    I would be very disappointed if Disney blows the Toy Story Lot land on a shopping center instead of a third gate, when GardenWalk is right there prime for retail redevelopment!

    These videos give me real hope for the Disneyland Forward project as a whole so we thank you for all that you do David. I will also note how great it will be to finally get some of those good old fashioned bird’s eye views of the construction progress from Pixar Pals/Mickey & Friends parking structure as we did back when SWGE was being developed/constructed. That view at the end was a wonderful reminder of that exciting time for us fans.

    Great video, but I believe that the first thing that they will do is build the Parking Structure on the east side, behind the hotels on Harbor Boulevard. They can't build anything on the parking lots until the have a replacement for all those cars to park.

    In the final Disneyland Forward proposal, Toy Story was quietly designated as "Theme Park East". I belive it was multi use before that.

    I stay at Kings Inn Anaheim right by the GardenWalk. I love being able to walk to the Gardenwalk and eat at Johnny Rockets or the Cheesecake factory, or purchase Starbucks for my wife. There's usually no one there, so the restraunts really cater to you and it's always quick.

    I always park at the Garden Walk parking structure but I’ve NEVER EVER been into the actual place 😂 Always just stop by to walk to Disneyland for lunch or something when I have a reservation.

    22:00 the parking beyond the berm is parking/ water retention pond with all that blacktop the water can’t rush out all together so that parking area has the ability to flood and release water in a controlled manner… pretty cool!

    Replacing the convention center with a parking lot is losing a huge revenue source. So I think the “Disney Springs” Toy Story lot space is the replacement hotel and convention center. This is a great video. Such fun to speculate and validate! Thanks for the footwork!

    It will be interesting to see what Disney says at D23 if anything at all. If they're in the mindset to get avatar fully built and open by the time the 2028 summer Olympics come to LA then they would have to start building it starting next year. But who knows. I enjoyed this entire video.

    Great vid. Re-themed/covered Disneyland drive will connect the north and south areas bypassing Downtown Disney all-together. Toy Story definitely will be 'themed' resort hotels--last chance for Disney to do this in 'urban' Orange County. How 'bout a high capacity skyway
    to move guests between Toy Story & Disney 'proper'.
    Eastern Gateway will have a walking path and a high capacity people-mover between parking and bag-check.

    Something purely aesthetic I would love to see from Disneyland Forward would be the undergrounding of the high-voltage power lines that run right in front of California Adventure and around the perimeter of the Simba Lot. Undergrounding those lines would be extremely expensive but would substantially improve the look in this area (and the view from Paradise Pier), and would increase the amount of buildable land in the Simba Lot.

      @@sierramist3249 Fires are not an issue in this area due to it being urban and meticulously landscaped. But undergrounding the lines would solve a number of issues including the potential ability to extend the monorail down to the Toy Story Lot for a 3rd park, or Disney Springs-type development, and access to the southern part of Disneyland Forward, etc. Also expanding the footprint/backstage developable area for DCA and DCA-DLF areas.

    The space in front of the hotel, by the convention center at 18:00, Iit looks like it could be a walk way space, similar to the space they have between the hotel and pool space. Maybe even a small pond of some sort? I'm excited for all this!

    300 feet is the set back, for residential area zones on Disneyproperty.
    Use the new Disneyland Hotel tower as a guide to see an example of the set back. (not the step up part, but the tower).
    The GardenWalk is zoned for Vacation Club use

    Put the parking structure above ground and the convention center under the parking lot. By the time this all starts we are going to have atleast one if not two more Avatar movies so it could fill a whole land with many parts of avatar.

    I do think that the Disney Springs-esque idea for the Toy Story parking lot doesn't necessitate squandering it forever as a 3rd gate opportunity. The truth is we don't really need a 3rd gate right now, DCA isn't 100% maxed out yet, the transportation hub moving would open an additional opportunity for it, and we're looking at another 4-6 lands between the two parks in that side of this project alone. That's not that far off than the total amount of expansion we've had since DCA opened (which debuted with only 4 lands itself, although that was a mistake). They have enough space for enough new ideas to continue to drive park traffic without even needing to tap it yet. Although, they could generate a lot of retail income and the resort is desperately in need of more Disney hotels, so that's a pretty good temporary use.
    They can easily spend the next few decades using the Toy Story lot as a retail/hotel district and then modify that for theme park use once they've actually run out of space, particularly for a 40 year vision. By the time we're even halfway through that timeline, it wouldn't exactly be absurd of them to close the existing spaces given they'd have lived a significant life already. We watched them close a solid portion of Downtown Disney for a hotel project less than 20 years after the area opened.
    At that point, they could even revisit the Garden Walk as a purchase option, or look into purchasing more land in the surrounding area to remove buffer concerns (notably the adjacent hotels that do occupy significant space on some sides of it), or they could just go ahead and create a smaller park akin to what we're seeing Universal do in Texas. Nothing they're proposing in the concept art (except maybe the lake) would be particularly difficult to tear down and revisit down the line, and as David pointed out, they don't even seem to be using all of the space even with the buffer concerns.

    If we're talking about a 30-40 year plan, who's to say they can't move Downtown Disney to the Toy Story parking lot, and remake the current Downtown Disney space into theme park? I feel like we need to look at the long-term plan instead of what we see today. In 20ish years, the "new" Downtown Disney is going to start looking outdated and moving to a new hotel/shopping area might be attractive. And, since they already have the parking and transportation from the Toy Story lot, I could see that being developed down the road and in the meantime absorbing the other parking lots (except the DL Hotel lot) until the Eastern Gateway is completed. I love speculating on what might come next, and hope I live long enough to see it! Thanks for the very thoughtful and thorough video!

    Dang simba lot is so massive. Incredicoaster looks so tiny from out there. Even pixar place hotel looks small. Despite the size of the towers, foreground trees and structures would do a lot to hide them. Already impressed by how much a wall of treesout there can completely hide this stuff. They coukd fit pandora, peter pan or a moana volcano or both, coco and encanto, and still have room left over. Will make dca feel absolutely massive. Would love pandora in the southeast corner of simba so it isnt too far away from the park. And disneylands expansion being 26 acres... wow. If galaxys edge is 14 qnd that land is pretty much understood to be too large for one ip, im imagining 5 acres for some lands, 10 for the largest of them, so 3 to 5 lands.
    As for that sort of blended dtd slash theme park space in the center, i imagine disney would just take a page from fantasy springs and have those floral rockwork facades and fountains. They blend well with dca/grizzly peak, and they blend well with the ip/fantasyland/disneyland stuff. Just a very expensive and beautiful way to do disney resort grounds, at a resort that has typically kept things modern outside of the theme park gates.
    Final and less important thought, i hope disney saves all the trees in the parking lots to reuse in the lands. They are huge!

    My dream is to see Disneyland Drive submerged for the full length from Magic Way down to Katella then be capped like some cities do over freeways to create urban park space.
    There could still be ramps for traffic to go back above ground for current parking lots.
    However, to pull a page from Walts version of EPCOT, all parking would be underground for the hotels. The Grand Californian has underground parking under the DVC wing.

    For me GardenWalk is a parking lot for when I want to go to the parks for a few hours. I have maybe been to the shops there once.

    For a third gate, which may be needed for marketing to long-distance visitors that they need to come for longer visits, a solution to the noise setback (and any sightline) issues at Toy Story lot would be to build an indoor, multi-level theme park. They can achieve greater density of entertainment (more square footage of fun per acre of land available). I overlaid Mall of America onto the Toy Story lot and it fits. Mall of America has over 40 million visitors per year. Since those visits are probably 3-4 hours average and a theme park visit is probably average of 10-12 hours, that means you could maybe accommodate up to 8-10 million visitors (DCA gets about 9 million visitors annually) depending on how it's designed.
    One benefit of an indoor theme park is it allows for less permanent scenic theming (foam and polyurethane rock work rather than concrete for mountains, for example) which can be changed less expensively over time as popularity of IPs change. (Look at the challenge in changing the rock work of Splash Mountain, imagine if that was interior-grade scenic materials?).
    Another benefit is differentiation from Disneyland and California Adventure. With the way Disney's parks struggle to adhere to an intended theme (movie parks, animal parks, Epcot, castle parks...all have similar IPs and attractions), a regular third gate would likely be too similar to DL and DCA. An indoor park would be an entirely unique offering, including a climate- and light-controlled space.
    A mostly indoor theme park could be built like a donut with an open area hub (like inside a volcano) in the middle like Fantasy Springs with rock work, landscaping, a lake and waterfalls, so when you traverse the park you can cut through the hub across multi-level bridges and have some outdoor exposure if you want. This hub could be location for nighttime show with views all around.
    A Skyliner system could take you from this park to other parks, and like Hogwarts Express it could be done creatively. For example, you could board an Avengers flying vehicle and fly to Avengers Campus, with the interior of the gondola having screens simulating flying through space. A second parallel line could go to Tomorrowland at DL.

    As much as I am excited about Disneylands expansion, I am on the fence about the proposed concept art for it. Financially it makes more sense to use the Toy Story lot as a third gate. Expanding to a third gate and the ability to charge for that as well as enticing guest to stay longer and spend more money beats higher prices for two parks. I just don’t think it makes sense to turn that lot to be a shopping and hotel space. Disney will not get this opportunity again and to squander it with adding to existing parks and expand shopping and hotels in a larger space just doesn’t work. I hope that the concept art was just to sell the idea but an entirely different plan is in the works.

    Shopping malls are shuttering all over America. Why would anyone build a new one? You would need a bag check and escalator up to the bridge on harbor blvd. why isn’t that possible? As for getting to third gate, how about a skyway, like in DW.

    They'll have four gates I think.
    They will do some buildings that will act as sound barriers to not lose the space.
    Downtown disney is moving to to Toy Story lot. It will also be a hotel location for Disney near the shopping with some interactive hotel experiences.

    I think a Polynesian themed land would be awesome and could transition quite well into avatar potentially. It would be so cool to get LILO and Stich attractions as well as Moana.

    I think the first announcements for Disneyland Forward at this upcoming D23 will be:
    1. Eastern Gateway - The old hotel property is ~30’ wide. It's about the same width as the walkway from Pixar and Mickey & Friends parking structures to Downtown Disney. If the walkway over Harbor Blvd is developed like a two-story building, with an entrance to it below the walkway to the parks. I could see how the businesses may not be offended by it. The estimated time frame is 2028.
    2. Avenger’s E-Ticket - The parking lot that resides behind the facade of the Avenger’s HQ and Radiators is 2.67 Acres or over 115k sq ft. That is with egress to allow vehicles behind Luigi’s and next to the tram depot. The entrance would be next to the Avengers store. For Reference, the show building for Runaway is 1.91 Acres or over 83k sq ft; about 72% of the size of the parking lot behind Avengers HQ. The estimated time frame is 2029.
    3. The official announcement of Disneyland Forward and the confirmation that Avatar will be the first major land to be built and opened in the expansion plots. The estimated time frame is 2032-34. Can’t start building any of this until the Eastern Gateway parking structures are completed.
    I do not see the replacement of the Hollywood Backlot being announced until the Gateway Project is completed. When they redo that area, with an expansion into the old transportation area. I can see a rework of Hollywood Blvd having a singular entrance where the stage is. Close the two other entrances to make a transition area to a themed land.
    I also can see a renovation to Indy happening a year or two after the retheme of Dinosaur in Animal Kingdom.

    @3:19 concept art shows two show buildings with a connector between the show buildings. there is walkway for guest access to DCA to the east over Disneyland Dr between the two buildings.
    @12:49 the Downtown Disney Monorail Station is not shown?
    @26:24 looks like a new mega parking structure on the eastern side of the Katella cast member lot.

    Fantasy Springs is a fascinating addition to these speculations. It is about 15 acres (not counting the new hotel), and it is a kind of "uber land" that encompasses three small lands in about the same space as Galaxy's Edge. The three IPs in FS are close enough in tone that they don't need huge thematic transitions between them. Looks like a design success to me.
    While Avatar would need to be its own separated thing, perhaps there are other IP's that could flow together with smaller footprints like at Fantasy Springs.

    Great video! Some thoughts: 1. Crossing Disneyland Drive - instead of thinking of it as a long walk over a bridge, think of building a very wide bridge deck and then maximizing the use of all that "free" acreage. Those crossings won't feel like crossings at all - they will feel like key sections of lands loaded with F+B, retail, landscaping, etc. 2. Toy Story - to be a bit critical, WDW has been hijacked by timeshare development. I have to wonder if the entire Toy Story area is being given over to DVC and other fast ROI development schemes? Alternatively, do you think SoCal has any need for a waterpark? That would require only a smaller plot. Maybe it could be some combo of timeshare developments anchored with a water park and F+B/retail?

    I often stay at The Holiday Inn on the backside of Mickey and Friends parking. So I walk up Magic Way to go into to the resort and I can attest there is hardly ever traffic on Magic Way. If there is it is Disney Hotel Guests or Yard Crew with a cop and a maintenance vehicle just parked in the middle of the street.

    Just a thought if you build a hotel at toy story. You can slowly turn old hotels to park space. Then enlarge your new hotels.

    Just an option for "connecting DCA to New Land" cars should be put in a tunnel so that the pedestrian flow is uninterrupted. They could put shops on the "bridge" to keep the majic feeling consistent.

      They should lower Disneyland Drive a side at a time and do as you say, so Disneyland resort guests do you feel like they are crossing the street, much like how Disneyland Drive already lowers for guests walking along Downtown Disney.
