as access I seen the situation many times myself that's usually the only way I can go or one of the neighbors scoops it up

      Very true. Its a hard one but I have not spent the time to go talk to the neighbors. I should write them letters and or call them or go knock on their doors but I am not in the area or have the time. They call back and i'm like what property? I have too many balls to juggle right now need someone who loved the price and area to go figure it out. I can look up names and addresses maybe even phone numbers too on them. You could use reiskip.com to do it too. Cheap and even get their relatives info as well as social media accounts.
