    Finally someone willing to tell it like it really is ! Most real estate brokers prefer to white wash the realities of vacation home ownership. Once you purchase ,with eyes wide open , you can actually make a few dollars.

    Great vid. Bought new construction condo at margaritaville. Location and amenities were top notch and I liked it being turnkey and hands off.

    We have a home in Virginia fully paid for so we are considering to buy a second home in our favorite state florida. Orlando seems like the most logical place for tourism and then driving between Miami one side and Tampa on the other. I hope this can work.
    Are there locations better suited in Orlando then others?

    What’s the situation in Winter Park? We really just want to use the home a few times a year and offset any expenses we can. Is min thirty day rental ok since short terms is out the question? I can’t seem to get a straight answer there.

      30 day rental if HOA doesn’t forbid it. Short term rental if it’s a multi family and one part of the home is long term rented

    Your comment about Margaritaville was incorrect.
    I own an 8 bedroom cottage there.
    There are 2 management companies to choose from, and you can 100% rent it out yourself.
    I've noticed that you're negative on the development in other videos, and I don't get your hate.
    Please tell the truth next time.

      Not negative. Just an expensive option compared to others. The management fees are cost prohibitive from a strict investment standpoint. Doesn’t negate all the positive things I said about it in this video and in the past.
      I’m not one of these realtors who’s going to convince people to jump into a purchase just because the builder/developer offers above average commissions to do so.
      If you’re not buying it for an investment (meaning you just want an amazing place to stay) then it’s hard to beat.
      Show me the lie.

      You stated that in the development, a person must use the rental company if they choose to rent it out.
      This is incorrect.
      You can absolutely rent it yourself if you would like.
