    I live in Thailand on the Elite visa. After 5 years of visa runs I had no choice. If you're 50+ you can apply for the retirement visa.

    I was recently looking at property in Bangkok and this was the exact conclusion I came to that there was an oversupply. This is a big achievement for me because I know very little about real estate.

    Don't invest in Thai property, you will never sell it and will lose a significant amount of your investment. After 22 years here I speak with experience and knowledge.

    I'm leaving here for few years, just had a meeting with a foreign real estate developer here recently who showed me his new building and explained to me a bit how things get done here, from the eys of a foreign developer.
    Let me tell you this guys, he was a professional, and my opinion is unless you are a professional already - don't try to start your developer career here in Thailand.
    *I'm writing this because I read few comments mentioning that Thais buy only new condos, so some folks start thinking of hiring construction employees to build for themselves.
    I really like living in Thailand, I like the people and I like the atmosphere, I feel like I'm being treated best as a person.
    My money from the other way - won't be treated here as good a it could, and therefore I don't park my money here, just few hundred thousand of bhats for convenience.

    The consensus of those "in the know" here is to RENT and do visa run vacations, barring covid variants. I've felt renting is the way for decades too.
    However, prices will likely decline much further (end of 2021?) and it may be wise to sit on a pile of gold until then.
    If I see a condo we like, I'll probably grab one.

    .... read the fine prints !! and .... after they get your money , WHAT IF they change the " rules " ??
    check how many " condos " lays idle , owners can't get back , can't rent out , can't sell -- NO buyers .....
    this only benefit certain builders with close connection to " power & financial sources " ......

    They also now have some ismart visa, I think it's called that, it basically goes like this, you sign a 6 month or longer contract in the country you work in for a contract, for example if you are a professional IT guy you sign a 6 month contract, you take that to the Thai consult and also back it up with your working experience/certifications etc. They then give you a 5 year working visa, like a digital nomad visa. You can then work legally in Thailand and you can then also work in your profession for local Thai companies or take on work from them. Well something like that.

    $300,000 is a lot of condo in Thailand. That would get you a very large 2-3 bedroom, luxurious penthouse in a prime neighborhood of Bangkok. One could get that and get the visa, rent out the condo for 60k baht per month and then rent a normal Thai studio for 8k baht per month and have the rest of that money to live on. If someone can afford that condo it is something to consider, you'd have the asset, visa and potentially monthly living expenses taken care of by renting out the condo while the price of the condo would go up long term (hopefully).

    I lived in Thailand for 10 years... My advice would be don't invest anything in Thailand that you might want to place outside Thailand because it's easy to bring money in but quite difficult to take it out.

      @@JM-gu3tx 100%... A lot of times the farang can't speak any thai and the other person will say blah blah.. Thailand is no picnic... I really enjoyed it but you have to like dangerous roads, air pollution, saving face etc. It's culture shock. . Can't beat the GF's though... It's fun times.... I was based out of Chiang Mai.

    Important point for Nomad Capitalists, the Elite visa does not allow the holder to do ANY kind of work in the country.

    I like the idea of being able to come and go from Thailand without any hassles, but the idea of buying a condo there isn't too appealing. Good to know what options are out there though.

      @@vegetaryen In that case, guberment fiat will be worse than worthless. They will stop printing cash for the same reasons, and hyperinflate all the currencies so that cash is effectively worthless. Your bank account can be frozen at any time for any reason, cutting you off from food etc. They can't do that to bitcoin.

    Thank you Andrew. Very informative. In general, I prefer KL to Bangkok. Traffic is murder in Bangkok. It only took me an hour to get from the airport to the Peninsula Hotel (amazing). However I met some people that trip took them 4 hours since they hit it during rush hour(s).

    thailand is way too hot to live in unless you want to stay inside most of your life. I was there for a few months last winter and it was ridiculous! Couldn’t even go for a walk unless it was before 8 am, the rest of the day was spent in the house. Just as well sitting in the UK house hiding from the cold rather than sitting in a Thai house hiding from the heat. I bought a house there (through my Thai wife) and it depreciated like a rock, managed to sell it to a relative for about £10k less and I was relieved.
    Definitely rent for the first year if you are going as properties are abundant and cheap through Airbnb. If you haven’t been and are not going for the ladies, I recommend Koh Chang! I have been going to Thailand for 20 years and always found it to be a bit of a dump (particularly Bangkok) but was blown away with this little Island.

      @@epicurean1868 I spent last January/February in Hua Hin and I honestly think that is a dump too but that is just my personal view. The beaches are filthy as is the water with nobody bathing except at the far end. The dead fish washed up each morning is not something that invites you in. The military beach a mile or so further south is nicer but I think it is because the military clean the beach from all the dead stuff prior to folks arriving. Only the farangs (foreigners) go to the beach whilst the Thais shelter under the trees. Avoid the monkey temple like the plague as it is neglected and the monkey are a dangerous breed.
      Apologies if you live in Hua Hin!

      What is really nice are the French islands Guadeloupe and Martinique in the Caribbean.
      Little bit expensive but beautiful.

      @@epicurean1868 My wife and I have been trying to find our dream place for about 20 years but have given up. We will continue to travel and enjoy everywhere rather than putting down roots. I wasn’t keen on the Caribbean either lol - not an easy person to please 😬 We spent 6 years in Florida (even got our green cards) but we got bored there too. Again, too hot most of the year and very flat with very little history or places of interest compared to our home city of Edinburgh. However Edinburgh is too cold for us hence the travels.

      ​@@micomarinas2753 that can work but either you need to have it in your Thai wife/G's name which has it own issues or some developers name/partnership to create a condo type ownership pass thru... That works but if the developer goes bust etc then it can get real sticky.. I have heard many stories of a property being encumbered and the farang has to pay pay pay to clear the lien etc.

    This is a very small discount (500.000 bath) to try to sell overpriced condos… and minimum 10M baths , it’s a scam !!!
    Now you can get MINIMUM 50% discount ON PROPERTIES in all Thailand 🤨😰🤣

    Cannabis is legal there now. Since Oregon and other states cannabis market are captured by oligarchs and hyper-regulation, Im heavily contemplating Thailand. Im nearing 40 and America is obviously a relic of the past.

    A video about free zones might be interesting. Like areas in UAE with their FTZs that have tax favorable conditions. Maybe not places like Manaus, Tangier or Klaipeda which are more focused on import/export of goods. While they might have to do with tax I don't think its something your audience is interested in. Might be interesting for people operationally who are in those industries and want to set up a better pipeline.

    Avoid buying there, pay the 25k 5yr Elite Visa for a couple yourself, the visa essentially pays for itself over 3 - 5 years, given the low rents there.

    Its a scheme to help developers sell some of the massive glut of unsold Condos, over 100000 units. Likely not a good investment.

    Countries popular for 2nd residencies (Panama and Malaysia come to mind) have had much, much more restrictive lockdowns than the US. I spent the last 2 years in South Korea who IMO has had the strictest 2 week quarantine in the world coming in. For all that is wrong with the US, they aren't restricting their citizens nearly as much as other countries.

      Sorry but foreigners can not "buy" land in Thailand themselves. A foreigner can not own more than a 49% share of a Thai land. The exception is to be married to a Thai citizen who can own the land. Buyer be ware: there are lots of cons and scams when it comes to land here including forged documents, fake land agents and fake "attorneys".

    There are other ways to get property in Thailand.
    Also if you are married to a Thai National then you can start a business with your partner and get property foe the business. The caviat with that is that you can only get 49 percent of ownership in any business that you start.

    Thailand is a great country. And the locals, on the whole, are great people. However, it may be a better option 5-15 years from now but rn I'm not so sure. It's also worth mentioning, when and if you sell, that if you make the money IN Thailand and have it transferred to your Thai account you may have trouble withdrawing that money OUT of the country. I've heard this issue with people who own businesses and hold jobs there. Would this hold up with real estate deals?
    Then there's the whole 'go where you're treated best' - if we were to compare this to Malaysia, KL where I am right now - there's no comparison in my humble opinion. Malaysia wins hands down.

    I live in Bangkok. Personally, I see elite visa as something for suckers or well those who don't really care about optimising for their stay here. Still, RE is a decent option if you plan to actually live in the condo that you buy. I just don't see any reason to stay in thailand long-term.

    Awesome video! A bit off topic, but Bitcoin, silver miners, and uranium are incredible contrarian investments right now that can produce highly lucrative returns. Total return was 101.34% in 2020 and have increased my net worth by about 300%. Should be an exciting year in 2021.

      There's a big misunderstanding about Thai women in the west. It would be hard to impart the conservative, polite nature of the majority of Thai women to your wife. As for practicing law, we used a US attorney and a Thai attorney for our marriage, visa, and prenup. There's a practicing US attorney on YouRube who would likely advise you reasonably. OR: Maybe not...?

    If i'm a founder of a crypto project, and I receive some utility token. If I want to convert some of them into fiat (bank account, preferent in the US).
    Can I do that? What about compliance and AML? Are there any problem with the ammount of money?

    The problem with Thailand is that you can only buy land for 99 years. ie. never own it fully and hand it down to your family.
    They need to fix that.
    Other than that, Thailand is great.

      @@normalpsychology If you're not planning to hand down land there's no reason to buy it. The stockmarket will give you better returns and more options in terms of flexibility and liquidation. Additionally because every nation requires foreign investment for growth, your much less likely to be targeted with punitive taxes.

      Generally the greater returns you target the greater the risk that your bet doesn't pay off.

    Unless your getting a great buy forget it, process too high easy to buy good luck if you need to sell, tourism, businessall the clubs bars shut down, no nightlife this is a suckers market, the visa for a condo in my view you could not sell, if so you would have too at a huge loss,look elsewhere the old Thailand is over, just look at all the tourist zones there shut down, you know it's bad when mcdonald's and7/11 are closed all over buyer beware.

      We don't drink and some groups of tourists in the past 15 years are gone for the better, from my experiences. So the bars being shut is sad for local businesses and families, but not a deterrent for us. We'll rent, unless condo prices drop steeply from where they are now.
