Great question! Yes, you can definitely use a HELOC on your primary home to fund your first rental property if you have enough equity. This lets you leverage that value, usually at a lower interest rate, and gives you cash for a down payment or even to cover the full purchase if the equity's there. Just keep in mind, though, that HELOCs are variable-rate, so monthly payments can shift with interest rates. Make sure the rental cash flow is solid to cover expenses, since you're using your own home as leverage. Smart play if managed wisely!
Maybe your mortgage is set up differently? Mortgage and property taxes are separate, although it can be paid through your mortgage company, it doesn’t have to. You technically can save up and pay on your own…depending on your mortgage company. Once you pay off your mortgage, you’ll pay your taxes through your local city separate. The schools etc, still get their money.
