Sir, i am from Shikaripura,Karnataka, its a Taluk place and we have a commercial property in prime location and currently Axis bank is running from past 8 years and next year 2025 March agreement is going to end and i am intrested to open Bata showroom outlet there , the rent we are getting as of now is 30k and it may be revised upto current market and it will be around 50 to 60k for next 9 years with 10% increment on every 3 years . Shikaripura is having population of 50k to 60k in town and total population of around 300k including all villages. My question is , is it good to take risk and open Bata franchise by investing 50 lakhs or shall i continue with Rent to bank for next 9 years ?
