I live in Texas and they're very common here. You can buy 10 acres for $75000 and put your mobile home on it and most people think nothing of you living in one. I have family in Cali and it's crazy expensive there. Good for you for being smart with your money. I would love to see an update video.
Great decision. Your house is NEW, you will save Tons of $$$$ going forward and the mortgage, property taxes and utilities should be affordable, God forgives, if you find yourself alone. You could probably pay all bills flipping hamburgers..!!!! You could now be saving HOA (Homeowners Association fees) and M/H park's fees which can never be recuperate. I live in Florida, got my own land and had a M/H mortgage of just $640 a month. In 15 years paid it in full !!!!. Now all the money is use to travel......Enjoy !!!!

Hi Jaclyn! I would say to be prepared to put a 20% down payment on the home. Also, be aware that interest rates on mobile homes are typically a bit higher than traditional home loans and the terms offered might be shorter. Sybille Berrouet We found our home on Redfin. It was previously owned and lived in so we did not go through the manufacturer directly. If you were interested in buying a new home from the manufacturer, you would need to find an open space in a mobile home park (rare), or put the home on your own property , or you could also find a run down mobile home listed at a good price and then take it out and replace it. Originally we were only interested in a park that was “owner owned” but those home prices are much higher and found that the parks were much more competitive to get into. Also, owner owned parks are not easy to come by. We switched focus and narrowed the park down by the cleanliness and overall atmosphere and amenities offered. Lots of research and price comparison helped us to decide if what we were getting was worth the space rental fee. Not all banks do financing for manufactured homes. The process is essentially the same for a mobile home as it is for a traditional home. Loan interested rates are generally higher with shorter loan terms. Hope this extra info helped. Are you sure you bought a mobile home? A single & double wides are mobile. But a modular is NOT a mobile. A modular is no different then a stick figured home. Reason I ask this is because the walls are finished. They do not put tape & textured walls in mobile homes. And that is the walls you have!

We have one family friend who had recently bought a mobile home in our area so we sat down and chatted with them as well. One thing i wish we would have done was contact a realtor who specifies in mobile homes. Hope that helps!

I used online mortgage calculators to figure out our budget based on what our monthly payment would be. We started online searching for homes in our ideal price range. And just started going to open houses to get a feel for things. It was a slow process really but it helped us narrow down what we wanted/ didn’t want and what we were comfortable spending.

What do you think about buying a mobile home staying here paying it off, and then it will give us a few years to raise our kids get a career (me at least), then we sell it and use the money as a downpayment on a house? Keila Maldonado there are definitely agents that specify in mobile homes. I wish we would have used one. Now that we live in a mobile home community, I have come across a few of our neighbors who are agents. They advertise themselves in the club house of our community. Unfortunately, I don’t have a great resource for areas outside of ours specifically. Maybe try going into mobile home parks club houses that you are interested in and asking around for local agents? Or do research on listing agents on mobile homes in your area. You will likely see the same couple of listing agents on multiple homes. Hope that helps!

You are doing what I did several years ago. I bought mine with the idea that I want to retire some day and just can not afford the traditional $4,000 a year and increasing property taxes. The combined taxes on my place, a 2150 sq ft doublewide on 5 acres with two steel carports, two wells a 8' x 12' out building and a 26' x 18' garage is all of $1,040 a year. Major difference as compared to what a friend pays on a 2600 sq ft site built house on 1 acre (He pays around $4,300 in taxes). Plus my home was much less expensive so I have it almost paid off completely. In Florida, the best upgrades were the upgraded window and insulation package I ordered when I ordered the house, a new standing seam steel roof and the ultimate necessity in hurricane land Florida, a 22kw Generac stand by generator.. Don't leave home with out one! Even with all this, I paid less then half what my friend paid for his 2600 sq ft site built house. There is still a stigma attached to manufactured homes or as many still call them, mobile homes. But as the quality of site built homes has dropped and the quality of manufactured housing has increased, manufactured houses are becoming increasingly popular. The only thing to watch out for when buying land is the deed restrictions. Many subdivisions do not allow manufactured homes and only allow the building of a traditional site built house.

joanneivy we were already in contact with an agent who had showed us a couple of houses before. When we found the one we wanted, we just contacted that same agent and she pretty much took it from there.

For the sake of our privacy, I'm not comfortable sharing what we paid for our home. Our all in monthly costs for the lot and the mortgage is less than $3,000. We live in California so the cost of living is high. Rentals comparable in space & amenities would be at least $3500/month. Hope this answers your question.

There are a lot of online tools to help you calculate a mortgage payment based on the price of the home, down payment percentage, & interest rate. I used mortgagecalculator.org often when crunching numbers.

Sam T this is not so. Some parks are 55+, others are all age and you could also buy the mobile home and put it on your own land.
