I own a house close to UVic and the area is a great place to live. I bought the house many years ago and wow has the market changed. If you are thinking about buying in the Victoria area I would recommend looking into how you can rent out part of your house to help make ends meet. I don’t know all of the latest rules that the various municipalities have, but people who want to own a home in the CRD should look carefully into the rules regarding suites. Even building an additional “tiny home” on a big lot might be an option. Good luck first-time home buyers and remember to carefully calculate how much interest you will be paying if you are considering a purchase!
Thank you so much for sharing your insights! It's wonderful to hear how much you've enjoyed living near UVic-such a vibrant and convenient area. You're absolutely right about the importance of understanding municipal rules for rental suites and secondary dwellings. With the rising interest rates and changes in the market, exploring options like renting out part of your home or even adding a tiny home can be game-changers for homeowners. These strategies not only help with affordability but also add value to the property. First-time homebuyers, your advice about carefully calculating interest is spot on-working with a mortgage specialist to fully understand the costs involved is key. Thanks again for your thoughtful comment and for offering such valuable tips! 😊
Yes, a Bank of canada rate change does not necessarily mean that fixed rates will change. Fixed rates are tied to bond yields and can fluctuate all the time. Variable rates are tied to the Bank of Canada policy rate. Thanks for your comment. Have a great week.😃
These new rules are pretty funny, to me they scream 'how can we get more people suckered into signing on the dotted line to for all these over-priced $1M homes that we can't get rid of right now'

IS IT TRUE THAT THE UPCOMING RATE DROP IN DEC 2024, WILL ONLY AFFECT THOSE GETTING A VARIABLE RATE, NOT A FIXED RATE MORTGAGE? THX
