DDA का फ्लैट है मेरा रोहिणी में सेक्टर 34 में। 2014 में लिया था 1550000 का लिखा पड़ी, फ्री होल्ड कराकर,जेब् गर्म करके 20 लाख का पड़ा। आज उस फ्लैट की कीमत 10 -11 लाख है। फ्लैट बहुत छोटे है , water supply line इतनी खराब है कि जल निगम अपने under ले ही नही रहा। हर महीने पानी का बिल आता है,जबकि पानी फ्री है दिल्ली में।आने जाने की कोई कनेक्टिविटी नही है,मोबाइल नेटवर्क आता नही है।वही बचे हुए फ्लैट है। 90%फ्लैट खाली पड़े है। 10 फ्लैटों के विंग मे 1 फ्लैट में भी बमुश्किल सेकोई रह रहा है। किरायेदार भी मुश्किल से आते है। नुकसान ही नुकसान है लेने में।

My questions are given below, please tell. 1. What does first come first serve mean in DDA? It is like IRCTC, the one who books the ticket first will get it. As soon as the registration opens, if I register first then I will get it or there will be a draw. How does first come first serve work in DDA? 2. After registration, do I have to pay the booking amount? What will happen if I am not financed and can I transfer the property to someone in my family in whose name I can get a loan, once it is allotted? 3. What are sample flats and are they shown in the same area where we book or somewhere else? Are these the same ones that we get? And when DDA gives us a flat, does it give it after completing all the work or does it leave some pending. If something is pending then how is it completed. 4. If the flat is worth 15 lakhs then is the registration and booking amount included in it or is it separate and does DDA provide electricity, water and gas connections. 5. Is house tax or any other tax levied on the property for the rest of its life or do we not have to pay any tax after purchasing the property. 6. Does DDA have any responsibility after selling the house or everything ends once the property is handed over. 7. If 1 lakh people have registered then how will it be known that it is first come first served, how will I be able to book it and does first come first serve work in registration or in booking and why does DDA not do only as many registrations in registration as there are flats. Why does he take Rs 2500 from lakhs of people who get themselves registered? I hope you will solve all my doubts.
The same flats have been consequently coming up for the past 5 years at either the same price or meager increase because no one is buying them. Some people even after paying non refundable booking amount of 50k don't take the flat because it's so unsuitable. Small flats, poorly developed society with very less open spaces and common areas, poor fittings in the already cramped house, electricity and water issues and last but not the least it's so far away from the main area of the place mentioned that it almost is isolated. For eg if the locality mentioned is Narela, actual Narela is maybe 5 to 7 kms away and the DDA society is all alone in the middle of nowhere or in the middle of jhuggi areas. If people buy so far away from the city they expect atleast a spacious flat. That is the norm, farther the project is the larger the flat shoud be. But DDA is selling shoebox size flats so far away from Delhi that to in poor infrastructure development projects. No wonder that people are not buying them. EWS flat at 12 lakh in Narela from DDA is of the same size or smaller than what 12 lakh will get you in areas like Pitampura, jahangir puri and even jamia nagar or Burari. All these are within delhi with good schools, healthcare etc nearby. Why will people choose DDA then?

It is not a cheap flat but very expensive. More than one crore of a flat cost is not a small amount. Only a businessman can purchase it.
