  • Today we continue our house hunt in Pattaya and move the price range up to $300 to $500 US Dollars or 10-15k Baht. The House Hunt today will start in the Pattaya Jomtien area and take us far into East Pattaya as we look at 3 houses, each with a different setting and personality. We conclude thinking we have found the right level of house but will start focusing on location for the next round.

    I really don't know why you want to be so close to central Pattaya. I've been renting a house near Theprasit & Soi 3 for 6 months and I really like it. Central Pattaya / walking street is only 8 minutes away via motorbike & Jomtien is about a 6 minute ride. Being between the two best parts of Pattaya gets you a good centralized location and you get a lot of house for the money.

    Once you are more than a couple of kilometers out of town, it doesn't make much difference, you are using bike or car to get around .

    I think Vee’s favorite is my favorite too! The modern western style kitchen with oven was a real plus. Also the herb garden and waterlilies gave the place a homey feeling.

    Soi Khao Talo turns into a river when the rains come (see some of the recent videos). You might be able to get some kayaking in. Probably not so bad up the hill where Vee's house is.

      You don't need to be in soi kow talo to live in the dark side and still be in a nice quiet secure village with a pool 🇬🇧🏴󠁧󠁢󠁥󠁮󠁧󠁿🇬🇧

    I was paying 18,000 baht for a nice condo in Jomtien, but moved to a house with garden nice country lifestyle for 12,000 No where near Pattaya but there is more to life than Pattaya. I like house hunting.
    Look forward to the next step up.

    Boy was I wrong. This house is really nice. What a deal It looks nice and clean. Love the layout. Kinda like a Condo all on one floor.

    I liked the first one as well loucas for the location, but sure get more for your buck the further out you go. Hope you and vee can agree on a place your both happy with! Agree with you now is a good time to be looking as it's a buyer's market. All the best.

    I absolutely agree with you about the money, car salesmen, estate agents etc. given a budget figure always ignore your lower figure and take your top as a target to be hit or exceeded rather than trying to find you value for money. I guess you have to keep in mind they aren't working for you they are at best, working for the vendor or worst chasing their best commission payoff.

    I rather go with Vee's choice... The third house looks very nice especially the safety box which was attached to the wall... She can keep some of her valuable shrimps over there so it will not be stolen 🤣🤣🤣

    I love Jomtien. Quiet an calm, but only a 10 minute bath bus ride from Pattaya if the need for partying overwhelms you :) (and also smack dab on the bath bus route to Pattaya)

      True! You can always take a motorbike taxi home if you overindulge. Central Pattaya is totally overrated. Why live in a condo when you can get a really nice house at the same price?

    The great thing about houses in Thailand is most properties are 100% paved. No grass to mow.

    I would choose the very 1st one in a heart beep over the other 2's due to the approximity of the beach where I can go jogging anytimes I wanted with fresher air.

    House much better bang for the buck - definitely more space - can get to anywhere easily by motorbike. Having a complete room as an office is a must for me, can also have a BBQ too. I'd rent the 3rd house and would eventually want to replace the furniture with my own furniture that I'd buy over a period of time. East Pattaya is the area I'd look.

    A house suits you guys for sure. Nice looking residential areas in that area. Secure, private parking is a great benefit of having a house. Rent is definitely higher up in your area than here, but 15k is not bad for those homes. Cheers

    Some decent looking houses there.
    I've seen a few good looking villa's for rent/sale with private pools in decent locations. Most in the 20-30k range. I imagine I'd get a 50% discount at the moment. I'm more interested in renting than buying but I see some great deals for sale. 👍

    Just watched the video. Talked to the GF in the past about going to Khao Talo because I’ve seen many nice places. She said too many flooding problems there too.

      Yes, just had the biggest flood here in 10 years. No water in any of those properties. Actually makes right now the perfect time to look.

    Be careful about renting villas along 1st to 3rd road from the beach as these will get flooded when it rains, those on the Eastern part near nong prue that are on higher ground will not be affected, but u will need to own a car or bike to get around.
    One cheap form of transportation is to custom make a bike with sidecar. Can load groceries onto the side car when hitting the supermarkets too

    I liked the 1st house too, though if you think you might be doing more at home entertaining (with a bigger place), the 3rd might fit the bill better.

    I have a plane ticket for the Phuket Sandbox on October 31st. I then plan to make Thailand my home base. I will be going to Hue Hin to find a rental. Staying away from Pattaya because of the flooding. I've not heard that Hue Hin has a flooding problem. But with this climate crisis I am sorry to say that could change.     Go for a house on the east side maybe out by nong mai gen by the elephant village, beautiful houses out there peaceful and quiet if that's what your looking for, have a house there myself, only ten minute drive into city.

    Yeah,Vee choice is the best today, the only thing I would change is those pots, stagnant water is a breeding ground for you know what 🦟 The finish and furnishings are really good and of course the location is okay too. 🙏for the video Lucas 👍

    Jomtien area full of good sized clean baans ! Stay off the main drag sois for less pollution and traffic noise !
    Better to reside by a Wat then a all night beer bar ! Sold my two room View Talay 1 condo in 2005 !
    Many new villas and condos built around there since ! Wish my mortgage payments were $500/mn !
    Villas and townhomes are also worth looking into ! More southeast you go some nice subdivisions around !
    Try Naklua !

    As a single guy I gravitate to the high rise condo lifestyle. But I can see the appeal of this series for younger guys with families or guys who are used to single family homes. Not my cup o tea. But well done and good value selections Lucas.

    That's a good place for the price. I spend 1000.00 a month for this place, Most people are spending 1200- 14000 hundred for an apartment.The third one is great and my Pick also and I don't think much of Vee pick of any thing. Remember somebody's got to clean the place! and keep it up. The second was to much Maintenance.And cleaning.Thanks for the Video really like this kind of Videos.

    i pay twice that amount to lease a site at beach front RV Resort here on Padre Island , really happy my Motor Coach and Mercedes are debt free !! Jomtien beach condo , $300 usd , leave me with funds for girls and cocktails , YEA im on board , no POISON VAX for ME , no quarintine for me , soooo when im ready for my next Adventure way more likely looking at Baja , Playas de Tijuana , Rosarito , Ensenada , 65 degrees at nite , 75 day , San Diego minutes away , use my U.S. benefits

    Request - If you could do a tour of homes that are in the typical USA range of $1,500 to $2,000 a month and let us see what we could get for a typical rental/mortgage payment in the states these days. That would be very interesting for my wife and me, and I assume others would be interested.

    That's how much I'm paying for a studio in Mexico. I forget how great the prices are in Thailand. But in Mexico it is easier to stay and less hassle about the visa.

    My thoughts on 1st one, same as u would feel looked upon by condo inhabitants. Great Tip from you, is to ask lower than your budget, be interesting to me, to know if they allow pets.

    I wouldn't want a wet bathroom. After a shower, everything in the bathroom would be wet. I'd want a closed in shower or tub. I agree with Vee, the third one was the better of the three. I'd be very concerned with street flooding more than how far it is from the city. You really need a garage to restore that 64 Ford you found.

    The first one looks like only one or two min walk to Thappraya road. Where you can get a baht bus to Jomtien or central Pattaya for 10 Baht. For those without a vehicle . Would be my choice.

      Can get by with a bike, you can always get groceries delivered as well. But having a car may make it more convenient.

    For me as a single person number one would be right for me, I would need more storage though, but I don't like the location, I think I would be lonely there, Number 2 was a complete no, no, and number 3 just didn't seem to gel and was too far from baht bus routes.

    Can you please ask about pet policy? I have a German Shepherd and I will not even consider leaving him.
    Next, I have a question; The realtor said that this is listed for 20000 bought but believe you can get it for 15000 bought. Is around 5000 bought per month the standard discount one can expect? Knowing this will really help me with my Internet searching.

    I will be looking for homes in the $800 to $900 range so I'll be interested to see what that can get me.

      Yes, I will try and remember to ask about pets, thats a good point. The listing price thing is because the homes have been rentals for years. Some have not lowered their listing prices but will take considerably less right now because the market has changed over the last 2 years.

      I've wouldn't even consider the thought of leaving the best dog in the world, I had 2 AKC registered German shepherds, and I'm one year from retirement, and in excellent health due to never being married and most people think that I'm in my forties I was just blessed with great jeans.

    With all the flooding around pattaya and the railway tracks, your better off getting a house way out on the east side be quieter as well.
