Definitely don’t crowd the space with stuff. My friend used to come to my house and say it looks so big and spacious. So she went out and bought the same floor plan…and filled every square inch with stuff. She still comes over and asks why my house looks so big and spacious. 😂

I bought an older home with 10’ and 12’ ceilings and was able to get the floors replaced and everything painted before moving in. My contractor had gotten to know me and knew that I wanted to be selective with what I would spend more money on, and for what I would bargain hunt. He thought I was a little cuckoo paying a chunk more for 7.5” baseboards throughout the house vs 6.5” baseboards. At the end, though, he agreed it was worth it. They’re just plain square edge and look fabulous with my tall walls. 🙂
I have a 1910 bungalow and all the baseboards are a full 8 inches. We did a gut on the 1970’s attic addition and had a carpenter replicate the millwork in the downstairs, down to the plinths on the doorways. I love bold millwork.

New subscriber! In the process of renovating and decorating an outdated townhome with a long, rectangular narrow living room attached with a smaller dining room. Trying to come up with a furniture layout that is balanced and not too cramped while also being functional has been an interesting mental exercise. Your videos have been an amazing resource so that I can hopefully make some more thoughtful and lasting design decisions the first time! I love how your videos get straight to the point and focus on timeless design principles that can be applied while always being very engaging. Thank you!

"They're not twins" perfect! I'm going to use that.
As far as scents go, I think several small vases of lavender sprigs (not the flowers, just some cut stems) are the perfect way to add a natural and lovely scent to a space. These are available year round and lavender is sooooo easy to grow in a container. In fact, just cut some stems and stick them into dirt and they will grow quickly into small lavender bushes that require little to no maintenance. Candles are too much an unhealthy chemical both in scent and smoke.

@@cish6047 Yes they do. If you are curious how to propagate lavender cuttings, it's on my schedule to be part of my next week's video, which will be uploaded Oct. 7th. I have no idea where you live or what would be available where you live so I couldn't tell you where to get the sprigs or stems, but if you know of a lavender plant, just follow what I do in my upcoming Oct. 7th video.

Love all your videos, but this is the one I’ve been waiting for! We just moved into a home with open concept, and I was at a loss as how to make it feel connected. My style and furniture are British colonial, but the kitchen is modern and all white. I actually became inspired by your love of blue, and used blue and white chinoiserie pieces in the kitchen and living area to help it feel connected. Your videos inspire me to work with what I already have, and I love that for me! I appreciate the time and work you put into your videos to give us a wealth of information.

You nailed it with windows. I got similar advice that they should relate, not match but be like a collection, even in partial open concept. And I am with you: no rugs on carpet. Keep saying it, coming from a professional maybe more will resist the temptation.

Im no designer, but thanks to you, I play one in my house! I have never lived in one place very long. So, i chose a simple base palette of only 3 colors to take me everywhere. Colors are; Black, linen white, and cognac
WHITE: walls, two love seats, counter tops.
BLACK: hardware/Light fixtures. Varied in Pillows & rugs.
COGNAC: stain color in kitchen, leather chairs color, varied in rugs.
I have learned to adjust these colors as needed. If i want more masculine, i use less white and more black with cognac. More white for a cleaner lighter feel. Of course, i build off these with more color such as plant greenery and accent pieces. Watching these wonderful videos, my confidence has grown enough to pick a new color trio!

I love that color combination. I used black (hammered iron occasional tables), white (Ben Moore Simply white on walls) and brown (rustic game table, hunt table) and then a brown/white cowhide over natural stone floors in my open rumpus room. STILL LOVE IT after 10 years. Sectional is same neutral stone color as floor. Space flows well!
@@kathrynbaker5188 oh my...hello, I am happy to meet a kindred spirit!! I too have a cowhide for my natural stone Floors!!! Great minds think alike!😉 Everytime we moved i tried to change it up. (We're pilot & flight attendant....hubby and i moved alot) However, always come back to my basics of black, natural white & cognac because it is clean and comfortable and looks luxurious without effort. When i want color, i buy a new blanket throw or sofa pillow...easy peasy. During the gray craze, i broke my routine. But....i am back on track, thanks to Garrett!
Here is my one thing I have done in my open space, did a huge de-clutter and now it is more open and breathable.

I understand the desire of the open concept of kitchen open to dining and living area. It makes it look more spacious and the openness invites people to hang around together but, I prefer the coziness of separate rooms. I like to cook a lot but, don’t want everyone to see the total mess I make in the kitchen. With an open kitchen, I would be constantly cleaning the counters and stovetop. It would make me too nervous. I don’t know how others manage it. Great video, again!

Do a two tiered counter to hide “the Mess” 36” counter with a 42” surround. Increases your counter space and hides all the ills of cooking nd clean up after dinner. I’d rather enjoy my guests than look at what I need to do after. Also gives a great height for people to gather without having their hands and drinks set all over the work area. HATE that.
I cannot stand the concept of putting a kitchen in the living room and that’s pretty much what’s happening in an open floor plan. Have a kitchen large enough to place some sort of arrangement where some could gather together in the kitchen. Keep the LR separate, a LR is a different vibe. Of course speaking on a built home.
My house is open concept and while I save to replace carpeting (it's apartment building grade beige at the moment yuck) I shop for affordable, yet beautiful, drapes that totally take the eye off the floor. I have a range of tones in the hunter green/teal/cerulean family that transition from the living room, to the dining room, and into the office/nook area. It's coordinated but not matchy. Despite my carpets people compliment my house every time they visit - which thankfully is more and more!
OH! I had that same carpet! I hated it. My workplace is also all beige so I was sick of it. I no longer consider beige a color lol. I was stunned when I had all my floors replaced and the installer saw the original carpet layers name and date on it. This carpet was 21 years old! Gave me the heebee jeebee’s.
I'm in an apartment so scent tends to be the whole place, but I love essential oils. At the moment I'm alternating between rosemary and lemon essential oil in a burner - fresh, natural, and clean. I keep it near my kitchen and bathroom because that's where most of the smells are produced that I'm trying to counteract! (cleaning only going so far)
Garrett, your video content, editing and graphics are so professional and polished. And the way you deliver your experience and expertise is excellent. You give your opinion, but not in a way that alienates other's tastes, but instead offers them options to achieve a more pleasing space, while staying true to their own design likes/dislikes. I have an open concept living, kitchen, dining, and music room with light from all directions. There's one flooring in the whole house, and the large space has one color. Make sure that the color can survive all the light coming in! I really enjoy hanging art but there's something beautiful about letting the spaces breathe.

This is going to be so helpful for dealing with our 1br apartment that's basically open concept and just feels like a huge challenge. Also I want to request a video for choosing rug styles- although you've covered sizes in other vids I'd love to learn more about the different styles, patterns, and colors and how designers choose them.

Another great video! Our new house is open concept and we put bamboo flooring through the entire house except for the bathrooms and laundry room, which are tile. Having a uniform floor makes it feel cohesive.
I’m intimidated by our new kitchen-dining-living area and this is sooo helpful! Especially the lighting tips. Thank you! Will be putting roses everywhere though, not just on the coffee table 😂

I've used many of these concepts when decorating my open space. Had carpet in the family room and dining room, vinyl in the kitchen and eat-in. Replaced with engineered wood throughout. Looks so much better and actually made the space look bigger. I have different light fixtures in each area but they all have a chrome finish. Artwork isn't in line but I am creating a gallery wall.

I can’t even imagine how much the drapes cost in that picture you used when speaking about mixing metals, but keeping light fixtures the same. TWO STORY CUSTOM DRAPES?!?! (probably took an eternity to get them too).
Yes, more floor showing makes the space look bigger. I see so many homes with those big bulky couch's; it makes the room so small.

This is one of your best videos yet, Garrett! All these tips for integrating our open spaces are wonderful. My favorite design element in my open floor plan is the gorgeous wood-look LVP floors and 5" baseboards I just had installed. One floor throughout my home makes the space feel huge, and I'm freshening up other decor to complement we the "new" look and feel. It's definitely one of the best investments I've ever made! I agree with the idea of all wood in open concept. I installed lvp flooring in my open concept and it certainly elevated my home. It makes the space look larger and more unified for sure!

I have several Los Angeles Pottery cookie jars from the 60s. They are a rich gold color with fruits or flowers that were applied before the the firing of the pottery. I found a set of foo dogs that are 12” tall and the same golden color and are in the greenhouse window. A Los Angeles gold spoon rest on the stove ties the colors together with a valance that is gold, red and black. They look good with stainless steel appliances. You will never say enough of area rugs needing rug tape. Not only for decorating a room but also as a safety factor. Loved the video.

I could not find a large enough coffee table for my large living space. So I improvised and used a large round glass table but flanked it with a potted plant in a Cool pot and a basket with blankets on both sides. I get continuous complements on how beautiful it is.
Very interesting! Yes, that's a common dilemma and often the coffee table would have to be custom made.

Until this year, we have always lived in homes that were old and didn’t have an open concept layout. Yes, during renovations I would get rid of long hallways that were nothing more than wasted space but doing an open concept would take away from the home’s vintage “character.” However, this year we are moving into our fantasy home (the fantasies include screened-in back porch, big front porch, swimming pool, laundry and master on the first level, and two car garage). In looking for the fantasy home, I remember we came across two homes that checked all the boxes and were perfect. UNFORTUNATELY, they broke a key rule you mentioned in this video…they had beautiful hardwood flooring throughout the open concept but had tile in the entrance foyer or tile in the kitchen. The break up of wood and tile looked awful. There was just no way to pull up the tile and put down new hardwood because it would not look right. I certainly could not justify ripping up all the hardwood and tile to put down new hardwood. So, we just had to walk away. Those two homes took awhile to sell and I am convinced it was because of the tile/wood mix in open concept.

Garrett, thank you million for all your advice! It has been very real-worldly and practical; and hopefully remains such. We are exactly in the situation where we have a transition from carpet to vinyl. For financial reasons, we are replacing the carpet with hardwood floors one room at a time, doing it ourselves. The goal is to have hardwood floors everywhere, but that could be back breaking experience, lol. When you show that floor transition photo, I thought "yep, that's us". 😅

This video provides a ton of great information. Thank you, especially for the information on lighting. You answered one of my questions. The other ? For me has to do with the LR area rug, which I need to replace. I like a neutral look so that my small open-concept condo doesn’t feel cluttered. Should I match the LR area rug in general hue and tone to the floor, or to the couch? The floor is dark brown and the couch is greige. My kitchen is a mixture of medium brown ‘wood’ and greige countertop and a few doors, and the accessories throughout are in shades of greyish blue.

Hello 👋 I don’t have an open concept home, but it almost feels a little like it because I have very large entrances to each room so everything has to flow. I have a large living room, but not the ceiling height for a chandelier moment, and I definitely needed a light fixture that was large, I found a round light fixture flush mount with a chandelier-esk vibe it still wasn’t as large as I’d like it to be so I custom made a decorative large medallion for it and I am loving it! Your videos are the best! Thank you 😊

Loved your video, as always!! Have open concept and my only option in my living room for lamps is in the middle but all plugs are against the wall. Do I have any other options than to cut into the flooring to install outlets?
