Thanks Ed. However, you are talking nominal value. Given, you are ultimately talking about whether you make money or not you need to take into account the costs associated with each asset. Holding an index will not cost you anything other than fees buying and selling the index. Holding a property needs to take all the costs associated with it eg mortgage interest, maintenance, management fees, agents fees, etc. Can you do this again using real values? Also while talking about making money a discussion on the exaggerated loss when using leverage needs to be discussed
