Ultimately, it's just hard to beat European tilt-turn windows when it comes to performance in luxury homebuilding!

Should something happen and a pane on one of these windows is broken, how difficult for a local glazer to replace the pane on this type of unit?

Interesting that you are "bucking the system" in regards to the air sealing. So is the Zip tape bridging the rough opening gap? Is there a flange and if so, is it integral to the frame or a separate add on? Do you know if there is a European style tilt/turn window with an integra flange? I don't disagree with your decision to push your air sealing to the WRB. Much easier to do and very much easier to inspect that you didn't miss a spot as is the case with relying on expansion foam. The only thing that gives me pause is the zip tape bridging over the air gap. A nice integral flange sealed with a liberal amount of caulk would be ideal IMO.

Great question… so no, these windows don’t have a sheathing/ integrated nailing flange. And yes the tape is bridging the gap without structure across it. I hear your concern but like w it many things in construction there isn’t a perfect answer and decisions have their pros and cons. It’s a balance of performance(both air and not importantly durability) and also cost.

Note that another thing we did is that the bottom tape type isn’t the common up tape however it’s the vapor open tape as an additional step of potential drying path

Yes, i currently own a prefab kit from Lithuania shipped in and assembled on site. Love the high quality materials, including both european windows and doors.
Only concern is with maintenance and/or repairs. Hard to find local support and it will be more expensive than local brands.

@@goodwinluxuryhomes making copies of the front/back door keys is a challenge as the key blanks and the locksmith keying equipment are different in Europe.
Also, my interior bedroom doors don't have privacy locks. The spindle size on the interior door locks for the throw bolt are tiny like 0.2 mm. Cannot locate a spindle provider in the US for those.

The problem with the European windows is the glazing still leaks. In 7 or 8 years that window is going to have a foggy haze between the pains, especially in Atlanta.

@@jackjmaheriii Making glass bags is very simple, it is not a high-tech process.
Between the glass along the perimeter there is an aluminum profile, which is recessed by 1/6 inch and this place is filled with glass sealant.
in cold climates we make it from 3 glasses (it turns out 2 chambers) and this saves heat very well.
Do you really have windows with only one glass and in the north?

You don’t even need special fittings for manufacturing, and wooden windows are easy to make; your carpenters could do it very quickly. Until 2000, everything was made from ordinary pine, until the fashion for plastic windows began.

The weakiest point about European windows is the way thy are installed and how they need to be made air and water tight around the frame.
Installation is often still done with metal brackets which are actually cold bridges. Plus these brackets will hinder you when making the frame air and water tight all around (against the window opening in the wall).
An alternative for these metal brackets are special "window frame screws" but you still need to make everything air and water tight around the frame.

    • @goodwinluxuryhomes

While yes the clip systems or screws are done very differently than the us new construction flanges but all the same issues still exist no matter the mounting type. Still a challenge to air seal

I get the performance argument, but I’ve used American windows for years and they are just as airtight in my opinion. Maybe it comes down to the install itself??

    • @goodwinluxuryhomes
      @goodwinluxuryhomes  หลายเดือนก่อน +2

So under no pressure your probably not wrong. Where these Euro windows shine is when there is pressure applied(ie wind etc) where the seal on most American made double hinges would open up. American made casements are better in this department but still not as good.

The fun part about construction as that 99% of the time the norms of the area and availability of materials dictates how things are built. There is nothing wrong per se with wood construction homes. It’s very strong when done right and much more sustainable than building in most other manners
