  • Major League Live Water Ranch for sale in the Texas Hill Country. Johnson Creek Ranch is located just outside of Kerrville and is less then 1.5 hrs from San Antonio. This ranch has over 3,500 ft of frontage along Johnson Creek. This is one of the strongest and cleanest creeks in Texas. The water clarity is amazing and the beauty is unmatched. Johnson Creek remains mostly accessible for a long stretch and as it moves downstream over the falls, it lays beneath a towering limestone bluff that the creek has carved out over time. The waterfall on this ranch is like none we've seen. Truly a one of a kind that spans the entire width of Johnson Creek. Ownership of the creek is on one side. There is only one neighbor on the other side of the creek and the flood plain is mostly on that neighbor's side. This should prevent any construction near the creek on that side helping to preserve the privacy for the owner of Johnson Creek Ranch. The neighbors across the creek (to this point in time) very rarely visit their ranch.
    Water:
    Over 3,500 ft of Johnson Creek Frontage. This stretch of Johnson Creek sits below Fessenden Branch which is a VERY strong spring fed creek that converges with Johnson Creek just up stream near the Texas Parks and Wildlife Fish Hatchery. Johnson Creek is a year round water source and a major contributor to the Guadalupe River.     Improvements:
    Main Home is 2011 sqft with 3 beds and 2 baths. It makes a great hunters camp or guest home. This home was remodeled in 2012. A new metal building / workshop was completede in 2019.
    Land:
    Johnson Creek Ranch is located in the North Central part of Kerr County. It is a combination of the traditional Hill Country topography and some of the rolling grasslands covered with oaks. The ranch has been high fenced in to 3 pastures with the lower portion along the creek not being completely fenced. Pasture sizes are 715± ac, 490± ac and 95± ac. The 490 acre portion has mostly good fencing with some areas that may have washed out. The 715± acres has good fencing all the way around. The 95 acre section is used for soft release of whitetail. There is another high fenced pen in the 810 acre section for releasing exotics.
    Wells:
    There are two trinity wells on the ranch. One near the headquarters which produces 15 gallons per minute and is drilled to 600'. The new well up top near the back of the ranch is 730' deep and produces 10 gallons per min on a generator.
    Minerals:
    Mineral ownership is believed to be 100%. Conveyance of all owned mineral rights is negotiable.
    Wildlife:
    There is currently a vast array of exotic animals on the ranch. Most of these exotics are owned by another entity, but could be negotiated into the transaction easily. Please request an updated list of all animals and we will provide with a current estimate. Native whitetail and turkey are plentiful on the ranch. Blinds and feeders will all convey.

    Nice "Dry As A Bone" disclaimer... The Texas Hill Country is drying up folks, that's the reason for all the ranch sales. The Guadalupe River south of FM 311 at Rebecca Creek is no longer a river, it is not even a creek, there is no water. Inflow to Canyon Lake is ZERO....Buyer Beware...

      This property is no longer for sale, but either way, you should take a drive out there and see Johnson Creek for yourself. You might just be surprised! Johnson Creek is one of the strongest and cleanest creeks in the state.

      @@RealtyGroup-sh8di So the Texas Hill Country creeks and rivers are now flowing with water. I was just up in Kerrville, across to Boerne and then to New Braunfels and I sure don't recall any creeks flowing and the Guadalupe had stagnant water pockets or was dry. Only part of the Guadalupe river with lightly flowing water was south of Canyon Dam and that is due to the Corps of Engineers and the lake. (*all creeks and rivers in Texas are subject to fluctuating levels of flow and can go underground or even become dry at times based on rainfall and other conditions.       @@rvasquez8057 We’re talking specifically about one creek. Johnson Creek. The Hill Country is covered with dry creeks and rivers right now. I don’t think anyone would argue that. We hate to see how dry it is. Like most Texans, we’re praying for rain.

      @@terryfonz4603 Creek can turn into fish farm without need of air pump or water bill. It serves the same function as grassland for cattle farm.
